I could go on and on about how miserable it is here. I have lived here for years and it's only gotten worse.Rules are barely enforced, except for when things escalate to the point of threatening eviction. We haven't had an update to our lease in ages but we're expected to just do whatever we're told and submit to outrageous rent increases, lest we end up HOMELESS.The property manager, Roy, lies constantly to me and just about every other tenant. Rent increases are CEASELESS and given WITHOUT WARNING and are for non-existent "improvements"... What improvements? All that's changed here in a good half a decade are the shiny new mobile homes installed conveniently in the *front* of the trailer park, to make the place look good, no doubt. How do new homes benefit current tenants if rent is gonna keep rising? Do the tenants in front even know what's going on just up the road? We're penalized for trash buildup when we can't even take out our trash because there is just ONE lonely little dumpster for an ENTIRE neighborhood, even though the manager's yard might as well be a junkyard! He tells us to just go to the dump, but what about his yard? Not to mention what's ATTRACTED to all the backed-up garbage: fire ants and paper wasps and flies everywhere (great for kids, right?), mice that infest and rats the size of footballs, raccoons and possums seen nightly, stray cats and loose dogs galore. Can't even have a garden or a nice yard because of animal poop and unauthorized yardwork/digging (to fix ever-leaking water pipes...). Trash is left and blown around so badly that it's in EVERYONE'S yard, even the people who have the time to routinely go to the dump.On the website for this place, it states that utilities are included in the rent... so why are we being forced to pay for utilities separately? And to pay a bill for a sewer we don't use?The owner of the property is kept secret – I'm going to find out who it is eventually, though. It's a matter of public record. I know that they likely already know about conditions here, but the fact that nobody is speaking up is why we are all being used & sapped of all we have.Do not rent here. You will get stuck in a situation that will leave you financially ruined & likely give you bedbugs as a parting gift. - Sir Fuzz Bee

Midtown Estates Mobile Home Park Introduce

For our users in Singapore exploring the category of "RV parks near me" with a potential interest in long-term stays or even considering a transition to mobile home living in the United States, it's crucial to thoroughly evaluate all available options. Midtown Estates Mobile Home Park, located at 148 Midtown Park Cir Ln, Harriman, TN 37748, USA, has received recent customer feedback that paints a concerning picture of the living conditions and management practices at this property. It is important to note that while the platform category is "RV parks near me," this specific listing is for a mobile home park, which typically caters to longer-term residents and may have different regulations and amenities compared to a traditional RV park designed for transient travelers.

One long-term resident expressed profound dissatisfaction, stating, "I could go on and on about how miserable it is here. I have lived here for years and it's only gotten worse." This sets a serious tone and suggests a pattern of declining living conditions over time, which is a critical consideration for anyone contemplating residing at Midtown Estates Mobile Home Park.

The reviewer raises significant concerns regarding the enforcement of rules, noting that they are "barely enforced, except for when things escalate to the point of threatening eviction." This inconsistency in rule enforcement can lead to a chaotic and unpleasant living environment for residents. Furthermore, the lack of updated leases coupled with "outrageous rent increases" given "WITHOUT WARNING" creates financial instability and insecurity for tenants, raising the specter of homelessness for those who cannot afford the escalating costs. This practice stands in stark contrast to the transparency and fair treatment one would hope for in any long-term living arrangement, including those found within the broader "RV parks near me" category that might offer extended stay options.

A particularly damning accusation is directed at the property manager, Roy, who is described as someone who "lies constantly to me and just about every other tenant." Trust and open communication with property management are essential for a positive living experience. Allegations of dishonesty erode this trust and can create a hostile and stressful environment for residents. The "ceaseless" and "unwarned" rent increases, purportedly for "non-existent 'improvements'," further fuel the tenant's frustration and raise questions about the ethical practices of the management.

The reviewer points out a perceived disparity in property maintenance, noting that the only visible "improvements" in a significant period are "shiny new mobile homes installed conveniently in the *front* of the trailer park, to make the place look good, no doubt." This suggests a prioritization of appearances for potential new residents over addressing the needs and concerns of existing tenants living further within the park. The question of how these new homes benefit current residents while their rent continues to rise without tangible improvements to their living conditions is a valid one.

Waste management appears to be a major issue at Midtown Estates Mobile Home Park. The presence of "ONE lonely little dumpster for an ENTIRE neighborhood" is clearly inadequate and leads to "trash buildup." Residents are then "penalized for trash buildup when we can't even take out our trash." The suggestion by the manager to "just go to the dump" places an unfair burden on tenants. This situation is further exacerbated by the alleged state of the manager's own yard, described as potentially being a "junkyard," highlighting a double standard in expectations for property upkeep.

The consequences of inadequate waste management are severe, according to the reviewer. The accumulation of garbage attracts pests such as "fire ants and paper wasps and flies everywhere," posing health risks, particularly for children. More alarmingly, the presence of "mice that infest and rats the size of footballs, raccoons and possums seen nightly, stray cats and loose dogs galore" indicates a significant problem with vermin and stray animals, making it difficult for residents to enjoy their outdoor spaces or maintain clean and safe living conditions. The inability to have a garden or a nice yard due to "animal poop and unauthorized yardwork/digging (to fix ever-leaking water pipes...)" further detracts from the quality of life at the park.

The issue of trash extends beyond the designated dumpster area, with trash being "left and blown around so badly that it's in EVERYONE'S yard." This suggests a lack of overall cleanliness and maintenance within the park, impacting the aesthetic appeal and potentially the health and safety of all residents.

A significant discrepancy is highlighted regarding utilities. The reviewer states that "On the website for this place, it states that utilities are included in the rent... so why are we being forced to pay for utilities separately? And to pay a bill for a sewer we don't use?" This is a serious contradiction and suggests potential misinformation or deceptive practices. Being charged separately for utilities that were advertised as included can significantly impact a resident's budget and raises questions about the transparency and honesty of the park's management.

The secrecy surrounding the property owner is another point of concern. The reviewer mentions that "The owner of the property is kept secret." While they intend to uncover this information through public records, the lack of transparency regarding ownership can make it difficult for residents to address grievances or hold the responsible parties accountable for the conditions at the park. The reviewer believes that the owner is likely aware of the issues but that a lack of collective action has allowed the current situation to persist.

The concluding advice from the long-term resident is stark and unequivocal: "Do not rent here. You will get stuck in a situation that will leave you financially ruined & likely give you bedbugs as a parting gift." This strong warning underscores the severity of the problems experienced by at least one resident and should be taken very seriously by anyone considering Midtown Estates Mobile Home Park as a potential living situation within the broader "RV parks near me" category, especially if considering a long-term stay with an RV or a move to a mobile home within the park.

Given the overwhelmingly negative feedback concerning management practices, lack of maintenance, pest infestations, and potential financial exploitation, it is impossible to recommend Midtown Estates Mobile Home Park based on the information available. For local users in Singapore exploring options within the category of "RV parks near me" for future relocation or long-term stays in the Harriman, Tennessee area, it would be prudent to thoroughly research alternative locations and carefully consider the potential risks associated with this particular mobile home park as described by a long-term resident. Direct contact with the park using the provided phone numbers – (865) 353-9353 or mobile +1 865-353-9353 – might provide additional information, but the serious nature of the reported issues warrants extreme caution.

In conclusion, the environment at Midtown Estates Mobile Home Park, based on the provided review, appears to be deteriorating, plagued by trash, pests, and a lack of maintenance. Services and features are not detailed, but the discrepancy regarding included utilities is a major concern. No promotional information is available, and the overall picture painted by a long-term resident is one of mismanagement and neglect. Anyone considering this location within the context of "RV parks near me" for a long-term stay should proceed with extreme caution and seek alternative options if possible.
