For those seeking affordable housing solutions and a sense of community in Lincoln, Illinois, Lincoln Terrace Mobile Home Park offers a residential option for manufactured homes. Located at 904 21st St, Lincoln, IL 62656, USA, Lincoln Terrace aims to provide a place to call home for its residents. When considering "RV Parks Near Me" or more specifically, long-term mobile home living, Lincoln Terrace serves as a distinct residential community rather than a transient RV park, focusing on permanent or semi-permanent residents.
Lincoln Terrace is situated within the city of Lincoln, Illinois, providing residents with an in-town location that offers convenient access to local amenities. The park consists of numerous individual lots, each designed to accommodate manufactured homes. The environment is residential, with homes arranged in a community layout. While the park's official website describes it as a "peaceful and welcoming neighborhood with a strong sense of community" and highlights its "spacious lots," some resident reviews indicate a more mixed reality. Concerns have been raised about the upkeep of the park, with comments like "It looks so rundown compared to when I first moved here" and "The roads are damaging my car." This suggests that while the intention may be a well-maintained environment, the current state of infrastructure like roads may be a point of concern for some residents.
The individual homes within Lincoln Terrace vary in size and style, often featuring multiple bedrooms and bathrooms, with amenities such as central air conditioning. Some homes may also include features like newly added decks or sheds, contributing to individual living spaces. The overall environment is designed for long-term residency, with residents owning their homes while leasing the lot space.
Lincoln Terrace Mobile Home Park provides essential services and amenities geared towards permanent residents.
- Lot Rent: Residents pay a monthly lot rent, which often includes basic services such as garbage and sewer, though water might be an additional utility. Reviews mention lot rent ranging from approximately $375.00 to $507.00 per month, with variations possibly depending on the specific lot or included services.
- Utilities: Homes typically have access to public water and sewer. However, one review specifically mentioned, "Yes the water smells like bleach," which could be a concern for some residents. Utilities such as electricity and natural gas (for heating) would generally be the responsibility of individual homeowners.
- On-site Management: Lincoln Terrace is advertised as a "professionally managed community" with "on-site management." This presence is intended to assist with resident needs and maintain the property. However, some reviews express frustration with management accessibility ("really don't ever seem to be in the office") and responsiveness to issues, such as sewage problems that "don't get fixed."
- Pet-Friendly: The community is stated to be pet-friendly, welcoming residents with pets. This is a common amenity for mobile home parks, catering to a significant portion of the population.
- Community Rules: Like all residential communities, Lincoln Terrace has rules in place for residents. However, some reviews suggest inconsistencies in rule enforcement, with comments like "The rules are ridiculous here but it seems they pick and choose who they like and allow to move in when others get told no." This can lead to a perception of unfairness among residents.
The primary features of Lincoln Terrace revolve around providing an affordable, community-oriented living solution within Lincoln, IL.
- Affordable Housing: Mobile homes within Lincoln Terrace are generally offered at a more accessible price point compared to traditional stick-built homes, making it an option for individuals and families seeking lower-cost homeownership. Available homes range in price, from under $20,000 to over $50,000, depending on the size, age, and condition of the manufactured home.
- Proximity to Local Amenities: The park's in-town location provides convenient access to Lincoln's resources. Residents can access downtown restaurants, grocery stores, a Super Walmart, movie theaters, building supplies, hardware stores, and beauty shops. This proximity allows for easy completion of daily errands and access to local services.
- Community Aspect: While some reviews highlight challenges, the inherent design of a mobile home park fosters a sense of community. Neighbors are in close proximity, potentially leading to social interactions and a neighborhood feel. The website emphasizes a "strong sense of community."
- Access to Work: Lincoln is situated within a reasonable commuting distance to larger cities like Springfield, Decatur, Bloomington, and Peoria (30-45 minutes), making Lincoln Terrace a potential residential base for individuals who work in these areas but prefer to live in a smaller town.
- Home Ownership: Residents typically own their manufactured homes, providing them with property ownership, while leasing the land. This offers a sense of stability and the ability to customize their living space.
Lincoln Terrace actively promotes itself as an "affordable manufactured home community" in Lincoln, Illinois. They advertise various charming homes and lots to "fit every need and budget." They also offer promotional incentives such as "ONE MONTH FREE LOT RENT WHEN YOU REFER A FRIEND," with details to be confirmed with the office.
For those interested in Lincoln Terrace, contacting the park directly is the first step. The phone number is (217) 693-6296, and the mobile phone is +1 217-693-6296. The purchase of a home in the park is subject to park management approval, and potential buyers will need to go through an application process.
It is important for prospective residents to conduct thorough due diligence, including visiting the park in person to assess the current condition of the roads and other infrastructure. Speaking with current residents to gain diverse perspectives on daily life, management responsiveness, and rule enforcement can also be very insightful. While the park aims to provide a welcoming and affordable living environment, understanding the resident experiences is crucial for an objective assessment. Lincoln Terrace Reviews
Tried to purchase a home with cash in hand. Never even got to apply before the park manger caused me out for taking down a incorrect and out of date flyer. I strongly suggest buying with anybody else.
May 22, 2024 · Phillip SchultzHorrible don't even know the owners of the place. I want the owners number not just office staff that really don't ever seem to be in the office. It looks so rundown compared to when I first moved here. The roads are damaging my car have had to put new shocks on 2 times in 6 months time. Yes the water smells like bleach. They keep hiring the same company to fix sewage problems and they don't get fixed! The rules are ridiculous here but it seems they pick and choose who they like and allow to move in when others get told no. They have so many trailers empty and lots empty. I own my trailer but yet told what I can and can't do!!
May 08, 2023 · Kelly WolfLots are small and rent continues to be inconsistently charged per perosn. New management has made some much needed improvements by cleaning up the lots have landed some questionable residents. False information given by the office and online. This place is not what it was portrayed to be. No driveways, most all lamp post lights are non functional nor numbers marked. Water gets shut off frequently for all the sewage problems without warning even thou the water is included with lot rent it is straightforward from the treatment plant next door and often smells of bleach. With new management some of the important improvements are being made such as the much needed tree timing and in hopes to improve the impassable roadways
Mar 01, 2022 · Corey FairFor the amount of lot rent they charge per month there should not be as many problems as there is from cars flying down the road to your water getting shut off frequent to your yard getting tore up because they have plumbing issues
Nov 18, 2022 · HollyHorrible! This trailer park owner doesn't allow dog fences outside, can't have any kind of pool outside, any items on your porch (will get stolen by management), can't have a clothes line outside, can't have a hammock on a tree (it will get cut down by management and stolen), can't have a fire pit, you literally can't do anything living in the mobile home park in Lincoln Il on 21st street and I'm sick of the owners harassing everyone. We have lived here over 10 years and have no freedom!! this trailer park is a joke and we are owners of our trailer!! Don't move here!
