Lake Washington Beach Mobile Introduce
Lake Washington Beach Mobile, located at 11416 Rainier Ave S in Seattle, Washington, is listed under the category of "RV parks near me," suggesting it might offer spaces for recreational vehicles and potentially mobile home lots. To provide an objective introduction for local users, it is essential to consider the available feedback from residents and visitors to understand the environment, services, and features of this property.
Based on the limited reviews available online, there appear to be significant discrepancies in the experiences reported. One reviewer described their RV spot as "nice and quiet (besides the few big planes, not often)" and stated having "no complaints at all." They also noted the park's location in the heart of the city, which could be seen as a convenience for accessing urban amenities. This positive feedback suggests that some areas or aspects of the park might offer a satisfactory experience for certain individuals, particularly those in RVs who are not overly sensitive to occasional aircraft noise.
However, another review presents a starkly contrasting perspective, strongly advising potential residents to "DO NOT MOVE ON THIS PROPERTY!!!!" This feedback raises serious concerns about the overall quality of the park and its management. The reviewer stated that the property is not taken care of and described the current management company as "awful," alleging that they lie, are extremely unprofessional, and are run by a family with little experience in property management. These are severe accusations that should be carefully considered by anyone contemplating residing at Lake Washington Beach Mobile.
Further criticisms from the negative review include the condition of the laundry facilities and bathrooms, which are described as "no good," reportedly leading residents to seek these services elsewhere. This lack of functional and well-maintained essential facilities would undoubtedly be a significant inconvenience for residents, whether in mobile homes or RVs.
The negative reviewer also mentioned that the park is "pretty empty" and alleges that the management is asking for high prices ("thousands of dollars") despite the lack of direct water access, contradicting the park's name. They explicitly stated that residents do not have access to the water, as it is roped off, and this is even mentioned as "no access" in the lease agreement. This discrepancy between the name and the actual lack of water access is described as "very strange" by another reviewer and is a crucial point for potential residents to be aware of, especially if proximity to or access to Lake Washington was a deciding factor based on the park's name.
The strong negative review concludes with a serious warning, stating, "They don't care about your children. Unless you want a slum lord!!!!" This is a grave accusation regarding the management's attitude towards residents and the overall living conditions, suggesting a potentially unsafe or neglectful environment, particularly for families with children. Such a statement should not be taken lightly and warrants careful consideration and further investigation by anyone interested in this property.
The second reviewer who found the RV spot "nice and quiet" also corroborated the lack of water access, stating, "...dont come here thinking you can get to the water, lol ......they rope all water access off and say no access (even says no in the lease) .....found that was very strange......we could not launch our kayak from the rv park." This confirms that despite the name "Lake Washington Beach Mobile," direct access to the lake is prohibited for residents.
Given the significant negative feedback regarding the property's upkeep, management professionalism, condition of facilities, and the misleading name concerning water access, potential local users searching for "RV parks near me" should exercise extreme caution when considering Lake Washington Beach Mobile. While one reviewer reported a relatively positive experience with a quiet RV spot, the overwhelming concerns raised in the other review cannot be ignored.
It is important to note that the provided information is based solely on the limited reviews available. There is no information regarding specific amenities, services, or the overall environment beyond what has been mentioned by these two reviewers. Typically, mobile home and RV parks offer essential utilities such as water, sewer, and electrical hookups. Some may also provide laundry facilities, communal spaces, or other amenities. However, based on the negative review, the laundry facilities at Lake Washington Beach Mobile are reportedly in poor condition.
The location on Rainier Ave S in Seattle places the park within the city, potentially offering convenient access to urban amenities. However, the negative review suggests that the internal environment and management practices may significantly detract from any locational advantages. The discrepancy regarding water access despite the name is also a major drawback for a property seemingly implying lakeside benefits.
There is no promotional information available in the provided data. Instead, the strong negative review serves as a significant warning against considering this property. Potential users are strongly advised to seek alternative "RV parks near me" and mobile home communities in the Seattle area and to thoroughly investigate any property before making a decision to reside there.
In conclusion, while one reviewer found a quiet RV spot at Lake Washington Beach Mobile, the other review paints a concerning picture of poor property maintenance, unprofessional management, unusable facilities, and a misleading lack of water access. The strong warning against moving to this property, especially for families with children, should be taken very seriously. Local users searching for "RV parks near me" are advised to proceed with extreme caution and consider other options before considering Lake Washington Beach Mobile.

If I could give them no stars I would. The property is not taken care of. The current management company is awful. They lie are extremely unprofessional and is run by a family who has little experience in property management. They laundry facilities and bathrooms are no good so everyone goes elsewhere to use the laundry. It us pretty empty here because they want thousands of dollars as if you have access to the water and you don't. DO NOT MOVE ON THIS PROPERTY!!!! They don't care about your children. Unless you want a slum lord!!!!

Mar 22, 2021 · matteo bridgesI miss the previous owner(RIP). He cared about and took pride in helping people an am grateful for what he did for my friends, mother and myself by offering what once was the best place to live in S. Seattle. Because there were docks you could moor and launch a boat at your leisure. Rent was $335-$375 water and garbage included from the time I moved in until the new owner bought it. The 2nd Star in the rating is for how it used to be...Ill update my review with some great photos of when LWBMHP was the best.
Oct 23, 2022 · John GriffinManagement here is shady, charging late fees on rent paid three days before the first. They only care about the money. the amenities consist of a moldy laundry room, no Wi-Fi, and a dock that looks like a lawsuit waiting to happen.
Feb 09, 2019 · Tyler SchondelmaierThe residents are all nice. Lake view is great. New management is absolutely ridiculous on new rules that don't seem to apply to all residents. unfortunately, there are limited long term rv park rentals available. Options are limited at best.
