Oaks Home Owners Association Introduce
For individuals exploring long-term living options in the Ione, California area, and perhaps considering alternatives to traditional RV parks found under the search term "RV parks near me," Oaks Home Owners Association, situated at 5607 Jackson Valley Rd, Ione, CA 95640, USA, presents a distinctive residential community. Unlike a typical mobile home park where residents rent land, Oaks Home Owners Association offers the unique advantage of owning the land beneath your home. This fundamental difference provides a greater sense of investment and permanence for its residents.
The community primarily consists of newer manufactured homes, and one resident highlighted finding a "great deal on a foreclosure," suggesting potential opportunities for prospective homeowners to find affordable housing within the association. The presence of mature landscaping, such as the reviewer's property featuring "4 oak trees," adds to the aesthetic appeal and natural environment of the community. Additionally, residents can enjoy scenic views, with one reviewer mentioning "views of the Buena Vista Buttes," further enhancing the desirability of the location.
Oaks Home Owners Association is described as a family-friendly community with a significant number of children, indicating a vibrant and active environment for families with young ones. The association offers a range of amenities catering to both children and adults. For recreational activities, there is a "playground," "basketball courts," and a "Lawn area for volleyball or whatever," providing ample space for outdoor fun and games. During the summer months, the community organizes engaging events such as weekly outdoor movie or concert nights on a "big screen outside on the lawn area," fostering a strong sense of community and providing entertainment for residents of all ages.
Water-based amenities include a "pool and hot tub," offering residents a place to relax, socialize, and enjoy the California sunshine. These facilities are often central gathering points within a community, contributing to social interaction and a resort-like atmosphere.
The community also organizes festive holiday events, further enhancing the sense of togetherness. One particularly heartwarming tradition mentioned is during Christmas Eve, where "Santa Claus" comes through the community on a fire truck, giving out toys to children who are out front when he drives by their house. This unique and cherished event exemplifies the strong community spirit and the efforts to create memorable experiences for the residents, especially the children.
The management of Oaks Home Owners Association, specifically the manager named Terry, receives positive feedback. One resident, while recounting a personal hardship, noted that Terry "runs the place quite well" and seems to be attentive to the concerns of the residents. The anecdote shared about Terry's advice regarding property ownership suggests a manager who is thoughtful and genuinely concerned for the well-being of the residents. This positive portrayal of management is crucial for the smooth functioning and overall satisfaction within a homeowners association.
However, not all feedback is entirely positive. One resident expressed dissatisfaction with a community mandate requiring front lawn watering during a drought. This resident, noting the state's drought situation and the transitional nature of their lawn, felt it was a "terrible to enforce this type of mandate" and a "waste for everyone" as they would be fined monthly for not maintaining it during the summer despite its natural winter revival. This highlights a potential point of contention within the community regarding landscaping expectations and water conservation during dry periods. Prospective residents might want to inquire about the association's landscaping rules and water usage policies.
Despite this concern, the overall picture of Oaks Home Owners Association is that of a well-established community with the significant benefit of land ownership, a range of family-friendly amenities, organized community events, and a seemingly well-regarded manager. The presence of mature trees and scenic views adds to the environmental appeal of the location in Ione, CA.
For individuals seeking a long-term, stable living situation with the advantages of homeownership in a community setting, Oaks Home Owners Association offers a unique opportunity that differs significantly from renting a space in an RV park. The emphasis on community events and amenities suggests a lifestyle that encourages interaction and engagement among residents.
To learn more about potential home ownership opportunities, association fees, specific community rules and regulations, and the full scope of amenities and services offered, interested individuals should contact Oaks Home Owners Association directly at (209) 274-6056 or +1 209-274-6056. Inquiring about current listings, homeowner association dues, and the landscaping policies would be important steps for anyone considering moving to this community. While no specific promotional information was provided in the reviews, contacting the association directly is the best way to obtain the most up-to-date information on available properties and any incentives that might be offered.
In conclusion, Oaks Home Owners Association in Ione, CA, offers a distinctive living experience with land ownership, a family-friendly environment, numerous amenities, and a strong sense of community, as evidenced by the organized events and positive feedback regarding the manager. While there may be differing opinions on certain community mandates, the overall portrayal suggests a desirable residential setting for those seeking a long-term home in a well-amenitized and community-oriented environment. It's a place where you can own your land, enjoy recreational facilities, participate in community events, and potentially find a welcoming neighborhood.

Oaks Home Owners Association Reviews
I found a home here after looking for many many months for my family. It used to be a mobile home park but you actually own the land here now! All the newer homes are manufactured homes which I found a great deal on a foreclosure. 4 oak trees on my property and views of the Buena Vista Buttes. Lots of kids here and plenty for them to do. They have holiday parties including Santa Claus coming through on a fire truck giving out toys on Christmas Eve if you're out front when he drives by your house! The pool and hot tub are nice. There is a playground basketball courts and Lawn area for volleyball or whatever. In the summertime they set up a big screen outside on the lawn area and there is a movie or concert for the community every weekend. Unfortunately after cheating, abandoning us, and the year-long restraining order removed from her, my ex-girlfriend and mother of my two boys took our home because I was stupid enough to put it in her name only. Terry the manager runs the place quite well and I probably owe her therapy fees. When I told her we were putting it in her name only Terry wisely asked, "Are you sure you want to do that?" I should have listened . She seems to listen to everyone's concerns quite well.
Jan 14, 2019 · Daniel GrantI am not happy about having to water my front lawn during a drought. It is terrible to enforce this type of mandate while the state is in a drought situation. My lawn is transitional and will come back in winter, yet the park will fine me monthly for not maintaining it during summer…what a waste for everyone
Aug 25, 2022 · karole oxfordThe air circulation isn't so great, so when some one showers, it stays humid for a while. You can easily hear neighbors outside. The walls are thin so people talking in ome room can hear a conversation in the next. It's an ok place though. I visited a friend and nothing other than what I've mentioned stood out.
Feb 02, 2018 · Aussie GFamily friendly neighborhood with an awesome management team. Great place to live. HOA really takes care of the property and is very good about educating the members and including everyone. Sits between the three best fishing lakes in the area. New, multi-million dollar JVID water system being put in late 2018, water coming from Pardee - best water around. Great location. Peaceful. Beautiful pool, spa, basketball court, etc.
Jul 19, 2018 · Mrs. AnchovyVery noisy place, cars and trucks driving back and forth all night long. People out roaming the park, I was awoken at least 8 times just last night. Heard someone running, where is security? Drug dealing going on 24/7 especially around the first of the month. There was also a home invasion last week. Changing the gate codes is not going to stop this , we need better 24/7 security!!!
