Mulberry Acres Mobile Home Park Introduce
For local users in the Jackson, Missouri area searching for "RV parks near me" as a potential long-term living solution, or exploring various housing options, Mulberry Acres Mobile Home Park, located at 158 N Legend Dr, Jackson, MO 63755, presents a mixed picture based on recent customer reviews. While the platform category is "RV parks near me," this introduction focuses on the property as a mobile home park, as indicated by its name and the content of the available reviews. These reviews offer contrasting perspectives on the community and living conditions that prospective residents, including those with RVs seeking long-term stays, should carefully consider.
One of the reviews offers a positive sentiment, with a former resident stating, "I used to live here and it has amazing neighbors. The trailer park is very clean to has a bunch of kids. 5 stars all the way!" This feedback highlights a potentially strong sense of community and a family-friendly environment, with clean surroundings and friendly neighbors. These aspects can be significant draws for individuals or families looking for a welcoming and community-oriented place to live, whether in a mobile home or potentially a long-term RV setup if permitted by the park.
However, another, more recent review presents a starkly contrasting and highly concerning perspective. The reviewer strongly advises, "PLEASE DO NOT MOVE HERE!!!!" and proceeds to detail severe issues with the living conditions within the mobile homes. They allege that the management misrepresents the condition of the trailers, claiming they are "clean and brand new on the inside or ‘just redone’" when, in reality, they are "infested with bed bugs, ants, roaches, and BLACK MOLD." These are significant health and safety concerns that would severely impact the quality of life for any resident.
The reviewer further claims that the management is uncooperative when residents provide evidence of these infestations and request remediation, stating that they "Won’t even work with you when you provide evidence and ask for them to be taken care of." This lack of responsiveness to serious habitability issues is a major red flag regarding the management's commitment to the well-being of their tenants. The reviewer describes their experience as the "Worst experience ever," especially as it was intended to be their "first home away from home," indicating a significant level of disappointment and distress.
The presence of black mold is particularly concerning due to its potential health risks, including respiratory problems and allergic reactions. Infestations of bed bugs, ants, and roaches can also lead to significant discomfort and hygiene issues within a living space. The reviewer's assertion that the management is unwilling to address these problems suggests a potentially negligent approach to maintaining habitable conditions within the park's trailers.
Given the severity of the allegations in the negative review, it is difficult to ascertain reliable information about the environment, services, and features of Mulberry Acres Mobile Home Park. The positive review focuses primarily on the neighborly atmosphere and cleanliness of the park itself, but does not provide details about amenities or management practices. The negative review, on the other hand, paints a picture of poorly maintained homes and unresponsive management.
It is important for local users searching for "RV parks near me" to determine if Mulberry Acres Mobile Home Park offers accommodations for RVs at all. As a "Mobile Home Park," its infrastructure and regulations are likely geared towards long-term residents in manufactured homes rather than short-term or even long-term RV stays. If RVs are permitted, the stark contrast in the provided reviews regarding the condition of the existing structures and the responsiveness of the management would still be highly relevant, as it could indicate a general lack of upkeep and tenant support within the entire property.
Information regarding specific services and features, such as laundry facilities, recreational areas, pet policies, or maintenance services for residents (beyond the alleged lack of it within the homes), is not provided in the reviews. Similarly, no promotional information, such as special rates or incentives for new residents, is mentioned.
The conflicting nature of the two reviews necessitates extreme caution for any prospective resident. While a friendly community is a significant asset, the serious allegations of pest infestations, black mold, and uncooperative management in the negative review cannot be ignored. Local users considering Mulberry Acres Mobile Home Park for any form of long-term housing, including potential RV stays, should conduct thorough due diligence. This might involve attempting to contact current residents (if possible), visiting the property to assess its overall condition, and directly and thoroughly questioning the management about their pest control policies, maintenance procedures, and tenant support services.
In conclusion, Mulberry Acres Mobile Home Park in Jackson, MO, presents a complex and potentially risky option for local users searching for "RV parks near me" or other long-term housing. While one review praises the friendly neighbors and cleanliness of the park, another provides alarming details of severe pest infestations, black mold, and uncooperative management within the mobile homes. This stark contrast suggests significant inconsistencies in the living conditions and management practices. Prospective residents must exercise extreme caution, thoroughly investigate these discrepancies, and prioritize their health and safety when considering this property. Without further information to corroborate the positive aspects or refute the negative claims, Mulberry Acres Mobile Home Park cannot be recommended without significant reservations.

Mar 26, 2025 · Heather CowsertPLEASE DO NOT MOVE HERE!!!! These people will tell you their trailers are clean and brand new on the inside or “just redone” when in reality they are infested with bed bugs, ants, roaches, and BLACK MOLD. Won’t even work with you when you provide evidence and ask for them to be taken care of. Worst experience ever and this was supposed to be my first home away from home.
Jun 16, 2024 · Taylor CookCan't keep the water on for one day. I'll go to use the sink or bathroom and there is no water almost all the time. Hot water will only stay on for about thirty minutes. And on top of that when we got the trailer it had only one lock on the front door and back.
Mar 18, 2024 · RedDevillOwners/ managers only care about form over function.. every time I've told them about a problem it gets completely ignored.. meanwhile I get complaints about the yard being more than 3" every few months or so.. unless it's the only option I wouldn't move back in.. also they charge you they say after they warn you about your yard.. as someone who works nights this is very unmanageable some weeks
Sep 12, 2024 · Lord HuffamonkyI have been in mulberry acres park for 21 years and I have seen a lot of managers come and go we had Monty who was my favorite and first one than a group of lender who formed corporate company investors in the park and I must say that I only know of 5 neighbors in my park all the year's we still have a lady who lives up by new York city and owned townhouses out east. She has always been very nice and accessible when you need to call her. That is the owner's address now. Karen has done a lot of finish up Ann and her job gotta say that the journey is very ruffle feathers that some people don't like. Me I have stayed in my dead end of the street and I don't talk to 4 people who lived across from meVery nice folks. I have managed this 21 yrs now and I am 80 yrs old. My problem is that I moved into here we were to get free pickup at the driveway when we got something to big too haul to dumpster and I have some things I have to get moving to the dumpster that is and was the agreement that I first signed up for. Now we have had so many rules and regulations changed it gives us a very bad reputation. I have followed my rules. But I had a dog who the children play with and they don't want you to do that with the kids in the park so I was forced to give up my dog Baxter or moved out. Knows that I couldn't afford to move out of the park. So I think that it is your choice and reading this longer list of rules. Make sure that it doesn't effects your family and children. Other wise I am happy in my corner and I don't bother anyone even Karen. Good luck and I love my lot.
