Monument Creek Manufactured Home Community Introduce
Located at 85 Sunflower Rd #216 in Colorado Springs, CO 80907, USA, Monument Creek Manufactured Home Community offers a residential setting for individuals and families seeking long-term housing. While the platform category "RV parks near me" typically caters to short-term recreational vehicle stays, manufactured home communities like Monument Creek provide a more permanent living arrangement where residents often own their homes and lease the land. Understanding this distinction is crucial for local users seeking housing options.
Based on the available customer reviews, Monument Creek Manufactured Home Community presents a mixed picture of the living experience. One resident describes it as a "relatively new trailer park" that has transitioned some trailers into smaller "apartments." This suggests a variety of housing types within the community. Positively, this reviewer notes that the park is "usually pretty clean" and offers an adequate number of waste disposal facilities, including dumpsters and dog waste bins. They also highlight a friendly atmosphere, describing a "real neighborhoodly feel," which can be a significant draw for those seeking a sense of community. Furthermore, the presence of a "really nice trail for skating and walking the dogs" is a notable amenity, offering recreational opportunities for residents and their pets.
However, another, more extensive review paints a significantly less favorable picture. This resident expresses strong dissatisfaction, characterizing the park as "horrible" and alleging that the management "hates its residents." A core complaint revolves around the business model, which is described as prioritizing the frequent turnover of residents to facilitate higher rent increases. The reviewer states that "the rent is increased every year but not a single dime is reinvested back into the park," indicating a perceived lack of improvement or maintenance despite rising costs for residents.
Several specific maintenance and amenity issues are raised in the negative review. The playground, described as the only amenity offered, is reportedly "forever taped off," rendering it unusable. Parking is labeled as "horrendous," exacerbated by the allowance of vehicle storage in public spots, excluding those near the office. The presence of "Potholes throughout" suggests neglect of the park's infrastructure. Furthermore, the reviewer alleges "several infestations throughout - raccoons, mice & a termite-like flying beetle," claiming that management's approach of treating individual units only pushes the problem to neighboring homes, with management allegedly stating it's "not their problem." Concerns are also raised about "Rotting trees on the property threaten houses," with accusations that management has failed to take action despite city orders for mitigation.
Beyond physical maintenance, the negative review also criticizes the park's policies and management style. Residents reportedly feel "set up for failure with antiquated policies that severely punish even the slightest infraction." There is a perceived double standard where "They demand residents take care of the park's property but management/leadership refuses to set any examples to follow." The reviewer concludes with a strong statement of dissatisfaction, asserting "It's clear through their actions (or non-actions) that RHP does not care about its property or its residents," and that "residents are treated like criminals." This paints a concerning picture of the management-resident relationship.
Considering the category "RV parks near me," it's important to reiterate that Monument Creek Manufactured Home Community is not primarily designed for short-term RV stays. While some manufactured home communities might accommodate RVs on a temporary basis, their primary focus is on providing long-term residential lots for manufactured homes. The services and features are geared towards permanent living, including utility hookups for each lot (water, sewer, electricity), waste management, and maintenance of common areas (though the negative review suggests shortcomings in this aspect at Monument Creek).
Features of Monument Creek, as gleaned from the reviews, include a sense of neighborhood and the availability of a walking/skating trail. However, these positive aspects are overshadowed by the serious allegations of mismanagement, neglect of infrastructure, and a perceived adversarial relationship between management and residents. The mention of small "apartment-like" trailers suggests a potentially more affordable entry point into homeownership or long-term rental, but this benefit may be negated by the reported negative living conditions.
Promotional information is not explicitly provided. However, the negative review includes a call to action from a resident interested in forming a Homeowners Association (HOA) to potentially purchase the park. This indicates a significant level of resident dissatisfaction and a desire for change in ownership and management. This is not a promotion by the park itself but rather a reflection of the current resident sentiment.
Prospective residents considering Monument Creek Manufactured Home Community should carefully weigh the contrasting reviews. While the park may offer a sense of community and a nice trail, the serious allegations of poor management, lack of reinvestment, maintenance issues, and negative resident treatment are significant concerns that warrant thorough investigation. It is strongly recommended that potential residents contact the park management directly at (719) 632-5400 or +1 719-632-5400 to inquire about current conditions, policies, and any ongoing issues. Visiting the property and, if possible, speaking with current residents independently of management would also be crucial steps in making an informed decision about long-term residency at Monument Creek Manufactured Home Community.

Monument Creek Manufactured Home Community Reviews
It's a relatively new trailer park. The problem is that the trailers were turned into apartments, so they're pretty small. It's usually pretty clean and there are plenty of dumpsters and dog waste bins. Everyone is pretty nice too. It has a real neighborhoodly feel. More important theres a really nice trail for skating and walking the dogs.
Mar 07, 2025 · Jimmy GravittHorrible park that hates its residents. The business model is to churn through residents in pursuit of higher rent fees. The rent is increased every year but not a single dime is reinvested back into the park. The playground is forever taped off & it is the only amenity offered. Parking is horrendous, with vehicle storage allowed in any public spot, save those by the office. Potholes throughout. Residents are consistently set up for failure with antiquated policies that severely punish even the slightest infraction. They demand residents take care of the park's property but management/leadership refuses to set any examples to follow. There are several infestations throughout - raccoons, mice & a termite-like flying beetle. Treating one unit simply pushes it onto neighbors - but management says that's not their problem. Rotting trees on the property threaten houses, but no mitigation despite the city ordering it. Promises made but never kept. Zero appreciation - residents are treated like criminals. It's clear through their actions (or non-actions) that RHP does not care about its property or its residents. If any resident is interested in forming an HOA to buy these jerks out & own our own land, hmu, I've been researching this & it's not as difficult as it appears.
Oct 05, 2024 · Jelindra HiamNOT family friendly. No respect for the elderly.Park WAS clean, happy, friendly.. Nothing here was stigmatic.. Owner only park. All the dogs, kids and people are super friendly!However---New management. They pick apart everything. They have threatened or fined everyone from the oldest couple in the park for fencing (not unsighlty) to the children's parents for them having toys! Fined in the middle of the first day of school break?!?!?! Guy legitimately drive around yesterday siting parents for being outside and having outside things! If he didn't see you in your yard or your kids were yard hoping, he fined you! If he could see anything in your yard--- he wrote a warning!?But did he fine his favorite home?(one of the most unsightly yards and smells in the whole park?!) The one using both sides of the streets to park her personal company on? The one whose often blocking the road from others passing bc you feel the need to park your cart to talk with her? No!Did he fine the lady whose had a pile of bricks sitting in the middle of her driveway for 14 months? No! But he fined the couple trying to renovate, for having a having renovation dump bag for 2 weeks. They demand an approval process for something as simple as touching up your paint trim... was just annoying bc youd ask and have to wait about 48 hours for approval, now a 5 min job takes a 5 week turn around. They canceled the use security for miscreants.... so this summer ought to be interesting. No more communication. No more community events.Anyone looking to buy? We will gladly sell!Kids, elderly are not clearly not welcome by management nor is anyone looking to update a home.
Jun 01, 2024 · AshleyWe've been living here now for 9 years. Very quiet. Amy the manager is amazing. One concern though,it seems there are quite a few stray dogs.EDIT-august September. The new manager is a perfectionist. My son mowed and weed walked. YetApparently we didn't do it right. I asked for pictures and legitimately one weed in the back was missed and one in the front. I seriously wonder if this is a gaslighting by management. They don't even pay Steve the maintenance guy extra for so much hard work.
Oct 11, 2024 · Lisa Barrive lived here 20yrs. is quite and i like it that way. im the only noght owl living here. i like it that way too.Update March 2024:as of recently and by that i mean in the last few days the park management has post a dry erase board that states NO ONE IS ALLOWED TO BE PARKED ON THE STREET LONGER THAN 5HRS PER 24HR PEROID. this dry erase board is the notice for the change bout parking on the street. and no offense to whomeveer wrote that notice but theyshouldve taken their time to write it because its very difficult to read. but there was no notice given for no overflow/overnight parking on the side of the clubhouse/office. before you were allowed to park on the side of the office from when the office closed mon-fridsy til 8am the next morning then you must move your vehicle. if all the overflow parkings are full we must park up the street outside the trailer where it is very poorly lit and not on property.by the way im not complaining, just thought id put it out there
