The Meadows MHC Introduce
For individuals and families in the Monticello, Minnesota area who are exploring housing options, particularly those whose search might fall under the broader category of "RV Parks Near Me," The Meadows MHC presents itself as a mobile home park. Located at 9127 MN-25 Unit 622, Monticello, MN 55362, USA, The Meadows MHC functions as a residential community for manufactured homes, providing long-term occupancy rather than short-term recreational vehicle (RV) stays.
It is crucial to understand the fundamental difference between a traditional RV park and a mobile home park like The Meadows MHC. While some RV parks may offer extended stay options, mobile home parks are designed for permanent or semi-permanent residency in manufactured homes. These communities provide the necessary land lease for homeowners to place their manufactured homes, creating a more stable, integrated neighborhood environment. For those whose search for "RV Parks Near Me" is a general exploration of potentially more affordable or community-based housing solutions, The Meadows MHC fits into the category of providing established residential sites.
The environment at The Meadows MHC, as described by residents, offers a nuanced picture. On one hand, the presence of long-term residents, including families who have lived there since the 1970s, suggests a deeply rooted community where "The people that live here are nice and friendly." This indicates a positive social environment and a sense of camaraderie among neighbors, which can be a significant advantage of mobile home park living. However, critical feedback points to significant issues with the physical infrastructure. Residents consistently mention that "the streets need work," implying a need for maintenance and repair of internal roads. Furthermore, a substantial concern revolves around the water quality. The water is described as "well water and is NOT SAFE for drinking (the water smells like sewage)," and residents note it "smells terrible." This is a critical environmental and health concern that impacts daily life within the community. The fact that the water tower is reportedly "right next to the park" yet the park is not hooked up to city water and sewer highlights a significant point of contention regarding the park's infrastructure and management decisions.
Regarding services and features, The Meadows MHC provides the basic framework for mobile home living: individual lots for manufactured homes. Each lot would typically include connections for water and sewer, although as noted, the water quality is a significant issue. The installation of "water meters" suggests that residents are being charged for water usage despite the reported quality problems. The primary service is the provision of a residential site. However, the reviews reveal a critical lack of what residents perceive as essential maintenance and upgrades. There's a strong sentiment that the current owners, "Lakeshore Properties," are "VERY stingy," unwilling to "fix the streets OR pay the expense to hook up to city water and sewer." This implies that while basic services are provided, the quality and reliability of these services, particularly water and infrastructure maintenance, are major points of dissatisfaction for residents. For inquiries about lot availability or specific current services, potential residents can contact The Meadows MHC at (763) 292-4099 or +1 763-292-4099.
A central feature, and a significant point of concern, is the management under the current ownership. Reviews vehemently express that "The new owners only seem to care about one thing...the almighty dollar." Residents report continuous increases in lot rent, with one elderly father on a fixed income paying "nearly $800 a month just for rent, not including the storage facility he rents from them." Simultaneously, residents claim the owners "won't make any updates or upgrades" and "don't fix any of the issues." The repeated water shut-offs (at least ten times in three months, according to one review) further compound the dissatisfaction, especially when these shut-offs reportedly lead to issues that the management refuses to fix. The sentiment is that while previous owners, Kjellberg's, might have had their issues, they "at least cared about the residents," whereas the current owners are perceived as not caring "one bit about the people that actually live here and have lived here for many years." This significant disparity between rising costs and deteriorating living conditions is a major feature of the park's current operational reality.
Promotional information for The Meadows MHC, based on available public feedback, would need to carefully navigate these reported issues. While it is a "family friendly" community in its resident demographics, the experiences shared by residents suggest that the current management practices do not align with a supportive family-friendly environment. For those searching for "RV Parks Near Me" or mobile home parks in Monticello, the park's long-standing presence and the established community of residents might initially seem appealing. However, potential residents must be fully aware of the documented concerns regarding water quality, street conditions, and the perceived lack of maintenance and rising rents under the current ownership. Prospective residents are strongly advised to conduct thorough due diligence, including visiting the park, speaking with current residents if possible, and obtaining clear, written documentation of all rental terms, utility responsibilities, and any assurances regarding infrastructure improvements before committing to residency. The park's location off MN-25 offers accessibility to Monticello's amenities, but the internal park conditions are a significant factor to consider. The challenge for new residents lies in balancing the community aspect with the reported living conditions and financial pressures.

The Meadows MHC Reviews
The people that live here are nice and friendly, HOWEVER the streets need work, the water is well water and is NOT SAFE for drinking (the water smells like sewage). The community is stuck with well water and their own sewer. Lakeshore Properties (the company that owns The Meadows) is VERY stingy. They won't fix the streets OR pay the expense to hook up to city water and sewer (which the water tower is right next to the park.)They are continuously raising lot rent BUT won't make any updates or upgrades.
Aug 17, 2024 · Wendy KasprowiczMy family has lived in this trailer park since the 70's and while the park had it's issues when it was owned by Kjellberg's, it's NOTHING compared to how bad things are now since the new owners took over. In the last 3 months alone, they have shut off our water at least TEN times and every time they shut off our water, we have issues that THEY cause and refuse to fix. The water isn't even safe for drinking and it smells terrible, yet they installed water meters. They have raised the rent more times than I can count. I'm a PCA for my elderly father whom I have lived with for ten years and he is on a fixed income and pays nearly $800 a month just for rent, not including the storage facility he rents from them and they don't fix any of the issues. Kjellberg might not have always been the "friendliest" of people, but at least they cared about the residents here in the park. The new owners only seem to care about one thing...the almighty dollar. They claim to be "family friendly" but they don't seem to care one bit about the people that actually live here and have lived here for many years. With the way the current economy is, most of the people that live in the park can't even afford to live day to day, yet they can't afford to leave and the current owners are taking advantage...it's disgraceful.
May 08, 2025 · Wynd La CroixUPDATED May 2023. Pot holes are still a huge issue when entering the park. I have never seen the park suffer this much in the 17 years I've been here. The neglect and unpersonalized service. I was told once "we are not a charity case" and they are right. They are something else and it's not good or honest. (Added pictures last 2 are new)More pot holes then ever. Spring 2023. enough to do some major damage to a vehicle. Your unable to turn down the 900 block, or entrance of the Eastside and other streets are just terrible. The park also left huge ice ruts in streets that could do damage to your car until the sun melted it. Poor integrity, poor communication, no sense of morals, the management refers to residents as charity cases. Unprofessional. I have lived in this park for over 15 years. Never been neglected the way is has been in 2 years with new management.
May 16, 2023 · Stephanie PulaWorst new management. They raise rent every over month, pick n choose which pot holes to fill, make you fix your yard how they want them to and also go onto people's property. They snoop, move things, take things, and tow people's car if they haven't been driven in two days or moved in their eyes. I was sick for 3 days and they threatened to tow my car. I would give them negative stars if I could. They harass residents and the one guy that drives around on his golf cart followed me around the park 3 times screaming his fist. I got out of my car to which he was yelling that I was speeding. (I was getting the mail and turned around too fast for his liking I guess) I have it all on video him chasing me! They don't like to honor that people are grandfathered in and don't have to sign their new agreement. Well water has always been free and now they put water meters on every trailer. I see a new listing go for 114,000 and I guarantee its the rundown landlord fix up in there. They are greedy and a disgrace. So many things could be said this is just the tip of the ice berg! Save your family, home is elsewhere!
Jul 12, 2024 · Elizabeth HiehleWater is unsafe to drink and smells HORRIBLE. They are trying to ban small fire pits, no visitors for more than 2 weeks per YEAR, NO indoor exotic pets, ONLY 2 pets per household, NO visiting pets (guests are not allowed to bring their pet while they visit and NO pet sitting) to name just a few of the new rules they are trying to incorporate.OH and the lot rent is over $675 and NO amenities or improvements to show what lot rent is used towards. They are increasing the rent and NO improvements are being made.
