Mesa Dunes Mobile Home Estates Introduce
Mesa Dunes Mobile Home Estates is located at 765 Mesa View Dr in the coastal town of Arroyo Grande, California. Situated in San Luis Obispo County, this mobile home park offers a location that potentially appeals to those seeking a pleasant environment near the Central Coast. While primarily a mobile home community, its location and some of its attributes might be relevant to individuals looking for 'RV parks near me' who appreciate scenic views and a quieter setting for extended stays.
One former resident, who lived at Mesa Dunes in their early thirties, shares a highly positive experience, describing it as their "favorite place I’ve ever lived." They highlight the neighborhood's quiet atmosphere and the kindness of the people within the community. Additionally, they mention the friendliness of employees at businesses in the nearby Craig's Center. This reviewer emphasizes the aesthetic appeal of Mesa Dunes, describing it as "gorgeous" and "clean," and praises the "beautiful views" and "incredible sunsets." Their strong positive sentiment and hope to return someday suggest that Mesa Dunes can offer a very desirable living experience for some residents, characterized by a peaceful environment and a strong sense of community.
In contrast, a more recent review presents a significant concern regarding the cost of living at Mesa Dunes. This individual was initially interested in a "nice place that's reasonably priced" but was taken aback by a reported monthly fee of $2200.00 simply for "living on the grounds." This reviewer expresses considerable skepticism about the value proposition, pointing out that additional expenses such as insurance, taxes, utilities, and potential "fee surprises" would further increase the overall cost. They argue that renting a house or apartment in the area could be similarly priced without these additional fees, upkeep responsibilities, and "owner headaches," concluding that moving to Mesa Dunes would be "pretty dumb." This starkly contrasting view underscores the critical importance of thoroughly understanding all costs associated with living in a mobile home park, particularly the monthly space rent or fees.
Considering these two very different perspectives, it is evident that while Mesa Dunes Mobile Home Estates may offer an attractive environment with a quiet neighborhood, kind residents, beautiful views, and incredible sunsets, the financial aspect, specifically the monthly fees, appears to be a major point of concern for at least one potential resident. This high monthly fee could significantly impact the overall affordability and value proposition of living in the community.
For individuals searching for 'RV parks near me' who might be considering Mesa Dunes for an extended stay, the reported high monthly fees associated with mobile home lots would likely also apply to RV spaces, making it a potentially expensive option compared to other RV parks in the Arroyo Grande area or San Luis Obispo County. While the positive review mentions the beauty and quietness of the location, RVers typically also prioritize factors such as the availability and cost of hookups (water, sewer, electricity), on-site amenities (laundry, restrooms, showers, Wi-Fi), and the size and suitability of the RV sites.
The limited information available does not provide details about specific amenities or services offered within Mesa Dunes Mobile Home Estates. Typically, mobile home parks may offer basic utilities hookups and possibly common areas. For a clearer picture of what Mesa Dunes provides, prospective residents and RVers would need to inquire directly with the management. The significant cost concern raised in one of the reviews makes it particularly important to have a transparent understanding of all fees and charges associated with living in the park.
To make an informed decision about Mesa Dunes Mobile Home Estates, whether for mobile home living or as an extended RV stay, it is crucial to:
- Contact the management directly using the provided phone number: (805) 489-6602 or the mobile number +1 805-489-6602 to inquire about current monthly fees for both mobile home lots and RV spaces (if available for long-term stays), the cost of utilities, any additional fees, the amenities offered, and the terms of residency.
- Visit the park in person to assess the environment, the cleanliness, the views, and the overall atmosphere. If possible, speak with current residents to get a broader range of perspectives on living in the community, beyond the two reviews available online.
- Carefully compare the total estimated monthly costs (including space rent, utilities, insurance, and any other fees) with the cost of renting a comparable house or apartment in the Arroyo Grande area to determine the true value proposition.
- For RVers, specifically inquire about the availability of RV sites, the types of hookups provided, the size and accessibility of the sites, and any amenities specifically catering to RV travelers. Also, confirm the monthly rates for RV stays and any additional charges.
Arroyo Grande is a charming town on the Central Coast of California, known for its pleasant climate, scenic beauty, and proximity to beaches and other attractions. The positive review of Mesa Dunes highlights its advantageous location in terms of views and the surrounding community. However, the significant cost concern raised in the other review cannot be overlooked. Potential residents and RVers must weigh the perceived benefits of the location and environment against the reported high monthly fees to determine if Mesa Dunes Mobile Home Estates aligns with their financial considerations and lifestyle needs.
In conclusion, Mesa Dunes Mobile Home Estates in Arroyo Grande, CA, appears to offer a potentially attractive living environment with a quiet neighborhood, friendly residents, and beautiful views, as indicated by one positive review. However, a critical concern has been raised regarding the high monthly fees associated with living in the park, which one potential resident found to be unreasonable when compared to other housing options in the area. For those considering Mesa Dunes, whether for mobile home living or as a longer-term option within the context of 'RV parks near me,' a thorough investigation into all associated costs is essential to make an informed decision. The beauty and community aspects should be balanced against the financial implications to determine if Mesa Dunes represents a viable and valuable living or extended stay option.

Mesa Dunes Mobile Home Estates Reviews
Lived here in my early 30’s - Favorite place I’ve ever lived. Neighborhood is quiet and the people are kind. The employees in the Craig’s Center businesses down the street are all so friendly. Mesa Dunes is gorgeous, clean, the views are beautiful and the sunsets are incredible. I hope to move back someday.
Oct 23, 2023 · Aly ClausI was looking at a nice place that's reasonably priced at Mesa Dunes. Then I found out they want a monthly fee of $2200.00 for living on the grounds. WHAT? Holy Crap then add insurance, taxes utilities and any other fee surprises. I can rent a house or apartment for close to that and have no fees, upkeep, repairs, owner headaches. Pretty dumb to move there. What a sack of *rap.

Feb 22, 2025 · Jenny LigonDo not EVER move here, even if you can afford it! The manager and owner and the manager assistant are all awful! I lived there for 6 years and when I moved out they wouldn’t return my $150 deposit, as if they needed it. They don’t tell you that there is a section of the park on rent control, so they lock you into 10 yr contracts where the space rent goes up between 4% & 6% annually! And the space rent is different for everyone. Mine was $1330 just in space rent! (Started at $800 in 2017. That’s how quickly it increased.) Plus I had to pay my mortgage on top of that! I never had any landscaping in the “backyard”, which was practically a hallway, because nobody used it or went back there. But in order to move out, they said I had to landscape the backyard. Why couldn’t the new buyer landscape how they wanted? Maybe they didn’t want wood chips back there like I put down?? But if you don’t comply they won’t approve your buyer to get out of there. My house was in escrow for 28 days and I was all packed, rented U-Haul, found a new home, and ready to move and start a new life. Then on the 29th day of escrow they declined my new buyers….buyers who were paying cash, mind you. They said the buyers didn’t have enough income to qualify, even though they were employed and wouldn’t have a house payment. It took another full year and $60k in price reduction before I was able to find another buyer to unload my house. I had to keep paying space rent and mortgage all year on a vacant house, or they would have gotten ownership of it. That happened to the girl who lived across the street from me. She lost her house because she couldn’t sell it and couldn’t afford the rent after she moved out. Anyway, the manager and owner have way too much control over you when you live there. The so-called amenities are not worth it. Oh, but they do have an annual picnic where this multimillion dollar owner gives the residents a free hotdog and drumstick. Maybe that’s enough appreciation for some people to want to stay. I , however, do NOT recommend it AT ALL! Buyer beware!!
