Brookside Mobile Home Park Introduce
Brookside Mobile Home Park, located at 4500, 1600 County Rd J W, St Paul, MN 55126, USA, operates as a residential community for manufactured homes. For inquiries, individuals can reach them at (651) 786-3200 or via mobile at +1 651-786-3200. While listed under the broad "RV Parks Near Me" category, it is imperative to understand that Brookside Mobile Home Park is primarily a long-term living environment for manufactured home owners who lease the land, distinct from a recreational RV park offering temporary stays.
The environment of Brookside Mobile Home Park is situated in a suburban area of St. Paul, Minnesota, specifically in the Roseville/Arden Hills area, which provides residents with access to a wide array of amenities common to the Twin Cities metropolitan area. These include shopping centers, dining options, schools, parks, and healthcare facilities. The park itself comprises numerous manufactured homes on individual lots. While the general appearance of the park would be characterized by these homes and the internal road network, specific details regarding green spaces, landscaping, or communal recreational areas are not available in the provided information. However, the presence of children now living in the park, as noted by a resident, suggests a shift towards a more family-oriented demographic within the community.
As a manufactured home community, the core service provided by Brookside Mobile Home Park is the leasing of land plots to residents who own their manufactured homes. This structure allows residents to own a home without purchasing the underlying land. The primary financial aspect for residents is the "lot rent." Customer reviews highlight significant concerns regarding this service, describing "Absolutely insane price hikes that are relentless," with lot rent reaching "$700+ to PARK... cough, I repeat... PARK your trailer." This indicates a perceived high cost for land lease compared to the services or benefits received, and a trend of continuous and aggressive rent increases.
A key feature of living in Brookside Mobile Home Park, as evidenced by multiple reviews, is the nature of the property management. Current park owners are described as "Abnormally aggressive," and "Everything the management does here is super super shady." Specific allegations include "breaking into and changing the lock on a trailer" prior to the stated eviction deadline, and a perceived disregard for legal eviction processes, such as the requirement for 30 days' notice. This suggests a pattern of management behavior that residents find concerning and potentially unlawful, leading to significant stress and problems. The mention of "Summit" doing "shady things" and advising others to "Google it and find out for yourself" points to a broader reputation or history of questionable practices associated with the management entity.
Beyond management conduct, residents also raise concerns about other services and features. There is a "Continuous onslaught of stripping away benefits such as free cable TV," which previously "helps reduce crime in any mobile home park." This indicates a reduction in included amenities while rent simultaneously increases, leading to a negative perception of value for residents. Furthermore, management is described as "unnecessarily and abnormally aggressive on enforcing seemingly made up park rules especially when they do 'lot inspections'." This suggests a punitive approach to rule enforcement that residents find arbitrary and oppressive, contributing to a difficult living environment.
The quality of infrastructure is also a point of concern, specifically regarding water quality. The water is characterized as "extremely hard and high in iron," which can lead to issues with appliances, plumbing, and personal hygiene. This is a practical daily inconvenience for residents that impacts their quality of life within the park.
From a demographic perspective, a noticeable change is highlighted: "This park once had very little kids living here and walking about. Now there's a bunch of kids here." While not explicitly negative, this shift can alter the community's dynamics and appeal for different types of residents, for example, those who might have preferred a quieter, adult-oriented environment.
In summary, Brookside Mobile Home Park functions as a permanent manufactured home community in the St. Paul metropolitan area. While it provides a residential option, objective analysis of resident feedback reveals significant challenges. These include relentless and perceived exorbitant rent increases, a consistently negative and even alarming experience with property management characterized by alleged aggressive, shady, and potentially unlawful practices regarding evictions and rule enforcement, and a reduction in resident amenities. Additionally, issues with water quality are noted. For prospective residents exploring "RV Parks Near Me" or long-term manufactured home living options, it is critical to conduct thorough due diligence beyond just location, including investigating the specific management company (such as "Summit" if associated), understanding all lease terms in detail, and ideally speaking with current residents to gain firsthand insights into the day-to-day living experience and the reality of the stated concerns before committing to a stay at Brookside Mobile Home Park.

Apr 22, 2025 · The PathTo the park supervisors. You broke into and changed the lock on a trailer today (8-8-24) the last letter you sent said we have until 8-16-24 to pay in full or you would start the termination process. So you not only ignored the fact that you must give 30 days after serving an eviction (which you never did) to vacate the property. You committed a crime by changing out the lock after breaking in. Everything the management does here is super super shady. I would steer clear of this place if I were you. It wouldn't shock me if an official investigation of this park was done. It's already on record that summit does shady things. ( Google it and find out for yourself)
Aug 09, 2024 · Joseph DirtToo much quietness that when you get loud once in a long time the owner act up!! Charge us $100 extra for family having a dog over. And the dog wasn’t even barking, was on leash and not even disturbing anyone. Seem like they can’t stand to see people happy or have family over they quickly want to snap! If you live here your living with no freedom! Can’t even have family over without the manager complaining. The owner came over acting all nasty and took a picture of the dog. And start pointing fingers. If I was professional I wouldn’t even ruined a good day. I would wait till the next day and write a letter regarding the concern. Very unprofessional. Also a neighbor ask what was going on and she shut the neighbor up by saying “do you want to get nasty with me too!?” Very rude management. Money huger park here! Want to charge ever thing they see to fill their pockets! Very bad experience.
Jun 09, 2022 · Nkauj LeeWorst lot place to live, Management will walk into your property without permission. Money hungry lot mangers. They refused to listen and understand who lives here and are with the whole Shoreview community. They complain about how to live in your own mobile home.
Nov 05, 2023 · Y YangUPDATED 5-9-24Old owner was amazing.New owner is decent and my only complaint is an insane rent increase when they took over which leads me to believe its pure greed but who knows.(UPDATE 5-9-24 Rent continues to rise with no end in sight, currently around $700!!!)No dogs... Which is a MUST for mobile home parks. so that's a plus.(UPDATE 5-9-24 alot of dogs here now under the name "emotional support animal ")Cable is included in rent so there's that.(UPDATE 5-9-24 This has completely vanished and no longer offered)The well water stains everything if you don't have a water softener. (lots of iron in the water)(UPDATE AND ADDRESS REPLY 5-9-24 It is not city water like the "owner" stated. It is indeed well water and yes,.. it still stains everything)This is one of the best if not THE best mobile home park in the Blaine/Shoreview/Circle Pines area. There's only 2 others I can think of that may or may not be better and summit management (new owners) owns 1 of those parks (Baldwin Lake Estates). Baldwin Lake Estates has lower rent and actual 2 car garages and looks very nice at first glance.(UPDATE 5-9-24 Although not terrible, I consider this park below average now days. Insane price increases while at the same time taking away amenities)
