Northview Estates Manufactured Home Community Introduce
Northview Estates Manufactured Home Community, located at 1510 2nd St, Fennimore, WI 53809, USA, positions itself as a residential manufactured home community. While primarily catering to long-term residents in manufactured homes, it may appear in searches for "RV Parks Near Me" due to the common association and occasional overlap in services or the general category of parks for mobile dwellings. However, it's crucial to understand that Northview Estates is fundamentally a manufactured home community, differing significantly from a typical RV park designed for temporary stays. This introduction aims to provide an objective overview based on available information, including direct customer feedback.
Northview Estates is situated in Fennimore, Wisconsin, a city described as "friendly" with "hometown charm" in Southwest Wisconsin. The community is conveniently located approximately 1 mile from Downtown Fennimore, providing residents with relatively easy access to local amenities such as Bender's Foods and Just Like Home Country Market for groceries, and local restaurants like Friederick's Family Restaurant and Cottonwood Sports Bar. The broader area offers natural attractions, including hiking trails at Oakwood Nature Park and noted trout fishing streams, appealing to those who enjoy outdoor activities. The community itself is within a top-rated school district, which can be a significant draw for families. The general environment of Fennimore is that of a rural Wisconsin town, which typically implies a quieter pace of life and a connection to nature. While not explicitly detailed in reviews, a manufactured home community generally consists of individual homes on leased lots, with shared roads and common areas. The aesthetic appeal of the community environment is subject to individual interpretation and maintenance standards, which will be further discussed based on resident feedback.
Northview Estates is an all-age manufactured home community managed by Bayshore Home Sales. According to their promotional materials, the community is designed for the "convenience of our residents" and emphasizes "beautifully landscaped grounds and contemporary amenities planned with your family in mind." Stated amenities include community events, covered mailboxes, and an on-site sales office. They also highlight an aim to make home ownership a reality, offering incentives such as move-in bonuses, referral rewards, and free site rent for a limited period. They also state that it is a pet-friendly community. The contact information for Northview Estates is (608) 822-3043, with a mobile phone alternative at +1 608-822-3043. The presence of an on-site sales office suggests a focus on the sale of manufactured homes within the community, rather than solely renting out lots. The community's primary service is providing a long-term residential solution through leased land for manufactured homes. Unlike many RV parks, it is not primarily set up for short-term recreational stays, though the overarching "RV Parks Near Me" category might encompass broader mobile dwelling options. The operational aspects of the community, particularly regarding management and rule enforcement, have been a point of significant discussion in customer reviews.
From a promotional standpoint, Northview Estates emphasizes community and ease of homeownership. The marketing suggests a professionally managed environment with "experienced and professional management staff." This is aimed at attracting individuals and families looking for a stable, affordable housing option that offers a sense of community. The proximity to local schools and attractions, combined with a pet-friendly policy, are key selling points for potential residents. The financial incentives, such as move-in bonuses and reduced site rent, are designed to lower the barrier to entry for prospective homeowners. For those searching under "RV Parks Near Me" and considering Northview Estates, it's important to understand that this is not a transient RV campground but a permanent residential community for manufactured homes. While some manufactured home communities may have a few RV lots, the core business model here is long-term occupancy.
However, an objective introduction requires a thorough review of the extensive and significant concerns raised by current and former residents. Multiple customer reviews paint a picture that contrasts sharply with the promotional materials. Several serious issues have been brought to light, which prospective residents should consider carefully:
Quality of Homes: Reviews describe new trailers as "overpriced and built with match sticks," noting that "homes don't come with sheds or even gutters." This suggests concerns about the construction quality and included features of the homes sold within the community.
Noise and Nuisance: Residents report "trashy and disrespectful" neighbors, with complaints about "blaring music, smoking weed, screaming and cursing." The poor construction quality is also cited as contributing to these issues, with sounds and smells reportedly permeating through walls, leading to a feeling "more like a poorly run campground than a mobile home community."
Property Damage and Lack of Privacy: Specific instances of "kids and adults walking all over my property and climbing on my shed and destroying my property" indicate a lack of respect for personal space and property within the community.
Management Effectiveness: A recurring and significant criticism is directed at management, described as "resistant to enforcing the rules and only cares about getting your rent check every month" and "piss poor." A specific anecdote mentions an attempt to charge a resident $100 for a small patch of catnip on their property, further illustrating perceived arbitrary or excessive management practices.
Legal and Financial Concerns: A very serious concern involves a "lawsuit from 2023 with the doubling and tripling rent throughout the nation and selling peoples non public information." This likely refers to widespread legal actions against certain manufactured home community operators concerning alleged rent-gouging and data privacy issues. While specific details pertaining directly to Northview Estates in this context are not provided in the snippet, the mention within a review is a significant red flag for potential residents regarding financial stability and ethical practices. Public records show a $75,000 settlement agreement in Wisconsin in 2023 with Impact MHC Property Management, LLC (Impact) and RV Horizons, regarding unfair and illegal rental practices, including "exit fee" provisions, overcharging for municipal fees, and failing to provide proper notice of lease terms. While Northview Estates is managed by Bayshore Home Sales, it is important to note the broader context of legal challenges within the manufactured home community industry that can impact residents.
Given the nature of these extensive negative reviews, prospective residents considering Northview Estates Manufactured Home Community, especially those who might find it listed under "RV Parks Near Me" searches, are strongly advised to conduct thorough due diligence. This includes visiting the community in person, speaking with current residents if possible, reviewing all lease agreements and community rules carefully, and researching any ongoing legal actions or settlements related to the management company or similar entities in the manufactured home industry. The contrast between promotional claims and resident experiences highlights the importance of an objective, informed decision-making process for anyone considering Northview Estates as a long-term housing solution.

Northview Estates Manufactured Home Community Reviews
Trashy. New trailers are overpriced and built with match sticks. Homes don't come with sheds or even gutters. The neighbors are 50/50 going to be trashy and disrespectful, blaring music, smoking weed, screaming and cursing. All of that is made worse by the fact that these brand new trailers are made like crap so sounds and smells get through the walls. It feels more like a poorly run campground than a mobile home community. Management is resistant to enforcing the rules and only cares about getting your rent check every month. We were going to buy here but wanted to rent for a year first to see how it went, glad we didn't buy right away. I'm sorry we moved in.
Sep 22, 2024 · Jeffery S.people cant mind there own business, kids and adults walking all over my property and climbing on my shed and destroying my property, management is piss poor to the point we were growing catnip on a small 1 foot by foot section on the corner of our house and they want to charge 100$ to cut it? gtfoh, oh yeah and then theres that lawsuit from 2023 with the doubling and tripling rent throughout the nation and selling peoples non public information. stay away
Oct 20, 2024 · Sam JohnsThe people that run this place run up lot rent several times it always goes up. It never goes down and they don’t care about the people that live here. The people that live here don’t get nice things like new driveway and then bunch of idiots blocking people in and nobody telling anybody And then complain when people park in other parking spots this place is a joke. I would avoid it as much as possible. This trailer court is like being in prison and on probation with rules and no rights.
