Livingston RV Park 7 Oaks Introduce
Looking for "RV parks near me" in the Livingston, Texas area? Consider Livingston RV Park 7 Oaks, located at 11777 US-59, Livingston, TX 77351, USA. Situated along Highway 59, this RV park aims to serve both short-term and long-term visitors seeking a place to park their recreational vehicles in the East Texas region. To gain a comprehensive understanding of what Livingston RV Park 7 Oaks offers, it's important to consider various perspectives, including direct information and recent customer feedback.
Based on the provided address, Livingston RV Park 7 Oaks is located along a major highway, US-59. This location offers potential convenience for travelers passing through the area and provides accessibility to Livingston and surrounding regions. However, one customer review notes the proximity to the highway and suggests potential noise concerns. The surrounding environment of Livingston is generally characterized by the East Texas woodlands, but the immediate environment of the RV park, as described by one review, appears to be an "undeveloped lot" with limited existing landscaping or resort-style amenities.
Regarding services, one positive aspect highlighted in a customer review is the friendly and accommodating nature of the office staff. The review mentions a clean office and the staff's willingness to allow the customers to move between sites to find a suitable spot. The second review mentions the presence of a "laundry mat on site," which is a significant convenience for RV travelers, especially those on longer journeys. Additionally, the second review points out a nearby "new truck stop with the Jack in the Box opening soon" and a propane refill station located at the adjacent McAdams propane facility, suggesting potential future conveniences for guests.
However, the first review also presents some significant concerns regarding the park's development and condition at the time of their stay. They describe the location as "depressing" with very few other RVs present and mention issues with sinking in the mud at multiple sites. This suggests that the grounds may have been uneven or poorly developed during that period. The reviewer explicitly states that the park is "not a resort" and lacked on-property amenities, contradicting any potential claims of being a resort-style destination. They also found the cost of $190 for five days, with an additional $40 per day for two extra days, to be not worth the experience.
The second review offers a more positive perspective, describing it as a "neat new park" with available spaces to choose from. This suggests that the park might be in a development phase, with some areas being newer than others or that improvements might have been made since the first review. The mention of only 6 out of 55 spaces being occupied at that time could indicate that the park is still growing its occupancy.
In terms of features, the presence of a laundry mat is a notable amenity. The proximity to the upcoming truck stop and the existing propane refill station at McAdams propane could also be considered locational features that might appeal to RVers. The second reviewer also mentions seeing people walking dogs on leashes, indicating that the park likely allows pets, which is an important feature for many RV travelers.
Promotional information is not explicitly provided in the reviews. However, the second review indirectly mentions the park being "new" and having available spaces, which could be interpreted as an invitation for new customers. The first review strongly advises against staying at the park based on their experience and perception of false advertising regarding it being a "resort."
Given the contrasting experiences in the provided reviews, it is essential for potential visitors to approach Livingston RV Park 7 Oaks with caution and to seek the most current information directly from the park management. The positive comments about the office staff and the presence of a laundry facility are worth noting. The mention of ongoing development, such as the nearby truck stop and the park itself having many unoccupied spaces, suggests that the park might be in a transitional phase.
However, the serious concerns raised in the first review regarding the condition of the grounds, the lack of amenities, the proximity to the highway, and the perceived value for money cannot be ignored. The discrepancy between the park's potential advertising as a "resort" and the customer's experience of an "undeveloped lot" is a significant point of caution.
For local users searching for "RV parks near me" and considering Livingston RV Park 7 Oaks, it is highly recommended to contact the park directly at (936) 514-7500 or +1 936-514-7500 to inquire about the current condition of the park, the amenities available, the pricing structure, and recent improvements. It would also be prudent to ask specific questions based on the concerns raised in the negative review, such as the condition of the RV sites, noise levels from the highway, and the availability of promised amenities. Visiting the park in person, if feasible, could also provide a clearer picture of the current environment and facilities.
In conclusion, Livingston RV Park 7 Oaks presents a mixed picture based on the available customer feedback. While the friendly office staff and the presence of a laundry mat are positive aspects, concerns about the park's development, site conditions, lack of amenities (at least at the time of one review), and highway noise should be carefully considered. Potential guests are strongly advised to contact the park directly for the most up-to-date information and to make an informed decision based on their individual needs and expectations for an RV park experience in the Livingston, Texas area.

Livingston RV Park 7 Oaks Reviews
Usually I don't bother with these, but there was no way I could leave this one a lone. I gave it three stars because the office staff was very friendly and accommodating to my wife and I. The office was clean and the staff allowed us to move 3 times before we found a spot where we didn't sink in the mud. This place is nothing like the photos. It is depressing with only 4 (maybe 5) other RVs while we "stayed" at this location. We had maintenance performed on the RV and this was the only reason why we stayed. It is an undeveloped lot (not a resort as there were no amenities on property). For one week it cost us $190 (5 days). We had to add 2 additional days @ $40 a day. It was not worth it. Right on the highway (Highway 59) and we can only imagine the night might have been like. It might be brand new, but the owner has not invested any time or money for improvements. Wouldn’t let my worst enemy stay here! So sad that a parking lot can advertise they are a resort and not be held accountable for false advertising. I think the other people who have left reviews must be relatives or investors. Stay clear.
Dec 19, 2022 · Donald HofstetterThe owner is a good example of why anyone that has a business where they hope they go broke and failing is the best part because this gentleman at least has customer service by starting with what anyone knows probably pretty passive and anything that this Man i have been me and my wife I a spot that is hard to get at most RV parks big or small that are priced with anyone that knows how its a neat new park and still so new pick the space from only 6 of 55 that have already a wave your hand while a few walk the dogs on a leash and with laundry mat on site and a nice job for whoever has a new truck stop with the Jack in the Box opening soon . Last Thing I say for the hope all is as well as the RV couple that know why fill your empty LNG or propane tanks at the so soon it also will be open , propane refill station also the best land marker AKA what you may see first when coming here being that it's such a huge tank that's also white , the 7 oaks RV Park of Livingston Texas is behind the McAdams propane that serves local area .
