Arden Manor Introduce
For individuals and families exploring options within the "RV Parks Near Me" category, particularly those seeking long-term residential solutions or considering manufactured housing in the St. Paul, Minnesota area, Arden Manor presents itself as a mobile home community with distinct characteristics and mixed resident experiences. Located at 4605 Prior Ave, St Paul, MN 55112, USA, with contact numbers (651) 636-0553 and +1 651-636-0553, Arden Manor primarily functions as a manufactured housing community. While the "RV Parks Near Me" category often implies transient camping, many mobile home parks can also offer long-term spots for recreational vehicles that serve as primary residences. This introduction provides an objective overview of Arden Manor, drawing on resident feedback to offer a comprehensive and balanced perspective.
Arden Manor is situated in St. Paul, Minnesota, specifically at 4605 Prior Ave. While St. Paul is a major metropolitan city, this address suggests a location within a more residential or suburban pocket, offering a degree of peace and quiet away from the immediate urban bustle. The environment of Arden Manor is explicitly described by residents as "peaceful." This indicates a community where noise levels are generally low, and residents can enjoy a calm living atmosphere. The proximity to Prior Avenue suggests good connectivity to local roads and potentially access to public transportation, linking residents to the wider amenities of St. Paul and the Twin Cities.
The internal environment within the park appears to foster a degree of self-sufficiency among residents regarding social interaction, as one reviewer noted, "My neighbors were awesome because nobody bothered each other." This suggests a community where residents are respectful of each other's privacy, leading to a generally harmonious living situation, even if overt community-wide activities are not highlighted. The physical layout of the park, though not detailed, would consist of individual lots for manufactured homes, likely with some shared common areas. The overall impression from this feedback is of a relatively undisturbed and calm residential setting, where individuals can enjoy their personal space.
Arden Manor's primary service is providing residential lots for manufactured homes. For those exploring "RV Parks Near Me" with a long-term focus, it's crucial to confirm with park management regarding their specific policies on long-term RV placement, including available hookups and any restrictions.
Key services and features typically found in a manufactured home community include:
- Lot Rental: The core service is the rental of individual plots of land where residents place their manufactured homes or, potentially, approved long-term RVs. These lots would include utility hookups for water, sewer, and electricity.
- Park Management: The management style at Arden Manor is a significant feature, as highlighted by a resident: "The manager does his job but can be a stickler." This indicates that while the manager is seen as competent in fulfilling their duties, they are also perceived as strict or rigid in enforcing rules. This can lead to a well-ordered community but may also result in less flexibility or understanding for residents facing specific circumstances.
- Quiet Environment: As mentioned, the park is described as "peaceful," implying effective management of noise levels and a respectful residential atmosphere among neighbors.
- Neighbor Relations: The positive sentiment towards neighbors ("My neighbors were awesome because nobody bothered each other") indicates a community where privacy is valued, and residents generally coexist without conflict. This suggests a supportive social environment among individual residents.
- Utility Reliability (Water): This is a critical area of concern. One resident explicitly asks, "Anyone else’s water stops working almost every single month?" This direct question suggests a recurring and significant issue with water service reliability within the park. This is a fundamental utility, and frequent interruptions would severely impact residents' daily lives and comfort.
The contrast between the "peaceful" environment and "awesome" neighbors, and the recurring water utility issues, is a crucial point for prospective residents. It suggests that while the social and general living atmosphere is positive, there are significant operational challenges related to essential services that directly affect residents. The manager being a "stickler" might imply strict adherence to rules, but it does not inherently guarantee the reliability of critical infrastructure like water supply.
When Arden Manor is promoted, especially within the "RV Parks Near Me" category for long-term residents, promotional materials would likely emphasize its attractive attributes:
- Peaceful Living Environment: The quiet nature of the park, offering a calm residential escape, would be a major selling point.
- Respectful Neighbors: The positive feedback about neighbors who respect each other's space and contribute to a harmonious atmosphere would appeal to those seeking a low-conflict living situation.
- Convenient St. Paul Location: Its position in St. Paul offers residents access to urban amenities, employment, and transportation, while still providing a suburban feel.
- Competent Management (though strict): The manager "does his job," which implies efficiency in certain aspects of park operation, despite the perceived strictness.
However, an objective introduction requires acknowledging the significant concerns raised by residents, which could profoundly impact the living experience.
Key points of concern for prospective residents, drawn from this feedback, include:
- Recurring Water Outages: The explicit question about water stopping "almost every single month" is a severe red flag. Frequent interruptions to a basic utility like water would be a major inconvenience and health concern for residents. This issue needs thorough investigation by any prospective resident.
- Strict Management Style: While a "stickler" manager can ensure rules are followed, it might also mean less flexibility, potentially leading to a feeling of being overly policed or difficulty in resolving unique situations. This depends on individual preferences for management styles.
- Potential for "Hidden" Issues: The initial reviewer's general advice to "buy your own land and put it there" when wanting to live in a mobile home, though vague, could hint at underlying frustrations common to land-lease communities, beyond the specific issues mentioned. This general sentiment suggests that even a peaceful environment can come with trade-offs in a mobile home park setting.
For those considering Arden Manor, particularly for a long-term RV placement under the "RV Parks Near Me" search, it is imperative to:
- Contact the park directly: Use the provided phone numbers (651) 636-0553 or +1 651-636-0553. Specifically inquire about the water service reliability and what measures are in place to address past interruptions. Ask for data on water outage frequency and duration.
- Schedule an in-person visit: While observing the physical environment, try to speak with multiple current residents, if possible, to gather varied and up-to-date perspectives on the water issues, management style, and daily life. This can provide crucial real-world context beyond the online reviews.
- Thoroughly review all lease terms and park rules: Pay close attention to policies on utility provision, maintenance responsibilities, and how resident grievances are handled, especially concerning recurring service interruptions.
- Understand the implications of a "stickler" manager: Be prepared for strict enforcement of rules and potentially less flexibility than in communities with a more lenient management approach.
In conclusion, Arden Manor in St. Paul, MN, offers a peaceful and private mobile home community with respectful neighbors and a convenient suburban location. However, these positive attributes are significantly balanced by a strong concern regarding recurring water utility interruptions and a management style that is described as "stickler." Prospective residents searching for "RV Parks Near Me" for a long-term commitment must conduct extremely thorough due diligence, prioritizing direct inquiries about utility reliability and carefully considering how the strict management style might impact their daily living experience, before making any decisions.

If you want to live in a mobile home, buy your own land and put it there. The manager does his job but can be a stickler. My neighbors were awesome because nobody bothered each other. It's peaceful here.

Jan 05, 2025 · Kimberly LorCalled on a Saturday to ask a simple question on how much lot fess were. His answer was "well the office is closed so you can call me Monday" , a angy tone in his voice like he was mad that I called. Like i get it its the weekend. Then I looked at the other reviews and they look horrible. Makes sense. I will not consider this place to live at.
Mar 26, 2022 · Nicholas DeshawnLack of up keep and harassment by manager caused me to move after 10 years.. Hard to fallow rules when you dont get a rule book. Current management seems to think they are above residents. He told me quote " I am the boss of the trailor park.He also told me of persons getting evicted and reasons why before that resident knew. Seems that sould be confidential I guess stop signs are not ment for him. While residents must put all boats and rvs. In storage lot his eye sore of a boat sits out.god bless the residence alot of great people, help each other out. Hope for their well being owners sucessfully find quailified employees.
