Big Lake Estates Introduce
Big Lake Estates is a mobile home park located at 126 Office St, Big Lake, MN 55309, USA. While primarily serving as a residential community for mobile homes, its listing within the "RV Parks Near Me" category suggests that it may also be considered by individuals seeking long-term or permanent placement for their recreational vehicles, or those looking for affordable residential options that might be explored in a broader RV park context. It is important for prospective residents, whether for mobile homes or long-term RV parking, to understand that a mobile home park's primary function is stable, long-term residency. For specific details regarding any RV-related services or long-term RV lot availability, direct contact with the park management is recommended. You can reach Big Lake Estates at (763) 263-0400 or +1 763-263-0400.
Customer reviews offer insights into the internal environment of Big Lake Estates. One review indicates that "some yards need to be desired and yes needs to be cleaned up a bit," suggesting that while the park has potential, there might be areas requiring beautification or general tidiness improvements. However, this same review notes that "new owners have taken over and are working on cleaning up," which implies a positive shift towards improving the overall appearance and environment of the park. This effort to "clean up" could involve various initiatives, such as landscaping improvements, infrastructure repairs, or enforcement of community standards regarding lot maintenance. The presence of trees, green spaces, and well-maintained common areas contributes significantly to the living experience in such communities. The residential nature of the park means that the environment is geared towards a quiet, neighborhood feel for its long-term residents.
- Lot Rental: The core service involves renting individual parcels of land where residents place their mobile homes.
- Utility Hookups: Essential hookups for utilities such as water, sewer, and electricity are standard for each lot, though the specifics of billing and service providers would need to be confirmed directly with park management.
- On-Site Management/Staff: Customer reviews highlight the positive role of staff members, with comments like "Staff in office are very pleasant to work with" and specific mention of "Sue and Jen have been very helpful." This suggests that there is accessible and supportive office staff available to assist residents with their inquiries and needs.
- Community Roads: The park maintains internal roads for access to individual lots. While one review hinted at areas needing "cleaned up," efforts by new owners suggest ongoing work on infrastructure.
For those considering Big Lake Estates under the "RV Parks Near Me" category, it is vital to understand that it is not a traditional recreational RV park with amenities like daily or weekly rentals, dedicated RV pads with full hookups, or facilities geared towards transient travelers. Any offering for RVs would likely be for long-term placement, perhaps for a park model RV or a conventional RV intended for seasonal or permanent residence. Prospective RV residents should directly inquire about:
- Specific availability for RVs.
- Types of hookups available (e.g., 30/50 amp electric, water, sewer).
- Any size restrictions or age requirements for RVs.
- The duration of stay permitted for RVs.
- The fee structure for RV lot rental, which would typically be monthly, similar to mobile home lot rent.
Given the ongoing changes with new ownership, verifying current services and any potential for RV accommodation is paramount.
A significant theme is the transition in ownership. One review states, "Old owners weren't the best, but at least they are not trying to take all of our money." This implies that the previous ownership had issues, but perhaps different ones than the current challenges. The sentiment regarding the new owner is critical, with a resident stating, "Keep raising the rent then say they sent out notifications about rent going up. A lot of people never received, but are scared because they don't want to go to court and fight this NEW OWNER. He thinks he can do what ever he wants." This highlights a significant concern about transparency, communication, and the perceived fairness of rent increases under the new management, leading to resident anxiety and fear of legal recourse. The phrase "greedy owner" further solidifies this negative perception of the new ownership's financial practices.
Despite issues with ownership, a strong positive aspect repeatedly mentioned is the community itself: "A lot of nice people here. Been very friendly to me and others living in the park." and "And everyone is friendly as far as home owners." This suggests that the residents foster a welcoming and supportive environment, which is a valuable intangible asset for any community. The positive interaction with office staff, specifically "Sue and Jen have been very helpful," provides a counterpoint to the negative perception of the owner, indicating that day-to-day interactions with park staff are generally positive.
The newer review offering a more optimistic outlook states, "But new owners have taken over and are working on cleaning up. Staff in office are very pleasant to work with. And everyone is friendly as far as home owners. I'm proud to be a big lake estates member." This review acknowledges past issues but points to proactive efforts by the new owners to improve the park's physical condition. The "proud to be a big lake estates member" sentiment indicates a sense of belonging and satisfaction, possibly among newer residents or those who are seeing positive changes materialize. This suggests that while there are significant challenges with rent increases and communication, there is also an underlying potential for improvement and a strong resident community.
Potential promotional points could focus on:
- Community Atmosphere: Emphasize the friendly and welcoming nature of the residents within the park, highlighting the strong neighborly ties.
- Dedicated Staff: Mention the helpfulness and pleasant demeanor of the office staff (e.g., Sue and Jen), indicating good day-to-day support.
- Ongoing Improvements: Highlight the efforts by the new owners to "clean up" and improve the park's appearance, indicating a commitment to enhancing the living environment.
- Location in Big Lake, MN: Promote the benefits of living in Big Lake, including access to the lake for recreation and local amenities.
- Long-Term Residential Opportunity: For those seeking a stable, long-term housing solution, frame it as an alternative to traditional homeownership or continuous RV travel.
However, for full transparency, prospective residents should be encouraged to:
- Inquire about Rent Structure: Directly ask about current lot rent, history of increases, and policies regarding future rent adjustments and notification.
- Verify Communication Practices: Discuss how important notifications, especially about rent, are disseminated.
- Assess Physical Improvements: Visit the park to observe the progress of any "clean up" efforts and assess the condition of infrastructure like roads and common areas firsthand.
- Clarify RV Policies: If an RV is involved, obtain explicit confirmation of long-term RV parking availability, amenities provided, and associated costs.
Direct contact with Big Lake Estates at (763) 263-0400 or +1 763-263-0400 is essential for obtaining the most current and accurate information. By gathering all relevant details and visiting the park, potential residents can make an informed decision about whether Big Lake Estates aligns with their housing or long-term RV placement needs and expectations.

Jun 11, 2021 · Todd NelsonI like the park only a few people here I could do without knowing. Sue is a great manager. The postal carrier is a idiot who can't or won't deliver the mail the way it should!
Sep 27, 2019 · coswskeyA one way nightmare and worse yet are how incredibly nosy a rather large portion of the population is for example there's one guy who digs thru everybody's trash cans on trash day to see what there up to and you can't have someone come over without drawing a crowd I would rather be homeless then to put up with that on a regular basis let alone everyday
Aug 18, 2020 · C “Kingsblend” HammillSlums for a mobile home park people don't take care of yards or trailers. Lots of junky yards. Use to look a lot better.
