Onion Creek - Roberts Resorts Introduce
Welcome to Onion Creek - Roberts Resorts, a mobile home community located at 2421 Chateau Village Way in Austin, Texas. Situated within the vibrant Austin metropolitan area, Onion Creek - Roberts Resorts presents itself as a long-term residential option for those seeking a manufactured home community. While the platform category might list it under "RV parks near me," it functions primarily as a mobile home park with a focus on longer-term residents. You can reach the management team at (512) 383-0822 or +1 512-383-0822 for inquiries about residency, available lots, and community information.
When considering options for long-term living that might appear under "RV parks near me," it's crucial to understand the specific nature of the community. Onion Creek - Roberts Resorts, based on resident reviews, offers a mixed experience. One long-term resident, having lived there since 2002, notes significant changes over the years, both positive and negative. This perspective provides a historical context for the community's evolution. The mention of "quiet at night, well most nights" and "breathtaking" sunsets suggests that the environment can be peaceful and aesthetically pleasing at times, offering a connection with nature despite being within a major city.
However, the same long-term resident raises several concerns regarding the park's management and rules. The presence of numerous "speed bumps" that allegedly caused vehicle damage over time is a significant issue. The lack of conveniently located visitor parking throughout the complex is another major point of contention, particularly for residents not living on Chateau Village Way, effectively restricting their ability to have guests over after 11 pm. The implementation of towing within the gates, which the resident believes does not enhance safety but rather infringes on their rights, is another source of dissatisfaction. Additionally, the GPS navigation issue directing visitors to a closed gate off Sunny Hills is an ongoing inconvenience.
In stark contrast to the long-term resident's nuanced view, another reviewer expresses overwhelmingly negative sentiments, stating, "I can not say enough bad things about this community." This individual describes the management as "shady," alleging continual lot rent increases without corresponding improvements beyond office furniture. They also claim that the management plays favorites, allowing some residents to break rules while strictly enforcing minor infractions against others, such as having "ankle high grass right after a rain," with threats of fines.
Further accusations include "shady monetary moves," such as claims of unpaid rent or bounced checks, placing the burden of proof on the resident. The reviewer also alleges that management monitors review sites and has been known to threaten eviction for negative feedback, purportedly finding other pretexts to take action. Finally, they claim that the management makes it "nearly impossible to sell your home" by imposing "outrageous fees."
These reviews paint a complex picture of Onion Creek - Roberts Resorts. While some aspects, like the potential for quiet nights and nice sunsets, might be appealing, the significant concerns raised about management practices, rule enforcement, and financial transparency cannot be ignored. Prospective residents need to weigh these factors carefully when considering this community as a long-term living option that may appear under "RV parks near me."
In terms of services and features, the long-term resident mentions that management was "always found to be fair" in navigating the balance between tenant and owner needs, acknowledging the difficulty of this role. However, this is juxtaposed with the other reviewer's strong accusations of unfair and shady management practices. The long-term resident also includes a plea for dog owners to keep their pets on leashes and within their own yards, indicating that this might be an ongoing issue within the community.
Specific amenities of Onion Creek - Roberts Resorts are not detailed in these reviews. Typically, mobile home parks offer essential services such as water, sewer, and electrical hookups for each lot. They may also provide common area maintenance, trash removal, and potentially recreational facilities or community centers. Given the conflicting feedback on management, it would be prudent for prospective residents to inquire specifically about the services included with the lot rent and the quality and reliability of these services.
Promotional information is absent from the provided reviews. To learn about current lot rental rates, any move-in specials, or other promotional offers at Onion Creek - Roberts Resorts, it is essential to contact the management directly at (512) 383-0822 or +1 512-383-0822. Inquiring about the terms of the lease or residency agreement, including any fees associated with selling a home within the community, would also be crucial.

Onion Creek - Roberts Resorts Reviews
I have lived here since 2002, and have seen many many changes. Some good, many not. Chief among them is the speed bumps, that I know after 8 years of going over them daily have damaged my car, but the owners don't care about that. Also, why is there not visitor parking spread throughout the complex. The limited amount of spaces are inconvenient for anyone that doesn't live on Chateau Village Way and ensure that I cannot have guests over after 11pm. When I first moved in there was no towing allowed within our gates and people parked on the street and we all got along just fine that way. It has been said that the towing helps keep the community safe. I wholeheartedly disagree. It does nothing to keep me safe and it imposes a control on my life and an infringement of my civil rights. That is not security. And lastly, when taking directions from GPS, remember that Google will send people to the closed gate off of Sunny Hills, and not to the main gate on Chateau Village way. Very inconvenient. That said, it has been my home for 16 years. I love the quiet at night, well most nights. And the sunsets we get out here are breathtaking. I have always found management to be fair, and stuck between a rock and a hard place, as they have to balance the tenants needs with the owners, and that cannot be easy. Oh and there is one last thing! For the Love of God, keep your damn dogs on a leash and in your own damn yard. I keep mine in my yard and they are always leashed when outside, and never just stuck on a porch all day.
Jun 25, 2018 · Chuck Erlandson IIII can not say enough bad things about this community. The management is shady. They continually raise the lot rent with promises of improvements. The only improvement I have seen is new furniture in the office. They play favorites, if you suck up hard enough you can get away with breaking rules, like having a swing set in your back yard for over 3 years. If you don't, you will get threatened with fines continuously, such as for having ankle high grass right after a rain. They pull some shady monetary moves too, claiming you didn't pay rent, or bounced a check, or didn't pay enough. It is on you to prove you did, so keep a paper trail. The management monitors review sites and I have heard they threaten people with eviction after they leave negative reviews. (you can see that based on how they reply to every single review here.) Never for the review of course, but they find other things to nail you on. They also make it nearly impossible to sell your home, tacking on outrageous fees.
Sep 22, 2017 · Riki Tiki TaviI'm looking for a park to place my home in. My friend and I drove through the community, it was BEAUTIFUL!!! Very, very clean, quiet and orderly. The only complaint I have are the many speed bumps we had to drive over to see the back of the community. Other than that, it was darned near perfect!!
Jun 03, 2017 · Dawn Thoma ClarkSunday morning Church is quite pleasing to the spiritual needs of the community. All are invited whether a resident or not to worship alongside Pastor Richard Villarreal and other humble servants gathering together.
Aug 31, 2018 · A ALived here for almost 5 years. Melissa the manager and her staff are second to none. Friendly and prompt. Always has special events that are fun. Would recommend moving here.
