When choosing an RV park, several factors come into play, including the environment, available services, unique features, and overall community experience. To provide a comprehensive and objective introduction to Oak Hill - MA for local users like yourself, it's essential to consider all available information, including feedback from current residents.
Based on recent reviews from individuals who reside at Oak Hill - MA, some important aspects have been highlighted. It's worth noting that these reviews reflect the personal experiences and opinions of these residents and may not represent the views of everyone associated with the park.
One of the primary concerns raised by residents is the cost of land rent. According to a recent review, the land rent is described as "the most expensive around," currently at $725.00 and reportedly increasing annually. A recent increase of $25.00 was specifically mentioned. This cost factor is a significant consideration for those seeking affordable living options for their RVs.
Another point of feedback pertains to the amenities available within the park, particularly for children. A resident noted, "There is no place for the kids to play," suggesting a potential lack of recreational facilities for younger residents. This could be an important factor for families considering Oak Hill - MA as a long-term or temporary residence.
Furthermore, the management of the property has been a recurring theme in the reviews. Several updates indicate dissatisfaction with the current manager and the overall maintenance of the park. Issues such as an unresolved septic problem, allegedly poor communication and rudeness from maintenance staff, and a perceived lack of responsiveness from both the on-site manager and the corporate entity, Hometown America, have been reported.
Specific maintenance concerns include overgrown shrubs in common areas, which residents claim have not been professionally trimmed in years, leading to a deteriorated appearance. Similarly, ornamental trees at the entrances are described as not being properly maintained and ruined. Driveway maintenance is also reportedly lacking, with residents stating that previous managers addressed repairs and resurfacing, which is considered the responsibility of Hometown America.
The lack of communication and responsiveness from management appears to be a significant source of frustration for residents. Reviews mention that the regional manager, Kyle, and corporate representatives allegedly do not return calls regarding resident concerns. This lack of accessibility is seen as a lack of decency and has contributed to a negative perception of the management.
In more critical feedback, one reviewer suggested that the current manager should be "Fired for incompetency and mental instability," citing a pattern of negative reviews over the past five years coinciding with the manager's tenure. This review alleges that the manager has damaged the property, is disrespectful, hostile, lies, deflects, gaslights, threatens residents, instigates conflict, and does not fulfill her job responsibilities. The reviewer also claims the manager inappropriately involves the police in easily resolvable situations and seems to thrive on conflict. Disturbingly, a past criminal background involving attempted murder charges was also mentioned, raising serious concerns about the manager's suitability for the role.
Further updates corroborate these concerns, with one review from January 2023 highlighting a substantial $50 per month lot fee increase (almost 10%) amidst high inflation. This increase was described as "Too Much! Disgusting" and indicative of a lack of regard for residents' quality of life. The reviewer questioned where the increased funds were being allocated, suggesting potential mismanagement.
More recent feedback reiterates the deteriorating condition of the property, stating that it has "never looked worse!" Issues such as lack of upkeep, weeds, overgrown lawns, and shrubs in common areas are mentioned as signs of "Horrible maintenance for last several years." Residents are demanding improvement and the removal of the current manager.
The sentiment of "Hometown America corporate greed!" is expressed, with accusations of annual lot fee increases coupled with minimal property upkeep. The lack of amenities beyond the community office building, where the manager is reportedly unwelcoming, is also noted. The inaccessibility of corporate and regional management to address resident concerns about property mismanagement is a recurring complaint.
The current manager is consistently described as negligent, difficult, defensive, rude, and prone to outbursts when residents report concerns. Allegations of threats to call the police on residents and attempts to ban residents from the community office for simply raising issues are deeply troubling. The manager's alleged failure to improve or maintain the property, coupled with vague excuses about being "On the List" or "On a Budget," further exacerbates resident dissatisfaction.
The hiring of an assistant by the current manager, despite previous managers not requiring one, is questioned in light of the claimed budget constraints. The manager's alleged infrequent presence in the office and the prolonged absence of a maintenance person (reportedly for years) are also significant concerns. The poor condition of roads, driveways, and grounds is evident, leading residents to question the allocation of the collected fees.
In conclusion, the feedback from current residents paints a concerning picture of Oak Hill - MA under its current management. While the location in Attleboro, Massachusetts, might be convenient for those seeking RV parks in the area, potential residents should be aware of the reported high land rent, lack of amenities for children, and significant issues related to property maintenance and management responsiveness. It is strongly recommended that prospective residents conduct thorough due diligence, including visiting the property, speaking with current residents if possible, and seeking clarification on the concerns raised in the reviews before making a decision.
This introduction aims to provide an objective overview based on the information available online. It is crucial to consider all perspectives and gather the most up-to-date information to make an informed choice about your RV parking needs in the Attleboro area. When searching for "RV parks near me," remember to look beyond the initial listing and delve into the experiences of those who currently reside in the community.

Oak Hill - MA Reviews
Land rent is the most expensive around at 725.00 and goes up every year. It just jumped 25.00 .There is no place for the kids to play. Hometown America has tons of law suits. This is supposed to be affordable living . It cost more for the land rent than my mortgage only gave this a 3 because we don't have the amenities that other parks have.
Apr 02, 2025 · Deborah PattenUPDATE, Feb '24: Mgr failed to address Septic Issue. Bad, espec. given residents won a lawsuit against Hometown for this very problem. Maintenance man lacks courtesy and has been rude communicating w/residents. Management MUST STOP treating residents poorly. Unacceptable. Shrubs in common areas very overgrown, not trimmed for years. With previous mgrs., they were professionally trimmed every year. Hope they get done this year. They look terrible. Ornamental trees at entrances, also, have not been properly maintained and ruined. Mgr. fails to address driveway maintenance. Previous mgrs repaired/resurfaced, which is the responsibility of Hometown. Reg. mgr, Kyle, and corporate do not return calls for resident concerns. No decency. Terrible. UPDATE, ZERO stars...Manager should be Fired for incompetency and mental instability. Notice all the bad reviews the last 5 yrs. she's been here. She has damaged the property in various ways. She's very disrespectful, hostile, lies, deflects, gaslights, threatens residents, instigates conflict and does NOT DO HER JOB. She very inappropriately and fraudulently calls the police to resolve a very easily solved problem. She seems to thrive on causing conflict and drama. Disgusting and unacceptable for the community. Her criminal background of attempted murder charges is also evidence of her psyche issues. Residents deserve a mgr who is civil, respectful, communicates well and cares about residents and responsibilities. Hometown should NOT HIRE anyone w/a CRIMINAL BACKGROUND. ------UPDATE, Jan 2023--Lot Fee increase of $50/mo. (almost 10%) w/record high inflation! Too Much! Disgusting. No regard for residents or our quality of life! WHERE'S THE MONEY GOING? Wouldn't be surprised if the manager is funneling some into her own account for the last several yrs. She doesn't get much done, lies, has every excuse in the book and is hardly in her office. Fire the manager.----.UPDATE: This property has never looked worse! No upkeep, weeds, overgrown lawns, shrubs in common areas. Horrible maintenance for last several years. Fix it! Fire the manager---------- Hometown America corporate greed! Raise the lot fee EVERY year and do the very minimum for property upkeep. No amenities other than the community office building where the manager is hardly welcoming. Corporate does not respond to calls. Regional manager is not accessible to address resident concerns about property mismanagement. Current manager is negligent, difficult, defensive, rude and flips out on residents for simply reporting a concern in the community. She has threatened to call police on resident and tried to ban resident from entering community office simply bc she doesn't know how to have a civil discussion about issues. Manager does not improve or maintain property or respond to resident requests. She always says work orders are "On the List," but, never tells you when work will be done and they never get done. She always says she's "On a Budget," as though she's very restricted, but, she spent our money to hire an assistant (no previous manager needed a helper). Manager is rarely in the office. No maintenance person for a very long time (years). Roads, driveways and grounds need work. Wonder where all of the money they rake in is going; obviously, not to upgrade the property. Hometown America should put more focus on serving residents to enhance quality of life and improve the property, instead of lining their pockets and treating residents like second-class citizens. Current manager has criminal history (hit and run/murder attempt charges...Milford MA). Hometown should not hire anyone w/a criminal background. Period. Current mgr. should be FIRED.
Feb 17, 2024 · freespeechUpdate:I have changed my rating to zero stars due to the current property manager and lack of response from the regional manager. On April 3rd an email was sent (among other inconsequential things) regarding site inspections taking place in June. This entails power washing homes, lawn mowing, etc.On April 10th an email was sent that due to the annual water ban going into effect on May 1st, the property manager decided inspections would be done that day.Residents have now been delivered a 10 day notice of compliance. The incompetence is astounding.Absolutely love this community! Can't wait for current property manager to be replaced, everything has gone on a downward swing since she came along.
Apr 12, 2023 · Bonni DuphilyI've only visited a friend here, but the community seems pretty nice. Some homes are in better condition than others, but it looks like a nice place to live.
