The newer homes are very nice on the inside and out.We just could not get over the appearance of some of the other homes. We counted many decks FILLED with garbage bags, random items, things scattered in the yard. Although I understand many people own their home , I’d think that the park management would have stricter policies on maintaining the outside . The homes are also very close together. We were told that they are working on the issue but we still chose to continue our searchThe man in the office who showed us around was very nice and we appreciate his time in taking us around the property. - K A-G

Fridley Terrace Mobile Home Community Introduce

Fridley Terrace Mobile Home Community, located at 7400 Taylor St NE, Fridley, MN 55432, USA, is a well-established residential community primarily serving individuals and families who own manufactured homes and lease the land beneath them. For direct inquiries, the community can be reached at (763) 784-2431 or via mobile at +1 763-784-2431. While the platform category "RV Parks Near Me" might encompass some mobile home parks, Fridley Terrace operates as a long-term living solution rather than a short-term recreational RV park, focusing on permanent residency and community life for its inhabitants.

The environment of Fridley Terrace is situated within the suburban landscape of Fridley, Minnesota, a city directly north of Minneapolis. This location provides residents with convenient access to a wide array of urban amenities, including shopping centers, grocery stores, hospitals, and public transportation routes. The community itself is characterized by rows of manufactured homes, and reviews indicate a varied appearance among these homes. While newer homes are described as "very nice on the inside and out," some older units are noted for having "decks FILLED with garbage bags, random items, things scattered in the yard." This suggests a diversity in the upkeep of individual properties, which can impact the overall aesthetic of certain sections of the park. The homes are also observed to be "very close together," typical of many manufactured home communities, which can affect the sense of personal space and privacy for residents. Despite these observations, a long-term resident highlights that life in their "own backyard here" has been "peaceful" and "quiet," indicating that a sense of tranquility can be found within individual plots.

As a mobile home community, the primary service offered by Fridley Terrace is the provision of leased lots for manufactured homes. Residents pay a monthly "lot rent" for the land their home occupies. Reviewers indicate that this lot rent has seen significant increases over time, with one long-term resident noting a jump from an original $326 to nearly $1000 per month. This rising cost is a major concern for many residents, especially when compared to lot rents in "places very near here are 500 at most." The perceived lack of commensurate improvements or amenities for these rent increases is a point of contention for some residents, prompting questions about what is being provided for the rising cost.

The management of Fridley Terrace is a recurring theme in resident feedback, with varying experiences reported. While one long-term resident states that the "management right now, is decent to me and my family" and expresses a liking for the current staff, it is also acknowledged that "sometimes you will not get good staff, etc here," implying inconsistency in past management experiences. There are mentions of "dry times at the office where we had to seek very hard to reach our managers," indicating periods of unresponsiveness. Furthermore, during the COVID-19 pandemic, there was reportedly no "rent relief necessarily," which can be a point of stress for financially vulnerable residents.

In terms of community features and amenities, there's a sense that these have diminished over time. A resident noted that "Amenities are less than they were I believe, even five years ago." Specific examples include a family not being invited to the Christmas party and a decline in "United Night Out or just community here," suggesting a reduction in organized social events and community cohesion. While the office is reportedly being renovated, residents express a desire for "things for the residents directly here" to be done more frequently. However, the presence of a responsive and friendly staff at certain times is appreciated.

Concerns about pets are also raised, with observations that "dogs and cats roam and that is not good," indicating a potential issue with unsupervised animals within the community that could lead to cleanliness or safety concerns. The "very nice" newer homes are a positive feature, indicating that the community is attracting or has invested in more modern housing options, which can enhance the overall appeal for prospective residents looking for updated manufactured homes.

A significant underlying concern for residents in a manufactured home park, as highlighted in a review, is the fundamental nature of owning a home while leasing the land. The question, "will that land ever sold out from under us?" reveals a deep-seated fear among residents, particularly those who may be "quite low financially." This fear of land sale and the potential requirement to move their homes, an "uncommon nightmare," speaks to the unique vulnerability faced by manufactured home residents compared to traditional homeowners. The financial burden of paying both a home mortgage and lot rent is also emphasized as "A LOT to Pay," especially for new residents or those whose lot rents have significantly increased.

Despite these challenges, a powerful and consistent positive for many residents is the "Location Location Location." Fridley Terrace's proximity to essential services such as the mall, grocery stores, hospitals, and bus routes is a major draw. For one long-term resident, the nearby church with its bus ministry is also a significant benefit. This convenient access to external resources is a primary reason why residents express a desire to "Stay Put" and consider Fridley Terrace their "HOME."

In conclusion, Fridley Terrace Mobile Home Community offers permanent residential living in manufactured homes within a convenient suburban location. While it provides access to essential amenities and some newer, attractive homes, prospective residents should be aware of the high and increasing lot rent, the varied experiences with property management and community engagement, and the specific dynamics of owning a manufactured home on leased land. For those who prioritize location and a peaceful backyard environment, and are prepared for the financial and structural aspects of this type of living, Fridley Terrace can be a viable long-term home, as evidenced by its many long-term residents who express a strong attachment to their community despite the challenges.
