Old County Ranch RV Park Introduce
If you're searching for "RV parks near me" in the Willis, Texas area, Old County Ranch RV Park, located at 12150 Old County Rd, Willis, TX 77378, USA, presents itself as an option. You can contact them at (936) 701-2663 or their mobile number, +1 936-701-2663, for inquiries. However, it's essential to consider a range of experiences shared by previous guests to form a comprehensive understanding of what this RV park offers.
One recent review paints a concerning picture of the park's management and conditions. This guest reported difficulties in the initial setup process, citing a prolonged wait for a background check and a lack of proactive communication from the management. They also mentioned significant issues with the park's infrastructure, specifically "a lot of potholes" and limited space between RV sites. The reviewer further expressed concerns about a heavy police presence in the area. Their overall recommendation was strongly negative, advising others to seek alternative accommodations, particularly mentioning two newer RV parks located nearby.
This negative experience extended to the financial aspects of their short stay. The guest reported paying $550, which included a $150 light deposit and $400 for the first month's rent. Despite staying for less than ten days, they were charged for eleven days and received a refund of only $210. Additionally, they described an incident involving a visitor who was painting their RV, stating that the park management confronted the visitor, demanded they leave due to not having a background check, and did not communicate this issue to the guest directly. The reviewer found the management's behavior towards their visitor to be rude and unwarranted.
In contrast to this negative account, another reviewer describes Old County Ranch RV Park as a "hidden gem." This guest highlights the abundance of trees, which provide ample shade and help to cool down the campsites during the day – a significant advantage, especially during the hot Texas summers. They also point out the pricing structure, where a base rate is charged in addition to electricity usage, while essential utilities such as cable, Wi-Fi, sewer, and water are included. This reviewer considers it a "great, fair deal."
This positive review further characterizes Old County Ranch RV Park as a smaller park, which they found to be the "perfect size." They emphasize the cleanliness of the park and the quiet atmosphere, noting that "everyone minds their own business." The central location and easy, coded access to the bathrooms and laundry facilities are also mentioned as positive aspects. Overall, this guest found Old County Ranch to be a "peaceful, nice place to live," suggesting a more positive long-term living experience.
Considering these contrasting reviews, it's evident that experiences at Old County Ranch RV Park can vary significantly. The negative review raises concerns about management responsiveness, communication, park maintenance (specifically the potholes and spacing), security (due to the reported heavy police presence), and potentially restrictive visitor policies. The financial handling of the early departure also warrants careful consideration for prospective guests.
On the other hand, the positive review emphasizes the natural environment with its mature trees and shade, the inclusive utility package (cable, Wi-Fi, sewer, and water), the perceived fair pricing structure, the smaller and quieter atmosphere, the cleanliness of the park, and the convenient access to essential facilities like bathrooms and laundry. This suggests that for some, the park offers a pleasant and comfortable living environment with desirable amenities.
For local users seeking "RV parks near me" in Willis, Texas, Old County Ranch RV Park presents a mixed picture. The availability of shade due to the mature trees could be a significant draw, especially during the warmer months. The inclusion of cable and Wi-Fi in the base rate, along with water and sewer, offers added value. The smaller size and quiet atmosphere might appeal to those seeking a more private and tranquil setting.
However, potential guests should be aware of the concerns raised in the negative review regarding management communication and responsiveness, the condition of the park roads, the spacing between sites, and the reported heavy police presence. The visitor policy, as described in the negative review, could also be a significant factor for those who frequently have guests.
Given the limited information available and the conflicting reviews, it is difficult to provide specific promotional information. However, the positive reviewer implicitly promotes the park by highlighting its shaded environment, included utilities, fair pricing, cleanliness, quiet atmosphere, and convenient facilities.
Prospective local users are encouraged to weigh the positive aspects (shade, included utilities, quiet environment, convenient facilities as mentioned by one reviewer) against the negative feedback (management issues, park conditions, security concerns, restrictive visitor policy as mentioned by another reviewer). It may be beneficial to contact Old County Ranch RV Park directly to inquire about current park conditions, management policies, and pricing to gain a more up-to-date and comprehensive understanding before making a decision. Visiting the park in person, if possible, could also provide valuable insights into the actual environment and conditions.
In conclusion, Old County Ranch RV Park offers:
- Mature trees providing ample shade for RV sites.
- A pricing structure that includes cable TV, Wi-Fi, sewer, and water in addition to a base rate (electricity is extra).
- A smaller and potentially quieter park environment.
- Centrally located and easily accessible bathrooms and laundry facilities with code access.
However, potential guests should also consider:
- Reports of rude and unresponsive management.
- Allegations of poor park maintenance, specifically "a lot of potholes."
- Concerns about limited space between RV sites.
- A reported heavy police presence in the area.
- A potentially restrictive visitor policy requiring background checks for visitors.
- A negative experience regarding refund policies for early departure.
Local users searching for "RV parks near me" should carefully consider these contrasting experiences and gather further information to determine if Old County Ranch RV Park meets their individual needs and expectations. It is recommended to contact the park directly for the most current information and to potentially visit the premises before committing to a stay.

Old County Ranch RV Park Reviews
Very rude it took me a lot of time to get some one to call me back when I first tried to get set up it took a long time to get my background check back and I had to call to get them to tell me it was back a lot of potholes no space outside your RV between RVs heavy police around there 10 out of 10 do not recamind I paid 550 for the 150 light deposit and 400 for first month rent pulled in at 7 pm on the 15th of February and left today I was there not really even 10 days but I'll give them that they charged me for 11 days and only refunded me 210 dollars basically told me that the man I had painting my RV on the inside could not be there with our a background check so I guess every visitor you have has to have one or they can't be there they confronted him and mad him leave and never called text or emailed me about it and was very rude to this man for no reason he was very respectful to them so If I were you I'd look elsewhere there are 2 bran new RV parks way nicer 10 minutes away
Feb 26, 2025 · Heather PinneyA hidden gem. Love all the trees that create shade and cool down the campers during the day. You pay a base rate plus electric and get cable, Wi-Fi, sewer and water included. It's a great, fair deal. It's a smaller park and just the perfect size. The park is kept clean and everyone minds their own business and it's quiet. Also the bathrooms and laundry site are in the middle and easy to access with a code. Overall a peaceful, nice place to live.
Jun 14, 2023 · Chelsea KaylinIf you have any kind of dog don't go here because apparently dogs are not allowed to bark at anytime. The pads are uneven and have a few "karens" live there, well an extremely bi polar one, getting a note on my door say "she will contact lacal police and animal control about the barking all day", mind she slamming doors whenever she comes out of her hole. Dogs are doing their job when they hear noises. I DO NOT RECOMMEND THIS PLACE AT ALL.
Feb 24, 2024 · Tml121472@hgmail.com 1195statBring ant spray the entire parks is infested, everywhere you look. They say typical electric bill is 60$ during the hottest summers, we spent that in a week. We were told they had a pool, we show up and learn from the neighbors it's been closed for 2+ years. When we called and asked about it they said it won't be open anytime soon... The walking trails are overgrown and need attention. Nice laundry facilities, friendly people who run the place. Just seems the owners are money hungry. Nice water pressure, not a long term park if you have kiddos. Seriously spray for ants as soon as you park.
May 14, 2022 · Clint LarsenI've tried to stay positive but we're moving. Aside from the dogs roaming and the loud people in the neighborhood next door the wifi hasn't worked in over 6 weeks. The owner is never around to address any issues and the "lawn maintenance" people make you want to lock up the valuables. There is laundry facilities.. just don't let anything touch the floor since it's normally quite dirty. It's a cheap place so I guess you get what you pay for.
