Lake Worth Village Introduce
Welcome to Lake Worth Village, a mobile home park located in Lake Worth Beach, Florida, offering a community of manufactured homes. While our platform category is "RV parks near me," it's important to address the broader spectrum of residential options, including mobile home parks like Lake Worth Village, which provide long-term housing solutions. This introduction aims to provide local users with a detailed overview of Lake Worth Village based on recent and concerning customer reviews found online. It is crucial to note that the information presented here paints a negative picture of the sales and environmental aspects of this community, and prospective residents should carefully consider these points.
Environment and Ambiance:
Based on recent feedback, the environment of Lake Worth Village appears to be a significant area of concern. One prospective buyer who visited the community described it as "overcrowded" with "trash everywhere and cats running around - yuck!" This paints a picture of a potentially unkempt and unsanitary living environment, which could be a major deterrent for many individuals and families seeking a clean and pleasant place to reside. The presence of a large number of feral cats might also be a concern for hygiene and safety within the community.
These observations stand in stark contrast to what one might typically expect from a well-managed residential community. Overcrowding can lead to issues with parking, noise, and the overall quality of life. The presence of widespread trash suggests potential problems with waste management within the park, despite the positive feedback some RV parks receive regarding daily dumpster emptying. The issue of feral cats can also indicate a lack of effective animal control measures within the community.
The reviewer who physically visited the park noted these environmental issues as significant "red flags," leading them to reconsider their interest in purchasing a home there. This firsthand account provides a concerning perspective on the current state of the community's environment.
Sales Office and Management Issues:
The most alarming aspect highlighted in the reviews of Lake Worth Village is the abysmal experience reported with the sales office. One individual attempting to purchase a home with cash described the sales office as "the worst worst worst I’ve ever seen." This is strong and unequivocal negative feedback that warrants serious consideration by anyone interested in moving into this community.
Several critical issues were raised regarding the sales office's operations. The manager is reportedly "never at the office," and the door is "always locked during office hours," regardless of attempts to contact them via email, phone, or in-person visits. This lack of accessibility and availability of the management is a significant impediment for prospective buyers seeking information or trying to complete a purchase.
The reviewer attempting to buy a home cash stated that "no one is never available," indicating a complete lack of responsiveness from the sales team. Multiple inquiries over the course of a year about several mobile homes were met with the repeated excuse that the properties were "under contract." However, the reviewer observed that new mobile homes were listed as available online, yet the same previously inquired-about homes remained empty when they drove through the community. This discrepancy raises serious questions about the transparency and integrity of the sales process.
Even on the rare occasions when contact was made, the experience was far from satisfactory. The manager is described as "no help whatsoever" and reportedly does not return phone calls or emails. Another staff member in the office is described as uninformed, stating "she doesn’t know" when asked questions. In one instance, this staff member offered a home for sale at $155,000 but could not even provide the address of the property. These accounts paint a picture of a highly dysfunctional and unhelpful sales office.
The consistent inability to reach the sales office, the lack of information provided, and the discrepancies in the availability of homes for sale are all major concerns for anyone considering purchasing a property in Lake Worth Village. These issues suggest significant problems with the management and sales operations of the park.
Services and Amenities:
The provided reviews do not offer any information regarding the specific services and amenities available within Lake Worth Village. Typically, mobile home parks offer essential utilities such as water, sewer, and electricity hookups for each lot. They may also provide waste management services and maintain common infrastructure like roads. Some parks offer additional amenities such as laundry facilities, community centers, recreational areas, or on-site management offices that are accessible to residents. However, based on the negative feedback concerning management and the environment, the quality and accessibility of any potential amenities at Lake Worth Village are also questionable.
Prospective residents would need to seek information from sources other than these reviews to understand what services and amenities are officially offered by the park and to what standard they are maintained.
Features and Highlights:
Based on the overwhelmingly negative reviews, it is challenging to identify any positive features or highlights of Lake Worth Village. The issues with the sales office and the concerning environmental conditions described by a visitor far outweigh any potential positives that might exist but are not mentioned in these accounts.
The location in Lake Worth Beach, Florida, could be considered a potential highlight, as the area offers proximity to beaches, amenities, and the broader Palm Beach County. However, the negative aspects directly related to the park itself, as reported by those who have attempted to engage with it, overshadow any locational advantages.
Potential Considerations:
Prospective residents must take the negative feedback regarding the sales office and the environmental conditions at Lake Worth Village very seriously. The reported difficulties in contacting the management, the lack of transparency in property availability, and the unkempt appearance of the community are significant red flags.
Anyone considering purchasing a home in this park should conduct thorough due diligence, including multiple in-person visits at different times, speaking with current residents (if possible, outside of management influence), and potentially seeking independent inspections of any property they are considering.
The negative experiences reported by individuals attempting to buy property cash, which should typically be a straightforward process, are particularly concerning and suggest systemic issues within the sales and management structure of Lake Worth Village.
Promotional Information:
The provided reviews do not contain any promotional information for Lake Worth Village. Given the strong negative feedback regarding the sales process and the environment, it is unlikely that prospective buyers would be easily swayed by any standard promotional material without addressing the fundamental issues raised in these accounts.
Anyone interested in learning about potential promotions or incentives would need to contact the park directly, although based on the reviews, even reaching the sales office to inquire might be a significant challenge.
Location and Accessibility:
Lake Worth Village is located at 4041 Roberts Way 3 #3, Lake Worth Beach, FL 33463, USA. Lake Worth Beach is a city in Palm Beach County, Florida, known for its cultural scene, proximity to the coast, and various amenities. While the location itself might be appealing, the negative aspects of the mobile home park as described in the reviews raise serious concerns about the quality of living within this specific community, regardless of the surrounding area's attractions.
Why Consider Lake Worth Village?
Based on the available recent customer reviews, there appear to be very few compelling reasons to consider Lake Worth Village at this time, especially for individuals looking to purchase a home. The severe issues reported with the sales office, including inaccessibility of management and a lack of transparency, coupled with concerns about overcrowding, trash, and feral cats within the community, paint a highly unfavorable picture.
Prospective residents would need to have a very high tolerance for these conditions or have reason to believe that significant improvements have been made that are not reflected in these recent accounts. Even then, thorough personal investigation would be absolutely essential.
Recommendation:
Based on the overwhelmingly negative feedback regarding the sales office and the environmental conditions at Lake Worth Village, it is strongly recommended that prospective buyers exercise extreme caution. The reported difficulties in engaging with the sales process, the lack of professionalism, and the concerning living conditions described by a visitor are significant red flags. Anyone still considering this mobile home park should prioritize thorough personal investigation, including multiple visits, discussions with current residents (outside of management influence), and careful evaluation of the park's environment and management practices. The negative experiences reported suggest that there may be better options available for those seeking to purchase a mobile home in the Lake Worth Beach area. Proceed with extreme caution and consider alternative communities before making any commitments to Lake Worth Village.

Lake Worth Village Reviews
This sells office is the worst worst worst I’ve ever seen especially trying to buy a home cash .The manager is never at the office. The door is always locked during office hours doesn’t matter if you email call or visit in person. No one is never available. I have inquired multiple times throughout the year on few mobile homes. Their excuse is it’s under contract. This has been for a year already new mobile homes go on the websites that are available. The few times you get to speak with somebody it’s been months and the same mobile homes are empty. I have drove in by the community and they’re still empty, but their excuse is under contract. This is the worst sales office I have ever seen. The manager is no help whatsoever. Does not return phone calls emails The other lady that is in the office does not know anything you ask her question she says she doesn’t know she offered a home that is the only available for sale said the price was 155,000 I asked her for the address and she said she did not know which one. O Stars
May 05, 2025 · isabel slzrI have an "appointment" on Friday 4/21 (NOT the original time and date I picked) to look at a unit for purchase. I visited and drove around, looks overcrowded, trash everywhere and cats running around - yuck! So many red flags including these terrible reviews. They really don't answer the phone either. I've tried! No thanks! So glad I took my time researching. I'll take my cash to a condo purchase and save myself the headaches as described in the reviews.
Apr 18, 2023 · Withny VincentThis community is TERRIBLE at returning phones calls or scheduling appointments for potential future resident. On 2 separate occasions I tried to set up for showings with days going by without calls. After many phone calls, I finally reached sales department which set me up for my appointment. When I arrived for my showing time, then said they didn't have me on the schedule and would not make time to show me anything. I mentioned I had cash to pay for one of their homes. The agent said the home was sold already, yet it still sits advertised as available today.I tried for the second time and after days of calling, I reached somebody on to set up a showing but they informed me the house was not ready for that for a couple weeks and would call me when it was. Again, I told them I had cash in hand, As I feared no one called, so when that 2 week timeframe rolled around, I was told the place was sold. I told my cash else where and that I was actually treated with respect. This place should be ashamed of themselves for how they treat potential buyers, or the management company needs to do a serious overhaul of this place.
May 12, 2022 · Jessica TabalesWanted to buy a house in this alleged "community", so I had my realtor call for a walkthrough appointment. He called these unprofessional, irresponsible clods for a full week. Nobody cares enough to call him back. So I guess all the negative reviews here are here for a good reason! Don't be so lazy, folks! Will also be sending my review to the actual owners of the "community". Suggest everyone do the same.
Dec 22, 2021 · Spider BabyI would like to know when Lake Worth Village started to allowUsed Car Dealers in the neighborhood. Bad enough they keep adding rooms on to existing homes and then renting them out to who ever with out doing back ground checks. Not a great place to live or think about living.
