Lake Dewberry RV Resort

85 Tate Rd, Victoria, TX 77904, USA

4.0
We would like to start by giving the reader some insight on our camping experience. We have been camping for approximately 30 years. We have camped in tents, travel trailers and now fifth wheels.Pros: The owners are very nice people. The RV Park is very close to much of the shopping in Victoria, TX. The laundry room is large and is free to the campers. The laundry room contains 12 washers and 12 dryers. The bathrooms were clean and roomy. This campground has minimal road noise from the nearby highway.Cons: The entrance into the RV park can only be made from one direction. If there are any parked cars at the office area, it could be difficult to maneuver over a culvert in which you could possibly bottom out your RV (we have witnessed a Class A bottom out on the way into the RV park). The roads are extremely tight (12 feet wide) with extremely tight corners. The corners are undersized and there are object in turning radius. The owner does not understand this due to the fact that while we were there for a month, he was adding additional objects in the path of the turning radius. There is a speed bump after row 8 in which you could possibly catch your landing gear or the bottom side of your Class A. The RV pad on the site is only 12 feet wide and approximately 60 feet long. If you have a larger RV, your vehicle WILL NOT fit on the site. The park’s recommendation park on a open site next to your site. This will not work once the RV park fills to capacity. We feel any RV over 34 Feet will struggle in this RV park when it comes to maneuvering. Our site was not prepped on arrival. There were piles of dirt and sod left on our grassy area and 90% of the RV park had these corners dug up. Although the park is paved with concrete, when it rains drainage is not existent in the roads causing significant puddles (ie duck ponds, bird baths). The “lake and beach area” is nothing more than a retention pond for the bordering neighborhood and the RV park. It is dark and murky, not pristine water. It appears that there were multiple construction projects going on during our stay, at which point, not one project was completed before our departure. The RV park approves leaving tools and construction materials haphazardly scattered throughout the park. First, you can not tell who is staff and who is just camping. There are no identifiable clothing indicating who the staff is. We found out that the RV Park is renting used RV’s to the RV Park questionable staff member. These units are not up to RVIA standards. Water Pressure is low and we did not utilize their internet. The exit out of the park is worse than the entrance. Our setup is 60+ feet long when connected and it took us 3 maneuvers to get out. The exit also sits on a blind curve and a nice deep ditch on the opposite side of the road. The gate did not work in the month we stayed in the RV Park. Situational awareness at dusk is mandatory. There are very few people outside. Currently, the park is utilized by more day workers than RV’ers. There is no picnic tables supplied at the sites and the if want a sitting area it will have to be on the grassy areas which are full of ants. Grill setup is limited based on size of the site and afternoon winds. We will not return to this RV Park - - EVER. - Shirley Daugherty

Lake Dewberry RV Resort Introduce

Looking for "RV parks near me" in the Victoria, Texas area? Consider the newly developed Lake Dewberry RV Resort, located on the north side of Victoria at 85 Tate Rd, Victoria, TX 77904, USA. Established in early 2024 and family-owned and operated, Lake Dewberry RV Resort offers a range of amenities and a convenient location close to shopping. However, prospective guests should be aware of certain limitations and ongoing development aspects based on recent visitor experiences.

The environment at Lake Dewberry RV Resort is presented as a new development with 214 pull-thru RV sites. All sites are described as being the same size, facing a northerly direction with full sun, and featuring concrete pads with adjacent grass areas. The park notes minimal road noise from the nearby highway, which can be a significant advantage for those seeking a quieter stay. The provision of free, high-end, and efficient laundry facilities with 12 washers and 12 dryers is a notable perk appreciated by campers. Additionally, the bathrooms are reported to be clean and roomy, contributing to a comfortable experience.

Lake Dewberry RV Resort offers a variety of services and amenities aimed at enhancing the guest experience. Upon arrival, check-in occurs at the office where guests receive a park map and essential information, including Wi-Fi credentials and access codes for facilities. A self-check-in kiosk is also mentioned on their website, though its operational status may vary. Key amenities include:

  • Free Laundry: As mentioned, with a substantial number of high-quality washers and dryers.
  • Community Clubhouse: Adjacent to the office, featuring two kitchens and tables, providing a communal space for guests.
  • Game Room: Located next to the clubhouse, offering a selection of indoor games.
  • Private Bathrooms/Showers: Five individual units, including two that are ADA compliant, offering privacy and accessibility.
  • Fitness Room: Equipped with a treadmill, stair stepper, free weights, and a Nautilus machine for guests looking to stay active.
  • Fishing Lake: Featuring two piers for fishing enthusiasts.
  • Seasonal Sand Beach: Note that this was not available during at least one visitor's stay.
  • Dog Park: Includes doggy bags for pet owners.
  • Pickleball Courts: Two courts for recreational enjoyment.
  • Outdoor Activities: Including a disc golf course, cornhole, four square, horseshoes, and tetherball.

The owners also have future amenity plans, suggesting ongoing development and potential enhancements to the resort over time. The Outlaw Family Fun Center, offering miniature golf and go-carts, is located within walking distance, providing an off-site entertainment option.

However, several features and potential drawbacks have been highlighted by recent visitors that local users should consider for an objective understanding of the park:

  • Entrance and Exit: The entrance allows access from only one direction, and parked cars near the office could make maneuvering difficult over a culvert, with at least one instance of an RV bottoming out reported. The exit is described as worse than the entrance, situated on a blind curve with a deep ditch on the opposite side, requiring multiple maneuvers for larger setups.
  • Roads and Site Sizes: Interior roads are noted as extremely tight (12 feet wide) with undersized and obstructed corners, potentially challenging for RVs over 34 feet. The RV pads are also only 12 feet wide and approximately 60 feet long, which may not accommodate larger RVs and require parking vehicles on adjacent sites, which could become problematic at full capacity. Some unevenness in the concrete roads has also been observed.
  • Site Conditions: One visitor reported their site was not prepped upon arrival, with piles of dirt and sod. Additionally, many sites had dug-up corners. There are no picnic tables or fire pits at the individual sites.
  • Drainage: Despite paved roads, significant puddling occurs during rain due to poor drainage.
  • Lake and Beach Area: The "lake and beach area" is described as a dark and murky retention pond for the bordering neighborhood and the RV park, not a pristine recreational water body.
  • Ongoing Construction: Multiple construction projects were reportedly underway during at least one month-long stay, with no projects completed by departure, and construction materials and tools were scattered throughout the park. Identifying staff was also difficult as they lacked identifiable clothing.
  • RV Rentals: The park is reportedly renting used RVs of questionable standards to park staff.
  • Utilities: Water pressure was reported as low, and internet usage was not tested by one reviewer. The entry and exit gates were non-functional for an extended period.
  • General Atmosphere: One reviewer noted that the park was primarily utilized by day workers rather than RVers, and there were very few people outside at dusk. Grassy areas for sitting were reported to have ant problems.
  • Dog Park: Concerns were raised about dogs not being leashed and a significant amount of dog excrement in the dog park, deterring its use by at least one visitor.

Currently, no specific promotional information or discounts are mentioned in the provided reviews or descriptions. Local users interested in Lake Dewberry RV Resort should contact them directly at (361) 431-3124 or +1 361-431-3124 to inquire about current rates, availability, and any special offers for daily, weekly, or monthly stays. Given the mixed feedback regarding the park's infrastructure and ongoing development, it would be prudent to ask about recent improvements and address any specific concerns related to site suitability for your RV size and any amenities that are particularly important to you.

In conclusion, Lake Dewberry RV Resort in Victoria, Texas, offers a new RV park option with appealing amenities such as free laundry, clean bathrooms, a clubhouse, game room, fitness room, fishing lake, and pickleball courts. Its proximity to shopping is also a plus. However, potential guests should carefully consider the reported limitations regarding entrance and exit, road and site dimensions, drainage issues, the nature of the lake and beach area, ongoing construction, and other concerns raised by recent visitors. While the owners and staff are described as helpful, and the park is noted for being quiet with pleasant guests, it is essential for local users to weigh these factors and directly communicate with the resort to determine if it meets their specific needs and expectations for an "RV park near me." Keeping an eye on future developments, as suggested by one reviewer, may also be beneficial.
