Buffalo Manor Mobile Home Park Introduce
For individuals and families exploring housing options in the Buffalo, Minnesota area, particularly those who might be searching under the broader category of "RV Parks Near Me" but are open to long-term residential solutions, Buffalo Manor Mobile Home Park presents itself as a well-established community. Located at 104 Aspen Ave NE, Buffalo, MN 55313, USA, Buffalo Manor is primarily a mobile home park, providing dedicated sites for manufactured homes rather than catering to short-term recreational vehicle stays.
The distinction between a typical "RV Park" and a "Mobile Home Park" is significant. While some RV parks may offer extended stay options, mobile home parks like Buffalo Manor are designed for permanent or long-term residency in manufactured homes. These communities provide the land lease necessary for homeowners to place their manufactured homes, creating a stable and integrated neighborhood environment. For those whose search for "RV Parks Near Me" is a broader exploration of affordable and community-based housing, Buffalo Manor offers a compelling alternative to traditional stick-built homes, providing a sense of community and the benefits of home ownership without the land purchase.
The environment at Buffalo Manor Mobile Home Park, as gleaned from resident reviews, offers a mix of established charm and ongoing evolution. One long-term resident highlights a "Beautiful lot on the end of a street" with "full grown trees," suggesting a mature and pleasant aesthetic in certain areas of the park. This indicates that the community is not a new development but one with existing landscaping and a lived-in feel, providing residents with shade and a more natural setting. The general atmosphere is described as a "decent place to live" for a "trailer park," implying a functional and acceptable residential environment. The park's layout, with individual lots, allows for personal outdoor space for residents. Like many communities, its overall appearance and specific environmental features would vary by individual lot and common areas, but the presence of mature trees is a positive indicator of the established nature of the park.
Regarding services and features, Buffalo Manor, as a mobile home park, primarily provides the rented land (lot lease) for manufactured homes. Key services typically include access to essential utilities. A significant feature highlighted by a resident is that they "do not have to pay water & sewer." This inclusion of water and sewer within the lot rent can be a considerable financial benefit for residents, reducing monthly utility burdens. While specific details on other amenities are not extensively publicized, mobile home parks generally ensure basic infrastructure, such as road maintenance within the park and common area upkeep. The presence of multiple park managers over 20 years, as noted by a long-term resident, suggests ongoing management efforts, though with "minor issues with management & maintenance" being a common experience in such communities. The core service is the provision of a stable, affordable, and regulated residential lot for manufactured homes. For detailed inquiries about available lots, specific included utilities, or any current services, potential residents are encouraged to contact Buffalo Manor directly at (763) 682-1855 or +1 763-682-1855.
A notable feature, and a significant point of discussion in recent reviews, is the recent change in ownership. The park "was bought out by an investment firm (which is common nowadays)." This transition often brings about changes in management philosophy, rent structures, and potential improvements or alterations to park operations. While some residents are "hopeful for some improvements" under the new owners, there's also an acknowledgement of considerable rent increases, with the sentiment that "investors want to make as much money as possible at the expense of low wage workers and retirees." This dynamic is a critical aspect of the current landscape at Buffalo Manor. It highlights that while the park provides an essential housing option, the economic realities of ownership changes can impact the residents. Despite these challenges, the long-term resident still chooses Buffalo Manor when comparing it to nearby parks, "based on lot size, location, lot rent & amenities," suggesting that even with recent changes, it retains competitive advantages in certain aspects.
For those considering Buffalo Manor Mobile Home Park as a long-term residential solution under the "RV Parks Near Me" umbrella, promotional information would center on its established community, the availability of manufactured home lots, and its competitive standing in the local market. The park's location at 104 Aspen Ave NE places it within Buffalo, MN, offering access to the town's services, schools, and local amenities. Buffalo is a community known for its lakes and recreational opportunities, which could be an appealing factor for residents. The park's longevity and the existence of long-term residents speak to its stability as a housing option. Prospective residents are strongly advised to contact the management to inquire about current lot availability, specific lot rent figures, any included utilities, and details regarding the new ownership's policies. Understanding the current rent structure and any planned improvements or changes is crucial for making an informed decision. While the search term "RV Parks Near Me" might initially bring up facilities for short-term stays, Buffalo Manor represents a viable and often more affordable pathway to stable home ownership in a community setting for those seeking a permanent residence.

Buffalo Manor Mobile Home Park Reviews
I have owned a mobile home in this park for more than 20yrs now. I have seen 3 park managers come & go & have had my minor issues with management & maintanence. I have a Beautiful lot on the end of a street. We have full grown trees & do not have to pay water & sewer. With new owners many of us are hopeful for some improvements. But when I compare this park to other parks near by; based on lot size, location, lot rent & ammenities, today I choose this one!
May 15, 2021 · Dee HuikkoFor a trailer park, it is a decent place to live. However, the park was bought out by an investment firm (which is common nowadays) and they immediately raised the rent considerably. The investors want to make as money as possible at the expense of low wage workers and retirees.
Apr 02, 2021 · Deborah EuerleOwned a home there for many yeas, management were always slow to respond to any issues.sold the place, and the park manager assumed control of the property without filing for the title. Now years later, I am owing taxes because neither management or the new owners want any responsibilty.Horrible place to call home, would not recommend it to an enemy.
Nov 19, 2016 · Randy SchwartzI'm just wondering why they have a guy with a little girl on their page four their trailer park ad. I would say that is a little strange wouldn't you. the places is a dive anyhow we call it the ghetto of Buffalo I think all the crazy people in this town live there. They're not disabled and stealing social security money from people that really need it.
