Maple Hill Estates Introduce
For individuals and families exploring "RV Parks Near Me" with a focus on longer-term residency in a manufactured home community, Maple Hill Estates in Hamel, MN, provides an option to consider. Located at 7800 Maple Hill Road Lot #D-45, Hamel, MN 55340, USA, with contact information available at (763) 420-3679 or mobile +1 763-420-3679, this community offers manufactured homes for sale or rent, catering to those seeking an affordable housing solution in the area. It is important to note that while listed under "RV Parks Near Me," Maple Hill Estates primarily functions as a residential manufactured home park, distinct from a transient RV park with short-term camping sites.
Maple Hill Estates is situated in Hamel, Minnesota, which is part of the larger Corcoran area. This location offers a blend of rural charm and suburban amenities, providing access to local businesses and services. The park itself is home to nearly 200 mobile homes, forming a substantial residential community. The immediate environment within the park is characterized by the layout of the mobile homes, with individual lots. While information about specific landscaping or green spaces within the park is limited in the provided reviews, the presence of a "community basketball court" suggests some communal outdoor recreational areas.
However, the environment within the park, as described by some past residents, has faced challenges. One review mentions "dogs run free and bark at all hours of the night," "speeding that leads to running over pets," "rude neighbors that don’t follow rules," and "trash and junk everywhere." Another specific complaint highlighted "glass and demolition rubble all over our yard" upon moving in. This suggests a varying level of upkeep and adherence to community standards, which can impact the living environment for residents. It's also noted that the "water is orange," indicating a potential issue with water quality or infrastructure. These elements suggest that while the surrounding area may offer a pleasant suburban setting, the internal environment of the park can be subject to inconsistent maintenance and resident behavior.
From a broader environmental risk perspective, the property generally has a "minimal" flood and fire risk, and "minor" heat, wind, and air factors, according to some online real estate listings. The community is considered "car-dependent," meaning most errands require a vehicle, and has "minimal transit." This indicates a suburban environment where personal transportation is essential for daily living and accessing amenities outside the immediate park.
As a manufactured home park, Maple Hill Estates primarily offers lots for manufactured homes, which residents typically own or rent. The services and features are centered around providing a framework for long-term residential living:
Manufactured Homes: The park provides spaces for manufactured homes, with some listings for homes for sale within the community, including newer models (e.g., a 2024 Friendship Model with 3 beds, 2 baths). These homes offer an affordable alternative to traditional housing in the region.
Utilities and Infrastructure: While specific details on utility provision by the park are not exhaustively detailed in the provided information, it's known that the park was approved for a grant to connect homes to the regional wastewater system, with anticipated connection by the end of 2018. This indicates efforts to improve infrastructure. However, the mention of "orange water" by a resident suggests that water quality can be an issue, which implies that residents should inquire about current water treatment and supply. Electricity/wiring is generally noted as "average wiring."
Community Amenities: The park is noted to have a "community basketball court." More broadly, organizations like Mobile Hope MN have established a "Hope Center" within Maple Hill Estates, which offers year-round programs and services for residents, and even facilities rental. This suggests a concerted effort by external parties to enhance community life and provide support, including programs like "Taco Tuesday," a weekly community meal during summer months.
Affordable Housing: Maple Hill Estates is recognized as an "important source of affordable housing" for economically vulnerable residents in the region. It is the second largest manufactured home park in Hennepin County and makes up a significant portion of Corcoran's affordable housing units. This focus on affordability is a key feature and a significant service to the community.
Pet Policy: While a review mentions "dogs run free and bark at all hours of the night," general listings for mobile home parks often indicate "Pet Friendly Apartments," suggesting that pets are allowed, but adherence to leash laws and noise regulations might be a challenge as indicated by resident feedback.
A consistent concern raised by residents is the perceived unresponsiveness of management to issues such as noise violations, trash, and property upkeep. This is a critical factor for potential residents, as effective management is essential for maintaining a positive living environment in a close-knit community like a mobile home park.
Maple Hill Estates features a unique blend of community efforts and management challenges. A significant positive feature is the presence and work of organizations like Mobile Hope MN, which have embedded themselves within the community to provide support and create a sense of belonging. This initiative aims to address various needs within the park, including social programs, community engagement, and supporting families. The "Hope Center" is a testament to these efforts, providing a hub for residents.
The park also serves as a long-term residential community, with surveys indicating that "79% of residents have lived in the park for longer than 3 to 5 years," suggesting a degree of stability for many residents. This stability, combined with the efforts of community organizations, fosters a sense of neighborly interaction and mutual support. The park's role in preserving affordable housing is also a critical feature, providing necessary living options for many households.
However, the park also faces significant challenges as highlighted by negative reviews. Concerns about "sketchy activity and robberies," "rude neighbors," and general disorder ("trash and junk everywhere") point to issues with safety, adherence to rules, and overall quality of life for some residents. The problem of "demolition rubble" in yards and management's perceived failure to address it indicates a lack of consistent property maintenance. The "orange water" issue, if persistent, is a serious concern for residents' health and daily living. These issues indicate that while there are positive community initiatives, the day-to-day living experience can be inconsistent and challenging for some, making it a place where parents might not want their "daughter roam without supervision."
Promotional information for Maple Hill Estates, primarily available through real estate listings for manufactured homes and community resource websites, often focuses on its affordability and residential nature. The phone numbers (763) 420-3679 and +1 763-420-3679 are available for inquiries regarding available homes or lots. Websites for manufactured home sales may feature listings for homes within Maple Hill Estates, emphasizing their features and pricing.
For individuals or families considering Maple Hill Estates, it is crucial to conduct thorough due diligence beyond simply searching "RV Parks Near Me." While it provides affordable housing, the mixed reviews necessitate a careful evaluation of the living conditions. Prospective residents should:
Visit the Park: A personal visit to the park at different times of day is highly recommended to assess the current environment, observe cleanliness, noise levels, and neighborly interactions firsthand.
Speak with Current Residents: Whenever possible, speak with current residents to gain a broader perspective on daily life, management responsiveness, and community dynamics.
Inquire About Management and Rules Enforcement: Directly ask management about their policies regarding noise, pets, property maintenance, and how they address resident complaints and rule violations. Understanding their approach to maintaining community standards is vital.
Verify Utilities and Infrastructure: Inquire about water quality, plumbing, and other utility services directly with management to confirm their operational status and any ongoing issues or planned improvements.
Understand Lease/Purchase Agreements: Carefully review all terms and conditions of any lease or purchase agreement, including park rules and regulations, before committing.
While the park fulfills a critical need for affordable housing and benefits from external community support, the objective feedback from some residents highlights areas of concern regarding daily living conditions and management oversight. Therefore, while it may be an option for those seeking long-term, affordable manufactured home living, a cautious and informed approach is advised to ensure it aligns with individual expectations and needs for a safe and comfortable home environment.

Maple Hill Estates Reviews
Terrible place to live in my opinion , dogs run free and bark at all hours of the night , speeding that leads to running over pets , rude neighbors that don’t follow rules , trash and junk everywhere , when we bought the house there was glass and demolition rubble all over our yard; manager said he would send someone out to clean up but nobody ever came, sketchy activity and robberies have occurred. Management seems unresponsive to any issues/violations. Water is orange. Not a place I’d let my daughter roam without supervision.

They also have great food and want family to enjoy it to by letting them know little ahead your coming. One thing I like also we put loveseat sleeper in her room where we can stay free also. Very pleased.
