Based on the available online reviews, there are significant and concerning issues reported by current and former long-term residents of Mc Cook Mobile Estates. Multiple reviews paint a picture of a community that has been in decline, particularly under new ownership and management. These reviews highlight substantial rent increases without corresponding improvements or benefits for the residents, as well as a severely deteriorating infrastructure that poses safety hazards.
One long-term resident of six years notes a significant decline in the quality of the park with each new owner. They report that the rent has dramatically increased from $270 to $425 without any added benefits for the residents. Furthermore, this reviewer describes the infrastructure as "deteriorating horribly," specifically mentioning cracked, broken, and uneven concrete parking slabs and sidewalks that are "dangerous to walk on." Attempts to address these issues with the manager are described as futile, yielding only "excuses or promises" with no actual results. The reviewer also mentions that dogs and cats are allowed to roam freely throughout the property, which could be a concern for some residents.
Another long-term resident who has lived at Mc Cook Mobile Estates for 22 years echoes these sentiments of increasing unhappiness over the past year and a half. They report a $140 increase in lot rent during this period, which they deem "very unreasonable," especially considering the lack of amenities typically found in larger parks, such as a swimming pool, playground, or clubhouse. This reviewer has been complaining about the condition of their driveway for two years, describing cracks and a raised concrete section of about an inch and a half, which they identify as a "tripping hazard" and "very dangerous." Despite these repeated complaints, the issue has not been addressed.
This same long-term resident also details a problem with a park-owned fence separating their backyard from a Super8 motel parking lot. The fence has been on the ground for an extended period (the entire summer and fall leading up to the review) and has not been repaired. This lack of a boundary has resulted in parties and groups of people entering their backyard and leaving a mess that the resident has to clean up. Adding to these concerns, the trash pickup service, which had been reliable for years, was suddenly suspended. Upon contacting the garbage company, the resident was informed that the account was "suspended and will not currently be serviced," leading to the suspicion that the park owners had not paid the bill.
This 22-year resident expresses deep disappointment with the new owners and management, emphasizing that their intention is not to be mean but to honestly inform others about the current situation. They note that Mc Cook Mobile Estates was once a "very happy park," but many residents are now seeking new places to live due to the rent increases and the perceived lack of investment or care from the new management. This long-term resident concludes by stating that they can no longer recommend anyone move to Mc Cook Mobile Estates.
Considering the consistent and serious negative feedback from multiple long-term residents, prospective residents searching for 'RV parks near me' for extended stays or considering Mc Cook Mobile Estates for long-term mobile home living in North Sioux City, SD, should be extremely cautious. The reported issues of significant rent increases without corresponding benefits, severely deteriorating and dangerous infrastructure, unresponsive management, and potential problems with basic services like trash pickup paint a very unfavorable picture of this community.
Information regarding specific services and features offered at Mc Cook Mobile Estates is limited beyond the negative mentions. The lack of amenities like a swimming pool, playground, or clubhouse has been noted. Essential utilities such as water, sewer, and electricity hookups are likely provided, as is trash removal (though currently suspended, according to one review). However, the reliability and quality of these services appear to be in question based on the residents' experiences.
No promotional information is included in the provided data. Given the serious negative feedback regarding the park's condition and management, it is unlikely that there are active promotions to attract new residents. Any potential cost savings from the lot rent compared to other options might be outweighed by the deteriorating infrastructure and lack of management responsiveness.
For local users in North Sioux City, SD, searching for 'RV parks near me' or considering long-term mobile home living, Mc Cook Mobile Estates is a located option. However, the strong and consistent negative feedback from long-term residents regarding significant rent increases, severely deteriorating and dangerous infrastructure, unresponsive management, the free roaming of pets, and even the suspension of trash service should serve as serious red flags. Prospective residents are strongly advised to exercise extreme caution and thoroughly investigate these issues before considering Mc Cook Mobile Estates as a place to live.
Thorough due diligence is essential and should include contacting the management to directly inquire about the reported issues and any plans for remediation. A physical visit to Mc Cook Mobile Estates is highly recommended to personally assess the condition of the roads, sidewalks, and overall infrastructure. Speaking with current residents (if possible) who are not the reviewers might provide additional perspectives on the current living conditions and management responsiveness. Given the severity of the concerns raised, prospective residents should carefully weigh the potential risks against any perceived benefits of this location.
When searching for 'RV parks near me' or long-term housing, safety, infrastructure, management responsiveness, and overall quality of life are paramount. The reviews for Mc Cook Mobile Estates raise significant concerns in multiple of these critical areas. The reported dangerous infrastructure, lack of amenities despite increasing rent, and unresponsive management suggest a community that may not provide a positive or stable living environment. The suspension of essential services like trash pickup is also a major cause for concern.
In conclusion, Mc Cook Mobile Estates in North Sioux City, SD, is a located option for those seeking 'RV parks near me' or long-term mobile home living. However, the available reviews paint a concerning picture of a community in decline with significant issues related to rent increases, deteriorating and dangerous infrastructure, unresponsive management, and unreliable services. Local users are strongly urged to exercise extreme caution and conduct extensive personal research and a site visit to thoroughly assess these serious concerns before considering Mc Cook Mobile Estates as a place to live.

Mc Cook Mobile Estates Reviews
I've been here 6 years and this place has gone way down hill with each new owner. Rent went from $270 up to $425. with no benefit to the residents. Infrastructure is deteriorating horribly. Concrete parking slabs and sidewalks are cracked, broken and heaved or sunk so bad, it's dangerous to walk on them. It does no good to talk to the manager, because all you get is excuses or promises. Never any results. Dogs and cats have a free run of the property.Think very hard before you commit to living in this court.
Apr 23, 2024 · harry minorMy wife and I have lived here 22 years and over the last year and a half have become increasingly unhappy. In the past 18 months our lot rent went up $140.00. Very unreasonable. We have no benefits like the larger parks have like a swimming pool, playground for the kids or a clubhouse. I have complained for the last 2 years about my drive way. There are cracks in it and part of concrete has come up and there is a raise in it about an inch and a half high. This is a tripping hazard and very dangerous and yet they have not taken care of it. I have also complained this entire summer and fall about a fence the mobile home park owns that separates our back yard from the Super8 motel parking lot. The fence was installed by the mobile home park and it is completely on the ground and they have not fixed it. Now we have all kinds of parties and groups of people in our back yard and they leave a mess that I have to clean up. Now this week we have not had our trash picked up yet. The company that does it has been very reliable and customer oriented. I can set my clock to the time every week when they pick up our trash on Tuesday at 6:30 AM. They are a great company. I did call the garbage company and all they would say is that the account is "suspended and will not currently be serviced". This company has been doing our garbage pick up for years and the only thing I can think of that would suspend the account is the owners not paying the bill. This has been an amazing place to live up until now. We are so disappointed in the owners and management of this park. I am not saying these things to be mean, Just to be honest and let everyone know what is happening here. We have had a very happy park in the past but many of the people out here are now looking for a new place to live because all we have seen the new management and owners do is raise the rent. I honestly can no longer recommend that anyone move here...Mike Ewoldt
Dec 12, 2019 · Michael EwoldtThe rising cost of lot rent no way reflects any benefit to the community. It started out as $190 12 yrs ago and now $375 if you live on the lake. Mind you any extended property you pay for, is truly more work for the person that owns the trailer. Not for property managers. So it is very confusing that we would pay more. Also, 2 new owners in a year. Constant rumors this property will be sold for lake front housing. There are 150 families here. North Sioux City offers very LITTLE for affordable housing. I would not move here at this point because chances are it will get sold for profit and MORE expensive homes will go up here. Very disappointing of how little the city I've grown up in cares for people in lower/middle class.
Mar 27, 2020 · Tom MeyerWe agree with the review of Mike, the lot rent has been raised $140 in the last year, also we chose this park because of the no dog policy, well the new owners don’t enforce it and there are more and more dogs around here. One right across the street from us. We moved from a neighborhood of barking dogs and now here they are! Wish we would have never moved here!
