Zimmerman Terrace Introduce
Zimmerman Terrace is a mobile home park located at 613 Falcon Ln, Zimmerman, MN 55398, USA. This community primarily serves as a residential area for individuals and families living in manufactured homes. While categorized under "RV Parks Near Me," it is essential to clarify that Zimmerman Terrace is fundamentally a mobile home park, focusing on long-term residency rather than short-term recreational RV camping. Its listing within this category might indicate that it is considered as an affordable, permanent housing alternative to traditional homes, or potentially accommodates long-term placement for larger recreational vehicles that function as primary residences. For any specific information regarding RV-related services or long-term RV lot availability, direct communication with the park management is strongly recommended. You can reach Zimmerman Terrace at (763) 856-6004 or +1 763-856-6004.
However, customer reviews paint a challenging picture of the internal environment within Zimmerman Terrace. A significant concern raised is the condition of the park's common areas and infrastructure. Specifically, the "kids park hasn't been done in 8 years and is dangerous for children to play on with nails sticking out and rotten wood." This highlights a severe safety hazard and a neglect of family-oriented amenities. Furthermore, the condition of the streets is a major issue: "Streets in the winter are NEVER fully cleaned off after storms and end up with HUGE RUTS and or ice sheets." This indicates poor maintenance of essential infrastructure, posing difficulties and potential hazards for residents, especially during Minnesota's harsh winters. The mention of "rotten trees" also suggests a lack of proactive tree maintenance, which can be a safety concern.
The residential nature of the park means a community environment where individual mobile homes are placed on rented lots. While the surrounding area of Zimmerman offers natural beauty, the internal environment of the park, as described by residents, appears to be significantly impacted by neglected maintenance and potential safety issues.
- Lot Rental: The fundamental service offered is the rental of land parcels for residents to place their mobile homes.
- Utility Access: Standard utility hookups for water, sewer, and electricity would be available for each lot. Specific details regarding billing and service providers would need to be confirmed directly with the park.
- Children's Park/Playground (with reservations): While a "kids park" is mentioned, its severe state of disrepair with "nails sticking out and rotten wood" renders it a feature that is currently a hazard rather than a benefit. This implies a significant lack of essential maintenance and safety compliance for a key communal amenity.
- Street Maintenance: The park is responsible for maintaining its internal roads. However, reviews indicate a severe deficiency in this area, particularly concerning snow removal and upkeep, leading to hazardous conditions like "HUGE RUTS and or ice sheets" in winter.
A pervasive issue highlighted by residents concerns the park's management. Reviews state, "Management on site is horrible," and that "If your NOT the 'PARK MANAGERS PET' your harassed and ignored." This points to highly inconsistent application of rules ("Different rules for each resident") and a lack of responsiveness to resident complaints about issues like "rotten trees or neighbors." Residents report that they "ALWAYS have to call the main Company Cepco to get anything done," suggesting that the on-site management is ineffective or unresponsive, requiring escalation to the parent company. This indicates a significant breakdown in fundamental park management services.
For individuals considering the "RV Parks Near Me" category, it's crucial to understand that Zimmerman Terrace is not a typical short-term recreational RV campground. While it might offer long-term placements for park models or large RVs intended as permanent residences, the amenities and rules would be geared towards manufactured home living. Any potential RV resident would need to thoroughly investigate if the park truly accommodates RVs for long-term stays, what specific hookups are available, and critically, how the reported severe issues with maintenance and management would impact their experience.
The most significant and recurring complaint revolves around the park's management. Terms like "horrible," "harassed and ignored," and the need to "ALWAYS have to call the main Company Cepco to get anything done" highlight a profound dissatisfaction with the on-site management's responsiveness, fairness, and overall competence. The accusation of "Different rules for each resident" and favoritism ("If your NOT the 'PARK MANAGERS PET'") points to a toxic and inequitable living environment, eroding trust and fostering resentment among residents.
The lack of basic maintenance is another critical issue. The dilapidated and dangerous condition of the "kids park" and the severe neglect of winter street plowing are not just inconveniences but pose genuine safety risks to residents, particularly children. The unaddressed issues with "rotten trees" further compound safety concerns.
Financially, residents express frustration over "High lot rent that keep going up every year, with no improvements that benefit anyone living there." This indicates a perceived imbalance where residents are paying more for services and infrastructure that are not being maintained or upgraded, leading to a feeling of being exploited. The blunt assessment, "Trailer Trash that's the park. The people are average every day persons," reflects a deep disillusionment with the park's condition and management, while also emphasizing that the residents themselves are ordinary, decent individuals.
The positive mention of "Bob Carlson is amazing but NOT the Park Manager" suggests that there are supportive individuals associated with the park (perhaps from the main company, Cepco), but that this positive influence does not extend to the direct on-site management. The concluding fear "We'll probably be evicted for this review" underscores the climate of fear and potential retaliation that residents feel when expressing concerns.
However, if attempting an objective portrayal, one might cautiously mention:
- Location in Zimmerman, MN: Highlighting the general geographic benefits of Zimmerman, its rural setting, and access to natural attractions and local amenities in Sherburne County.
For potential residents, whether for a mobile home or a long-term RV stay, it is absolutely paramount to undertake extensive due diligence. This should include:
- Directly Contacting Management and Cepco: Attempt to contact both the on-site management and the main company, Cepco, to assess their responsiveness and willingness to address the reported issues.
- Visiting the Park: A personal visit is essential to verify the condition of the "kids park," streets, and overall common areas. This also provides an opportunity to speak with current residents to gather more firsthand perspectives on the daily living experience and management interactions.
- Reviewing Rules and Lease Agreements: Obtain and thoroughly read all park rules, regulations, and lease agreements, paying close attention to maintenance requirements, rent increase policies, and any clauses regarding resident complaints or retaliation.
- Understanding Management Structure: Clarify who the primary point of contact is for issues and how complaints are escalated to Cepco.
- Clarifying RV Policies: If an RV is a consideration, explicitly confirm if the park accommodates long-term RVs, what specific hookups are available, the size limitations, and the exact terms for RV lot rental, including how the park rules and reported management issues might apply.
Direct contact with Zimmerman Terrace at (763) 856-6004 or +1 763-856-6004 is crucial for obtaining the most current and accurate information. However, the strong and consistent negative feedback regarding management, maintenance, and resident treatment suggests that prospective residents should proceed with extreme caution and ensure all concerns are directly addressed and verified before considering residency at Zimmerman Terrace Mobile Home Park.

Zimmerman Terrace Reviews
Have lived here 8 years. Management on site is horrible, maintenance on the kids park hasn't been done in 8 years and is dangerous for children to play on with nails sticking out and rotten wood. Streets in the winter are NEVER fully cleaned off after storms and end up with HUGE RUTS and or ice sheets. Don't dare complain about anything like rotten trees or neighbors because you will be told "can't you just get along" or "that's NOT our problem". Different rules for each resident. If your NOT the "PARK MANAGERS PET" your harassed and ignored. We ALWAYS have to call the main Company Cepco to get anything done. Bob Carlson is amazing but NOT the Park Manager. We'll probably be evicted for this review.
