New Holland is a borough in Lancaster County, Pennsylvania, situated in the heart of Pennsylvania Dutch Country. The environment around New Holland is characterized by its picturesque farmlands, a slower pace of life, and a strong sense of community. Mill Creek Estates' location on Emily Lane suggests a residential setting within this region. While the natural beauty and peaceful atmosphere of Lancaster County might be appealing to those seeking a long-term RV stay, it is crucial to consider the specific conditions and management practices within Mill Creek Estates itself, as indicated by the available customer feedback.
The online customer reviews for Mill Creek Estates paint a concerning picture of the management and overall living experience. One reviewer described a deteriorating situation, stating that the park "Continues to get worst!" This individual highlighted issues with the management's unresponsiveness to maintenance requests, specifically mentioning a poorly installed sidewalk that causes drainage problems, leading to muddy conditions affecting their property. Furthermore, they alleged that while the management neglects necessary repairs, they are quick to issue fines for residents who do not comply with their demands. The reviewer also expressed concern over the alleged "constantly threatening eviction to elderly on fixed income!" and the owners' refusal to communicate with residents, concluding with a strong desire to leave the community.
Another reviewer, who lived in Mill Creek Estates with their parents for over three years, echoed similar sentiments regarding the management. While acknowledging that the "Park was clean and organized," they described the management as "nitpicky, rude and downright nasty." This reviewer recounted instances of being belittled when trying to advocate for their older parents and noted the increasing land prices. They also corroborated the claim of threatened evictions over "the most ridiculous things!" Ultimately, this reviewer strongly advised against recommending Mill Creek Estates.
Given these overwhelmingly negative reviews concerning the management's conduct, lack of responsiveness to maintenance, increasing costs, and alleged intimidation tactics, anyone considering Mill Creek Estates for long-term RV living should proceed with extreme caution. As a mobile home park, its primary focus is likely on providing long-term residential sites for manufactured homes. However, even if RVs are permitted for extended stays, the reported issues with management and the overall living environment could significantly impact the quality of life for RV residents. It is imperative to contact the management directly to address these serious concerns and inquire about the policies and practices in place.
For those who still wish to inquire about potential long-term RV sites at Mill Creek Estates when searching for "RV parks near me," essential questions to ask include:
- Does Mill Creek Estates offer designated RV sites or allow long-term stays for RVs on any of their lots?
- What types of utility hookups are available at potential RV sites (e.g., electricity, water, sewer)?
- What are the amperage of the electrical hookups available?
- Is there a dump station facility accessible for RV residents?
- Are there any specific amenities or services provided for RV residents, such as laundry facilities, restrooms, or shower facilities?
- What are the lease or rental terms and associated costs for RV sites, including monthly rates, security deposits, and any additional fees?
- What are the community rules and regulations that would apply to RV residents?
- In light of the negative reviews regarding management and maintenance, what assurances can you provide regarding the current management practices and the upkeep of the park's infrastructure?
- What procedures are in place for addressing resident concerns and maintenance requests?
- What are the policies regarding rent or land price increases for RV residents?
The strongly negative feedback regarding the management and living conditions at Mill Creek Estates raises significant concerns that outweigh any potential benefits of its location in the New Holland area. Prospective RV residents must prioritize their well-being and access to fair and respectful management. The reported issues of neglect, intimidation, and increasing costs suggest a potentially unfavorable living environment.
Currently, there is no information to suggest any positive promotional offers for new residents at Mill Creek Estates. Given the negative reviews, it is unlikely that there are any incentives being highlighted. However, it would still be prudent to inquire about any potential discounts or special rates for long-term RV stays, although any such offers should be carefully weighed against the reported negative aspects of living in the park.
In conclusion, for individuals searching for "RV parks near me" in the New Holland, PA area, Mill Creek Estates is a mobile home park with concerning online customer reviews. The feedback highlights significant issues with management conduct, maintenance neglect, increasing costs, and a generally unhappy resident population. Prospective RV residents are strongly advised to exercise extreme caution and thoroughly investigate these issues by directly contacting the management at (717) 355-9491 or +1 717-355-9491. It is crucial to seek clear and satisfactory answers to the concerns raised in the reviews before considering Mill Creek Estates as a viable option for long-term RV living. The negative feedback suggests that other "RV parks near me" in the New Holland area may offer a more positive and stable living environment.

Mill Creek Estates Reviews
Continues to get worst! Manager is not approachable as she has refused to redo sidewalk which was installed by her direction and fills with rain water. My wooden steps and porch are constantly dirty and muddy due to sidewalk condition and dirt and mud tacked into house. They won’t fix but demand you fix what they want or they now fine you! Constantly threatening eviction to elderly on fixed income! Owners refuse to speak with residents. I would gladly sell home back to them for moving expenses. Many unhappy residents here with constant rule changes and no freedom to live happily.
Mar 29, 2025 · Richard StabpLived here with my parents for just over three years. Park was clean and organized, I’ll give it that. Management was nitpicky, rude and downright nasty. Called them a few times to try to advocate for my older parents and was belittled. The land prices kept going up. They threatened eviction over the most ridiculous things! Over all I wouldn’t recommend Mill Creek Estates at all.
Apr 04, 2025 · Elicia GansThe lots and newer manufactured homes look nice. However, who could afford $650+ a month lot rent? So you have to buy a manufactured home at a cost of $100-$175,000+, and you're paying a mortgage on that, PLUS $650 lot rent? Might as well go see what you afford in a REAL house or row home somewhere where there's no HOA to contend with. To top it off, they're charging you for an INDOOR CAT? LOL!!! If that doesn't scream "Crooks!" I don't know what does. I can't see how any of these places are "affordable living" anymore. I've seen some lot rents in Lancaster at $800/month now! INSANE! Fugg these greedy azz corporations who are buying up all these parks and raising rent to astronomical heights!
Feb 11, 2025 · Fug DizplaceLived here for quite awhile porch stained lousy had to redo. Can't understand why people have to pay for indoor cats. And the home owners have to ask permission to buy things(screen doors etc) And the owners keep increasing lot rent (soon they will increase it so much people will not be able to afford living here.
