I really do like this place.My Mother lived here for 25 years.We have roots here.I have 2 comments.One, it think the people who live in this park should make the rules by which we live.The rules should not be made by corporate managers who do not live here. We are handed 23 pages of rules and threatened with eviction if we don't comply. Rules we didn't get to choose or vote on.Let IPG take our money and leave us in peaceSecond. IPG also decided that it doesn't suit their bottom line to heat the pool. So we can actually use it less than half the year.I'm paying $50 a month to walk my garbage up to the dumpster. I think they could heat the pool.Thank you for letting me share.

Dec 30, 2024 · Bill TrammellI love where I live. and care about my neighbors. Sadly, the owners are in it for the money (cash cow) and show no empathy, even love, for the elderly in the park. Some residents are on fixed income, many are disabled, and sadly a few have onset dementia. This community has a high turn-over of residents due to death.Why would any company or entity purchase an over age fifty-five community (senior community) and not care about the residents or park as a whole?The park was purchased in 2016 and has suffered maintenance issues which have gone unrepaired since the company took over. [They] had tried to make us pay for road repaving and/or resurfacing. We voted that down.In the meantime, [they] are attempting to fill thirty-five new home sites. [They] are pouring money into that venture, while the original park roads are dilapidated. Other infrastructure issues go unrepaired. The trees which make our park beautiful have not been trimmed in eight years (unless a resident pays for the service). Many are overgrown and spindly. Branches are falling on a regular basis and widow-makers abound ... Injury, property damage, and even death is possible.Most residents have moved here to live out the rest of our lives after raising families and retiring from our careers. There are widows, widowers, and a few couples. We look out for each other as best as we can. For example, Mill Villa Estates in Jamestown, a once very affordable place for seniors to retire, is owned by a corporation that cares nothing for the residents. They are continually looking for and/or finding ways to jack up the costs of utilities, i.e., water rates. [They] are considering making the residents pay for the corporation's required operating insurance costs. This once beautiful (it still has some great character) mobile home park is in dire need of many infrastructure repairs, and the streets are crumbling. The water system is in constant repair, and recently, the water has been found to be filthy with mud and silt. The owners of this park are an investment property group known as IPG, based out of UTAH with a satellite office in Irvine, CA.Gee, wiz, the residents should be thankful they have a place to live. Well, not for long for some. IPG finds ways to increase its bottom line on the backs of Grandma and Grandpa and eventually forces them out of their homes (some have lived here for over forty years) due to living costs exceeding income.There is not one entity or government agency that will advocate for the seniors in this state, and I do not blame the governor for this. The one agency that is supposed to assist in ALL matters of mobile home parks in California is mired in bureaucracy. The Housing and Community Development Department (HCD) does not take the time needed to investigate these wealthy and greedy corporations.Pure white filter ready to be installed.

Aug 10, 2023 · Rick VargasI have lived in Mill Villa estates for 10 plus years. Since the new owners have come in and done new construction. Which is very shabby construction. Melvilla has changed. The new owners only care about their new mobile homes. We have had two close calls with fires. Are fire safety here needs to be addressed. Their new homes are too close. Like I said it used to be a great Park not anymore.
