Oakdale Mobile Home Park Introduce
Nestled in Sunland, California, at 10799 Sherman Grove Ave, Oakdale Mobile Home Park offers a distinctive living experience characterized by its unique natural environment and strong sense of community. For those searching for "RV parks near me" with an appreciation for nature and a close-knit neighborhood feel, Oakdale Mobile Home Park presents an intriguing option within the urban landscape of Los Angeles County.
Customer reviews paint a picture of Oakdale Mobile Home Park as an "oasis in the desert," a special place where residents can enjoy a surprising abundance of nature. A key feature highlighted by residents is a spring-fed year-round creek that runs through the property. This creek not only provides a natural water source but also contributes to a cooler microclimate, often 5 to 10 degrees lower than the surrounding area. The presence of bridges crossing over elephant ear ferns with impressively wide leaves adds to the scenic beauty of the creek area.
The natural environment of Oakdale Mobile Home Park is teeming with wildlife. Residents report the presence of bullfrogs, owls, raccoons, coyotes, squirrels, possums, and even skunks. The park is described as having "beautiful natural greenery," fostering an environment where "all form of wildlife live." This close proximity to nature is a significant draw for residents who appreciate the opportunity to observe and coexist with local fauna in the midst of urban America.
Beyond its natural appeal, Oakdale Mobile Home Park fosters a strong sense of community. Residents describe a close-knit neighborhood where "all the neighbors know each other." The park features a community room equipped with a fireplace, air conditioner, and a pool table, serving as a gathering space where people bring food and share with one another. This communal aspect suggests a supportive and engaging social environment for its residents.
One long-term resident of nine years emphasizes the value of living in Oakdale, highlighting the benefit of rent control while also building equity through mobile home ownership. This combination of affordability and investment potential makes it an attractive option for those seeking long-term stability in the Southern California housing market. The same resident notes that the park is often fully occupied, with "no vacancies," because "everybody knows a good thing and they’ve got it." When vacancies do occur, management has reportedly moved in brand new units, further enhancing the appeal.
The park's location in Sunland offers a unique juxtaposition of natural tranquility and urban convenience. It is described as being "in the middle of urban America" yet possessing a natural beauty that one reviewer suggests rivals that of Topanga Canyon. Furthermore, its proximity to downtown Los Angeles, being just a 20-minute drive away, provides residents with easy access to the city's cultural, entertainment, and employment opportunities.
While one long-term resident who lived in the park for 15 years before moving in 2011 mentioned a "wacky cast of characters," they also acknowledged the park as an "oasis in the desert" and a "good location close to the studios for movie work." This suggests that Oakdale has historically attracted a diverse group of individuals and offers practical advantages for those working in the entertainment industry.
Regarding management, one current resident states that it is "just like any other place" and refutes claims of problems with the water or rat infestations (attributing the latter to individual homes if they occur). They also explain that the manager may sometimes be difficult to reach because she is often busy attending to clients within the park, indicating a hands-on approach to management and resident interaction.
For individuals searching for "RV parks near me," the reviews do not explicitly detail the availability or amenities for RVs at Oakdale Mobile Home Park. However, the park's unique natural environment and strong community spirit might appeal to RV travelers seeking a less conventional and more nature-oriented experience in the Sunland area. Those interested in "RV camping Sunland" or potential "long-term RV stays Sunland" should contact the park directly to inquire about their policies and facilities for recreational vehicles.
In conclusion, Oakdale Mobile Home Park in Sunland offers a unique blend of natural beauty, a strong sense of community, and urban convenience. Its year-round creek, abundant wildlife, rent control benefits, and proximity to downtown Los Angeles make it a desirable place to live for many. While specific information for RVs is not provided in the reviews, the park's special character and welcoming atmosphere may extend to RV travelers seeking a distinctive experience. Interested individuals are encouraged to contact Oakdale Mobile Home Park directly to inquire about potential RV accommodations and to learn more about this "beautiful little community" that offers a true "oasis in the desert" experience.

Oakdale Mobile Home Park Reviews
I’ve lived here for 9 years and the management is just like any other place. There’s no problem with the water. I don’t know what people talk about that hate it here. If a guy thinks there’s a rat infestation it’s in his own gawd dang house. There’s a spring fed year-round creek, bullfrogs, owls, raccoons, coyotes, squirrels, possum, skunk, beautiful natural greenery, and It’s always 5 to 10° cooler near the creek with bridges across over elephant ear ferns with 4 foot wide leaves. All form of wildlife live here and most people are extremely happy knowing they live in a special place in the middle of urban America under rent control while building equity. You can’t please everyone I guess. The reason it’s hard to get a hold of the manager sometimes is she’s usually busy talking to clients in the park. Also, nobody’s selling, so there’s usually no vacancies, but when there are management has moved in a brand new unit . So there’s also no vacancies because everybody knows a good thing and they’ve got it. We have a community room with a fireplace and an air conditioner and a pool table. People bring food and share with others. All the neighbors know each other. It’s a beautiful little community that Topanga Canyon wishes it could be and it’s 20 minutes from downtown.
Feb 16, 2025 · Player XI lived here in space #39 for 15 years. It's an oasis in the desert but has always had a wacky cast of characters. I finally got out in 2011 for a relationship and move to Idaho and Montana. It's rent controlled but these days not s cheap as it was in 1996 when I moved in with my little Airstream. I traded that for a Silver Streak 33ft and sold it where it sat. Looks to be gone now. Lot's of memories but good location close to the studios for movie work.
Jul 20, 2024 · Mark YorkI recently visited this park looking for a place to rent. I came to the managers office and no one was there?? I called the number that they had on the window of the office. The manager “Anthony” answered my call right away and then I realized he was the guy trimming bushes in this little area by the office. He apologized for being dirty which I totally get. He was doing yard work. He then told me that they don’t have units for rent, but did have lots that my bf and I could move our home into. He dropped what he was doing and showed me around to see the spaces available. After the fact I returned and walked the park with my bf to show him and was spoken to by a man that said he was of some sort of group for the park. He said that management wasn’t good and the company wasn’t doing much for them. That was not my experience at all. The manager helped me out and walked me through what it would take to move in and gave me recommendations on a trailer that would be suitable to be moved in. I also spoke to this nice lady and she told me that the manager was awesome and always was there to help her no matter what. She seemed very genuine and so did the manager. I would give 5 stars, but that man from that group was very awkward and gave me very bad vibes.
Aug 29, 2020 · Anthony MarrinezNeighbors are wonderful people!! As far as the management she is very sweet and kind.... But the corporate office J. Martinez and Associates.... They are slum lords!! I havent had a heater going on 4 months already and I have a hole in the roof of the bathroom for 3 months and ut still has not been fixed!! I not recommend this place, you will wait forever for something to be repaired!!
Jan 31, 2018 · Yolanda Sanchez LunaIt's a nice place manager is optimistic some neighbors in the other hand are miserable will look for a flaw to get you in your skin. Still I have no complaints when it comes to living here it's great, the other neighbors are okay.
