When evaluating a mobile home park, understanding the environment, the services provided, and the community features are key aspects. While specific details regarding amenities such as clubhouses, pools, or laundry facilities are not explicitly mentioned in the provided reviews, we can glean insights into the living experience from the feedback shared by residents.
Customer reviews offer a window into the day-to-day realities of living at Lemon Tree Mobile Home Park. One reviewer expressed significant dissatisfaction, citing several concerns. These included allegations of theft from carports by neighbors and unauthorized fruit picking from trees by individuals not residing in the park. The same reviewer also mentioned that residents are responsible for the upkeep of the trees and described the park manager's enforcement of rules and regulations as "very arbitrary." This individual strongly advised against living in the park unless one is interested in socializing with a group referred to as the "Social Club," implying a particular social dynamic within the community. This negative review paints a picture of potential issues related to security, community boundaries, maintenance responsibilities, and management style.
In contrast, another reviewer offered a more positive perspective, describing Lemon Tree Mobile Home Park as "a great place to live" with "friendly neighbors and management." This positive feedback suggests that some residents have a favorable experience within the community, highlighting positive social interactions and a good relationship with the management. However, this reviewer did mention a significant drawback: the park fee is "pretty high" and appears to increase annually. This is an important financial consideration for potential residents, as lot rental fees can constitute a significant portion of the overall cost of mobile home living.
The positive reviewer also noted that the park offers "fun monthly activities," which suggests that there are efforts to foster a sense of community and provide opportunities for social engagement among residents. Such activities can contribute positively to the overall living experience and create a more connected neighborhood atmosphere.
Considering the platform category 'RV parks near me,' it is important to clarify whether Lemon Tree Mobile Home Park accommodates recreational vehicles. Typically, mobile home parks are designed for long-term residency in manufactured homes, and while some may offer limited short-term RV spaces, it is not their primary function. Individuals specifically seeking RV parking options in the Vacaville area should likely explore facilities that explicitly market themselves as RV parks or campgrounds to ensure they meet their specific needs for hookups, amenities, and short-term stays.
For local users in Vacaville, CA, who are considering mobile home living, Lemon Tree Mobile Home Park presents a community with seemingly contrasting experiences among its residents. While one review highlights potential issues related to security, management consistency, and maintenance costs, another praises the friendly atmosphere and community activities but points out the high and increasing park fees. Prospective residents should weigh these differing perspectives carefully.
Given the mixed feedback, it is highly recommended that anyone considering moving to Lemon Tree Mobile Home Park conduct a thorough site visit. This would allow potential residents to assess the environment firsthand, observe the community dynamics, and evaluate the condition of the park. It would also be beneficial to speak with current residents (if possible) to gain a broader understanding of their experiences. Engaging directly with the management to discuss park rules, fees, maintenance responsibilities, and security measures is also crucial.
While specific promotional information is not provided in the given data, mobile home parks often emphasize aspects such as the sense of community, on-site management, proximity to local amenities (shopping, healthcare, recreational areas), and the affordability of mobile home living compared to traditional housing. Interested individuals should inquire directly with the park management about any current promotions or unique benefits of residing at Lemon Tree Mobile Home Park.
In conclusion, Lemon Tree Mobile Home Park in Vacaville, CA, offers a mobile home living option with a range of experiences reported by its residents. While some appreciate the friendly neighbors, management, and community activities, others have raised concerns regarding security, management practices, and high park fees. Potential residents should carefully consider these points and conduct their own due diligence, including a visit to the park and direct communication with the management, to determine if Lemon Tree Mobile Home Park aligns with their individual needs and preferences. For those specifically searching for 'RV parks near me,' it is advisable to confirm with the park management whether RVs are accommodated or to explore dedicated RV park facilities in the Vacaville vicinity.

Lemon Tree Mobile Home Park Reviews
There would not be 1 star...Neighbors steel things from carports. People that don't live here pick fruit from trees without permission. Residents have to pay for the up keep of the trees. Manager is very arbitrary about rules & regulations. It is not a place you want to live unless you want to get drunk with the "Social Club". If I only Knew.
Apr 23, 2025 · Jennifer TraynorIt’s a great place to live. Friendly neighbors and management. The park fee is pretty high, and seems to go up each year but that’s the only con. Fun monthly activities are great

Nov 08, 2024 · Kat YeahrightI gave a 1 star for the cleanliness of the park. After viewing a few homes, I went to management to complete an application. One home really caught my eye at $75,000. It was vintage, but well-maintained. The space rent was supposedly $650. But, after speaking to management, she said it was $725...AND, you had to make 5 times the rent!! I would have met their requirement at $650, but I could not at $725. I asked if my character references and excellent credit would make the difference....she said NO! So, in essence, they are DISCRIMINATING against middle income and, especially, lower income people.....who have excellent credit. I am a single woman and I have worked very hard my whole life.....and continue to work until I retire in the next couple of years. I was trying to get closer to my daughter who is pregnant with her first child. So, unless you are wealthy and/or have a double income household, you cannot afford to live here. And, when you try to sell your home here, it is going to make it that much more difficult. This is by no means a resort park. They offer an older clubhouse & pool. Management says they require 5 times your income because they have had trouble with people who can't afford the rent when in spikes every year. Go figure! Sadly, this is a family-run property whose new generation of owners discriminate against hard-working people who have cared for their homes and are responsible enough to maintain excellent credit for years. AND, they claim to be CHRISTIAN!!
