Sunnydale Mobile Home Park Introduce
Sunnydale Mobile Home Park, located at 375 Union Ave SE #122 in Renton, Washington, is a residential community that may offer spaces suitable for long-term RV stays, thus placing it within the consideration set for local users searching under the category of "RV parks near me." However, it is crucial to approach this park with a comprehensive understanding of the experiences shared by its residents, as the feedback available online presents a number of significant concerns regarding management, maintenance, and overall living conditions.
Several reviews from individuals claiming to be residents of Sunnydale Mobile Home Park paint a concerning picture of the community's current state. One long-term resident, who has lived there for nearly 25 years, describes a significant decline in the park's upkeep over time. They recall a period around 2003 when maintenance was well-managed but note a downturn following a change in ownership to "First commercial," which was accompanied by a substantial rent increase of $120 that negatively impacted many residents.
A recurring theme in the feedback is the issue of deferred maintenance. One reviewer, while acknowledging some very recent attempts to address this, states that there is still plenty of maintenance pending for over 30 years. A specific and significant example provided is the community pool, which has reportedly been closed for most of the summer for the past three years. The lack of a consistently operational pool can be a major disappointment for residents, especially during warmer months, and suggests a lack of timely repairs and upkeep of communal amenities.
More alarmingly, the long-term resident recounts multiple personal injury incidents due to hazardous conditions within the park that have allegedly not been addressed by management. They describe twisting and tearing a ligament in their ankle in September 2023 due to unrepaired stairs in the children's park, which lacked even caution tape. Subsequently, after Thanksgiving, they suffered a fall and injuries, including bruised elbows, a bruised breastplate, and a head injury, when stairs on a hill leading up from the park broke due to rot. These incidents raise serious concerns about the safety of the common areas within Sunnydale Mobile Home Park and the responsiveness of management to addressing potential hazards.
Further complaints from this long-term resident include a lack of regular grass maintenance in the "outback" of the park, contrasting with the seemingly superficial act of street sweeping. This suggests a prioritization of visible maintenance over less apparent but potentially more impactful upkeep of green spaces. The overall tone of this review conveys a deep sense of frustration and disappointment with the current state of the park, especially in comparison to its condition in the past.
Another point of concern raised by a different reviewer is the increasing cost of land rental, a common issue in mobile home parks where residents own their homes but lease the land beneath them. This reviewer advises against buying a home in such a situation, noting that rates tend to increase annually, likening the monthly land rental payment (stated as $1,000 in their general advice, not specifically the rate at Sunnydale) to "throwing away money." They also highlight a specific and arguably punitive fee of $50 just to deliver a notice, which could be an unexpected and unwelcome expense for residents.
Despite the numerous negative points, the long-term resident does mention one significant positive aspect: "But we do have very nice Neighbors around us all that's a plus." This suggests that while the management and maintenance of the park may be lacking, there is a sense of community and positive social interaction among the residents themselves, which can be an important factor in overall quality of life.
Considering the perspective of local users searching for "RV parks near me," Sunnydale Mobile Home Park presents a complex picture. While it is located in Renton, WA, and may have spaces suitable for RVs on a long-term basis (this is not explicitly stated but is a possibility given it's a mobile home park), the significant concerns raised by residents about management responsiveness, deferred maintenance, safety hazards, and increasing land rental costs are serious red flags. The repeated issues with the pool being closed, the unrepaired dangerous stairs, and the alleged lack of general upkeep suggest that the environment may not be conducive to a pleasant or safe living experience for RVers either.
Information regarding specific services and features typically offered at mobile home or RV parks is largely absent from the provided reviews. One might expect basic utilities such as water, sewer, and electrical hookups to be available at individual lots. However, the negative comments about the pool and general maintenance suggest that the reliability and quality of these services and amenities might be questionable. There is no mention of common areas, laundry facilities, or recreational spaces other than the problematic pool and children's park with damaged stairs.
Furthermore, there is no promotional information available to suggest any positive initiatives or improvements being offered by the management to attract new residents or RVers. The one reviewer who noted recent attempts to fix some deferred maintenance did so with a caveat, stating they would alter their rating if positive changes for residents continue. This implies that while there might be some efforts underway, the overall impact and consistency of these improvements are yet to be seen.
Given the substantial negative feedback concerning the upkeep and management of Sunnydale Mobile Home Park, local users searching for "RV parks near me" in Renton should proceed with extreme caution. The potential for rising land rental rates (if RV spots are rented in a similar manner), unexpected fees, and the documented issues with safety and maintenance suggest that there may be better options available in the area. The positive aspect of friendly neighbors is a plus but may not outweigh the significant concerns regarding the park's infrastructure and management.
Prospective residents or RVers are strongly advised to conduct thorough due diligence if they are still considering Sunnydale Mobile Home Park. This should include a physical visit to the property to assess its current condition firsthand, attempting to speak with current residents to gather a broader range of opinions (beyond the two available online), and inquiring directly with the management about their plans to address the reported maintenance issues and safety hazards. It would also be prudent to inquire about the terms of any land rental agreements for RV spots, including the frequency and potential magnitude of rate increases, as well as any additional fees.
In conclusion, while Sunnydale Mobile Home Park is located in Renton, WA, and might offer long-term RV spaces, the available resident reviews raise significant concerns about the park's management, maintenance, safety, and costs. Local users searching for "RV parks near me" should carefully weigh these negative points against the single positive mention of friendly neighbors and are strongly encouraged to seek further information and conduct a thorough personal inspection before making any commitment to reside at Sunnydale Mobile Home Park.

Sunnydale Mobile Home Park Reviews
A word of advice. Don't buy a home where you have to rent land, the rates go up every year and you're just throwing away $1,000 a month. This place now charges people $50 just to deliver a notice. Although very recently they have attempted to fix some deferred maintenance, there is still plenty of deferred maintenance pending for over 30 years, including the pool being closed most of the summer for the last 3 years. I'm willing to alter my rating if they make changes that are positive to residents.
Sep 09, 2024 · Clyde KlotzI moved here in this park back in the year of 2.003 The maintenance used to be well kept up. But when the First commercial took over everybody's rent rose by $120 after they took over which hurt a lot of people here including myself. Our park has just been going downhill so maybe it will look up hopefully this coming summer who knows. But why don't we all gather together and fix our park guys??. The maintenance here since the Other manager left hasn't been kept up maintenance here needs to be kept up better. I twisted AND tore the ligament in my left ankle back in September of 2023 over on the stairs in the kid's park the stairs have not yet been repaired or caution Tape. Then right after Thanksgiving, I was just walking. I turn to go up the stairs going up the hill the stairs seem to be all rotted out because they broke on me, I fell so hard down onto the staircase after the wood broke on me going up them. I bruised both of my bones in my elbows bruised my breast plate and hit the right side of my head mind you matter dam that hurt I've had several neck surgeries. Nobody keeps up the grass anymore in the outback in our park they sweep the street woopty doo. I have been living here almost 25 years crying out loudhad never been this bad. . But we do have very nice Neighbors around us all that's a plus.
Jan 21, 2024 · Rebecca Burton (Reb)I moved into Sunnydale a few months ago. The neighborhood is clean for the most part and all the people I have met are friendly. My daughter has made many friends. Holly in management is fantastic. She is kind, to the point and diligent at assessing any issues I've had. I had a small water main issue and she had it fixed within a day. Love to call this place home!
Jul 25, 2018 · Elizabeth ParsonsMgr is horrible, Mgr is only there maybe 24 hours a week, & does nothing around the park, They put up no parking or you will be towed, but they never follow through.. if she had her way she would close the pool. Never checks in anything..it’s too bad because it could be a nice place..
Jun 01, 2022 · Gwen HjelmaaI used to live here for many years. Now when I went back,it truly has gone down hill. When I moved there the park was well kept, with roses and nice kept shrubs and people didn't have bright green mobile homes. They sure do now
