Alpine Park Manufactured Home Community Introduce
Alpine Park Manufactured Home Community, located at 4095 Mt Alpine St, Dubuque, IA 52001, USA, is a residential park designed for manufactured homes that also serves as a potential option for those seeking long-term RV parking, fitting within the broader 'RV Parks Near Me' category for permanent or semi-permanent residency. The park's contact numbers, (563) 585-0592 and +1 563-585-0592, are available for inquiries. An objective introduction to Alpine Park requires a comprehensive look at the diverse customer experiences shared online, particularly concerning changes under new ownership and sales practices.
The **environment** of Alpine Park Manufactured Home Community presents a mixed picture based on current feedback. One positive sentiment notes, "Nice place," and expresses a hope to "find something as it's a safe community," suggesting that for some, the park offers a desirable and secure living environment. However, the context of new ownership introduces complexity. While the park is perceived as a "nice place," there has been an "increase in lot rent (already $$$) but previous rent was still affordable price." This indicates a shift in pricing structure, which might impact affordability for current and prospective residents. The phrase "already $$$" implies that even before the increase, the rent was considered high by some. The desire for a "safe community" is a critical underlying factor for any residential park, and this positive remark indicates that this aspect is at least present for some residents, offering a sense of security.
However, significant concerns regarding transparency and customer service are also highlighted in the feedback. One reviewer expressed disappointment about the process of viewing homes, stating, "It's a shame you use to be able to view available homes without appointment (especially weekends nobody available) there was surveillance video 📹 you could browse in ease." This suggests a perceived decline in accessibility and convenience for prospective residents looking to browse available homes. A more detailed and highly critical review recounts a negative experience with the sales process: "I will NEVER have any contact with this organization again." This reviewer details a situation where they were allegedly "baited" with lower-priced used homes that were later claimed to be unavailable, seemingly to direct them towards more expensive new homes. The reviewer questions the honesty and transparency of the sales coordinator, Carly, and advises extreme caution, stating, "Be very careful if you decide to do business with this company. It has been my experience that they bait customers with lower-priced used homes, then claim those homes are already sold, and then try their best to sell a new home to you. Buyer beware!" This feedback, if indicative of common practice, points to a potentially problematic sales environment where deceptive tactics might be employed, which could severely impact the trust and satisfaction of prospective residents.
In terms of **services** and **features**, Alpine Park, as a manufactured home community, is designed to provide plots of land for residents to place their homes, offering essential utility hookups such as water, sewer, and electricity. The phrase "manufactured home community" indicates a focus on providing a stable residential environment. While the reviews do not detail specific park amenities like community centers, laundry facilities, or recreational areas, the core service is providing a managed living space. The increase in lot rent under "new ownership" suggests that management is investing in or seeking to recover costs for the park's operations and perhaps future improvements, though the direct benefits of this increase are not explicitly detailed in the reviews beyond the general "nice place" sentiment. For those using 'RV Parks Near Me' to find long-term solutions, the park's capacity for permanent residency, with the necessary hookups, would be a primary feature. However, the issues reported regarding viewing available homes and the sales process directly impact the accessibility of these services. The comment about surveillance video in the past suggests a previous feature that allowed easier Browse of homes, which seems to have been discontinued.
The core **features** of Alpine Park Manufactured Home Community are its provision of spaces for manufactured homes (and potentially long-term RVs) and its location in Dubuque, IA. The park's claim of being a "safe community" is a significant feature for residents, even if individual experiences vary. However, the prominent issues highlighted by customers, particularly concerning the sales process and perceived lack of transparency, become defining features that prospective residents must consider. The shift to "new ownership" is also a critical feature, implying changes in management style, policies, and pricing structures, which directly impact the resident experience. The current challenges in viewing homes and the reported "bait and switch" tactics, if accurate, are significant features that would deter many potential buyers or renters, regardless of the park's physical attributes.
For **promotional information**, an objective introduction must reflect the complex reality presented by customer feedback. While the park can highlight its existence as a manufactured home community in Dubuque, IA, offering plots for homes and potential long-term RV stays, directly promoting it as an unequivocally "nice place" or "safe community" would need to be carefully balanced with the documented concerns. Any promotional materials would need to address the shift in ownership and any concrete improvements made that justify the "increase in lot rent." Given the strong negative feedback on sales transparency, any promotional content related to available homes or the application process should be meticulously clear and factual, avoiding any language that could be perceived as misleading. For the 'RV Parks Near Me' audience, the park should clearly articulate its capacity for long-term RVs and the services provided for such stays. However, potential residents would be strongly advised to conduct thorough due diligence. This includes contacting the park directly at (563) 585-0592 to inquire about current lot rent, available homes (both new and used), and understanding the application and sales process in detail. Visiting the park in person and, if possible, speaking with current residents, would be paramount to assess the environment, verify claims of safety and maintenance, and gauge the general atmosphere. The presence of a "Peeping Tom" allegation in a previous review for a different park with the same phone number for Gas Lantern Mobile Home Park raises a significant red flag for due diligence, requiring extreme caution if there is any potential association or shared management between these parks given the identical phone number. This would necessitate clear and transparent clarification from management.
In summary, Alpine Park Manufactured Home Community in Dubuque, IA, offers residential spaces for manufactured homes and potentially long-term RVs. While it is perceived as a "nice place" and a "safe community" by some, there are significant concerns raised by other residents regarding increased lot rent under new ownership and, more critically, alleged deceptive practices in the home sales process. For individuals considering this park through 'RV Parks Near Me' or for mobile home placement, it is essential to proceed with extreme caution and conduct thorough independent verification of all claims, particularly those related to home availability, pricing, and the transparency of the sales procedures. Direct contact with the park at (563) 585-0592 is necessary for current information, and a personal visit is highly recommended to assess the environment and management practices firsthand before making any commitments.

Alpine Park Manufactured Home Community Reviews
Nice place. New ownership, increase in lot rent (already $$$) but previous rent was still affordable price. It's a shame you use to be able to view available homes without appointment (especially weekends nobody available) there was surveillance video 📹 you could browse in ease.I was disappointed showed interest in a home 🏡 and didn't hear back til it was pending & unavailable 💔Hoping to find something as it's a safe community
Oct 23, 2021 · Kristen DokkenI will NEVER have any contact with this organization again. I filled out an application with the park on Wednesday. I spoke with Carly who told me to check their FB page to make sure the home I liked was available. It was, so I scheduled a showing for Saturday. 45 minutes before the showing, Carly texted me and told me that the home I liked and one other used home now had offers on them with sales pending, but she was happy to show me "plenty of new homes." According to their FB page, there were still 4 used homes available, including the home I was interested in. When we arrived for the showing, she informed me that all 4 used homes now had offers on them and the sales were pending. But again, she was really happy to show me all the new homes that were available. So, she wants me to believe that 2 homes sold within 45 minutes? Really? I wasted a lot of time and gas going to a showing that I was (mis)led to believe was for a used home that was in my price range. Instead, I was shown new homes that I did not like and could not afford. Until they are ready to be completely honest and transparent with their prospective buyers, please beware. Be very careful if you decide to do business with this company. It has been my experience that they bait customers with lower-priced used homes, then claim those homes are already sold, and then try their best to sell a new home to you. Buyer beware! By the way, any reviews on this page from Carly Burchfield should be read with skepticism. She is Alpine's sales coordinator and is the person I had the misfortune of meeting. I do believe that her 4 and 5-star reviews are a conflict of interest.
Jul 08, 2023 · Emma McNaughtonThe ladies in the office are very helpful and nice. If you are looking for your forever home Alpine Park is the place. I would highly recommend Alpine Park.
May 31, 2024 · Michael GarrettThe community is quiet, neighbors are nice, and I would not live anywhere else. The staff is awesome and they do a great job managing the community. If you are looking for a place to call home I would highly recommend Alpine Park.
Mar 16, 2023 · Carly BurchfieldThe rules are held very strictly and they raise lot rent a couple times a year we began lot rent at $302 (the $2 is a fee to have a pet cat in a house we OWN) and are paying over $360 now. If you buy a home here, be prepared to get a lot of letters in the mail regarding your grass, window blinds, cars, or ANYTHING they do not like really. They will also exaggerate their letters and emails, so if something happens one time they will tell you they have had numerous complaints. They also do an extremely poor job maintaining clean sidewalks and roads in the winter. They are incredibly nice and prompt while locking you into a sale and lease term agreement. The minute you move in, that all changes. We cannot wait to move out.
