Riverbend Manufactured Home Park Introduce
Riverbend Manufactured Home Park is a residential community located at 7535 River Rd NE, Otsego, MN 55330, USA. This park primarily serves as a long-term residential option for individuals and families living in manufactured homes. While listed under the "RV Parks Near Me" category, it is crucial to understand that Riverbend is fundamentally a mobile home park and not a typical recreational RV campground for short-term stays. Its inclusion in this category might imply that it is considered as an affordable, permanent housing alternative to traditional homes, or potentially accommodates long-term placement for larger recreational vehicles that function as primary residences, though specific RV amenities are not explicitly detailed in the provided information. For any inquiries regarding RV-related services or long-term RV lot availability, direct communication with the park management is strongly advised. You can reach Riverbend Manufactured Home Park at (763) 441-3701 or +1 763-441-3701.
However, customer reviews provide a more nuanced picture of the park's internal environment. While one resident notes, "the park looks good on the outside looking in," they quickly add, "but don't be deceived." This suggests that initial appearances might not fully reflect the resident experience. There is mention of "ripping down condemned homes," which, while necessary for safety and improvement, also points to a historical presence of neglected properties within the park. The positive mention of "Winter plowing is good" indicates that essential maintenance services, at least for snow removal, are effectively managed, which is crucial in Minnesota's climate. The residential nature of the park means a community environment where individual mobile homes are typically placed on rented lots, contributing to a neighborhood feel.
- Lot Rental: The fundamental service is the rental of land parcels to residents who own their manufactured homes.
- Utility Access: Standard utility hookups for water, sewer, and electricity would be available for each lot, though specific details regarding billing and service providers would need to be confirmed directly with the park.
- Winter Plowing: A notable positive feature mentioned is "Winter plowing is good," which is a crucial service for accessibility and safety during the snowy Minnesota winters.
- Carport Maintenance: Reviews indicate that the park "finally fixed the carports after 15yrs," by replacing "the metal roofing on the carports." While this was an improvement, a resident notes it was done with "cheaper material," suggesting a focus on cost-efficiency rather than long-term quality by the management.
- Condemned Home Removal: The park undertakes the removal of condemned homes, which is a necessary service for maintaining safety standards and improving the park's appearance over time.
A significant aspect of the park's operational features, as highlighted by multiple reviews, is the management's approach to rules and lot rent. Residents describe the rules as "a bit strict for the outrageous rent" and mention threats to "kick you out if you can't maintain the most basic and small details of your trailer." This indicates a strict enforcement of rules regarding home maintenance, which can be seen as both a way to uphold park standards and a source of contention for residents.
For individuals considering the "RV Parks Near Me" category, it's vital to reiterate that Riverbend Manufactured Home Park is not designed for short-term recreational RV camping. While it might offer long-term placements for park models or large RVs intended as permanent residences, the amenities and rules would be geared towards manufactured home living. Any potential RV resident would need to thoroughly investigate if the park truly accommodates RVs for long-term stays, what specific hookups are available, and critically, how the reported strict rules and rent increases would impact their experience.
The most prominent theme is the continuous increase in lot rent without proportional improvements or amenities. One resident states, "Lot rent has gone up $100. And no real amenities or improvements." Another, who has lived there for a very long time (since 2005), emphasizes, "DONT MOVE IN HERE IF YOU EXPECT TO LIVE CHEAPILY. YOU WILL BE BENT OVER THE TABLE FOR THEIR LAND." This strongly suggests that the park's affordability, a key draw for mobile home living, is being eroded by frequent and substantial rent hikes under the current ownership ("since darklandwald died"). The sentiment is that the owners are "always trying to make an extra buck."
The lack of significant improvements is a major grievance. While carports were fixed, residents perceive it as a minimal effort with cheaper materials, done for financial gain rather than genuine enhancement. This creates a feeling of being exploited, where costs increase but value does not.
The strictness of the rules is another point of contention. While rules are necessary in any community, the perception that they are "a bit strict for the outrageous rent" and the threat of eviction for "most basic and small details" suggests that enforcement may be perceived as arbitrary or overly punitive by residents, especially when contrasted with the perceived lack of investment from management.
The review mentioning "a fair share of criminals living here but most of them are gone now" indicates past issues with safety or community demographics, but also suggests that efforts have been made to address this. This points to a history of challenges within the park's social environment.
The phrase "Oh well I chose to live here" from one reviewer, and the comment about being "scammed by the private owner" (referring to a mobile home, not the park directly), reflect a sense of resignation and regret among some residents who feel trapped due to the high cost of moving a mobile home. This underscores a significant power imbalance between residents and park ownership.
Potential objective promotional points could include:
- Location in Otsego, MN: Highlighting the geographical benefits of Otsego, its position along the Mississippi River, and access to local amenities and the broader Minneapolis-St. Paul metropolitan area.
- Good Winter Plowing: Acknowledge the reported effectiveness of snow removal, a practical benefit for residents in Minnesota.
- Long-Term Residential Option: For those specifically seeking a stable, long-term manufactured home community as an alternative to traditional housing, it offers that framework.
However, for full transparency and to ensure informed decisions, prospective residents, whether for a mobile home or a long-term RV stay, should be strongly advised to undertake extensive due diligence, specifically focusing on:
- Understanding Rent Structure and Increases: Directly inquire about the current lot rent, the history of rent increases, and the park's policy on future increases. Request a clear breakdown of what the lot rent covers versus what additional fees or utility costs are incurred.
- Reviewing Park Rules: Obtain and thoroughly read the park's rules and regulations, paying close attention to maintenance requirements for homes and lots, and the consequences of non-compliance.
- Assessing Maintenance and Amenities: Visit the park in person to assess the condition of common areas, roads, and any advertised amenities. Ask directly about plans for future improvements and how they align with rent increases.
- Clarifying RV Accommodation: If considering for an RV, explicitly confirm if the park accommodates long-term RVs, what specific hookups are available, the size limitations, and the exact terms for RV lot rental, including how the park rules apply to RVs.
Direct contact with Riverbend Manufactured Home Park at (763) 441-3701 or +1 763-441-3701 is essential for obtaining the most current and accurate information. By gathering all relevant details and visiting the park, potential residents can make a truly informed decision about whether Riverbend Manufactured Home Park aligns with their long-term housing needs and expectations, especially in light of the significant concerns raised by existing residents.

Riverbend Manufactured Home Park Reviews
Been here a little over 11/2 years. Lot rent has gone up $100. And no real amenities or improvements. The only thing they did was replace the metal roofing on the car ports. They are ripping down condemned homes. Winter plowing is good. But a bit strict for the outrageous rent. Maybe things will look better soon.Oh well I chose to live here.I will not get into the mobile home i was scammed by the private owner.
Aug 04, 2024 · Kevin Hoglundive been living in this park since i was 5ys old.(2005) my mom and dad got it after they couldnt afford a house anymore after he got out the army. the trailer park has had a fair share of criminals living here but most of them are gone now. the park looks good on the outside looking in but dont be decieved. these guys are always trying to make an extra buck since darklandwald died. they finally fixed the car ports after 15yrs but they replaced it with cheaper material so they can scrap the old and make more money. threaten to kick you out if you cant maintain the most basic and small details of your trailer. (Due to thier rules you sign on paper) DONT MOVE IN HERE IF YOU EXPECT TO LIVE CHEAPILY. YOU WILL BE BENT OVER THE TABLE FOR THEIR LAND.
Feb 06, 2024 · alex bondesonRent has went up five out of the last six years. They said the last increase was to make improvements to the park but none was done. The carports are falling apart because they don’t take care of them. They were supposed to paint them last year but they haven’t been done. The water quality is so bad you have to buy your own drinking water.
Aug 09, 2020 · Oliver DaRionOk mobile home park. Management needs to improve communication with tenants. Giving a 72 hour notice to clean/paint exterior mobile homes for tenants is ridiculous. These are people with families and jobs. Threatening to come and do it yourself and charging them is bullying, rude, and insanely unethical. Thank goodness I got out of here.
Aug 01, 2019 · Catherine SchmitzIts better then it was years ago, but could still use some work. Some of the trailers are really old almost looks like those ones are abandoned. This Park looks very clean all of the yards are well kept.
