Paisano Manufactured Home Community Introduce
For those seeking "RV parks near me" in the vibrant city of Austin, Texas, Paisano Manufactured Home Community, located at 5400 Freidrich Ln, Austin, TX 78744, presents itself as a residential option. Situated in a convenient location with accessibility to major highways, Paisano aims to provide a community setting for manufactured homes and potentially accommodating some RVs for long-term stays. This introduction seeks to offer local users a detailed, objective overview of Paisano Manufactured Home Community, drawing primarily from the available customer reviews to provide insights into the environment, services, and features of this property.
Based on the customer feedback, the environment of Paisano Manufactured Home Community appears to have both positive and negative aspects. One reviewer notes that "the front of the neighborhood is quite pretty, plenty of trees and greenery." This suggests an initial positive impression with landscaping and a more established aesthetic in the front areas of the community. However, the same review contrasts this by stating that "the back is a little too sparse and can get a bit rough around the edges." This indicates a potential disparity in the upkeep and appearance of different sections within the community, which prospective residents should be aware of.
The location of Paisano Manufactured Home Community is highlighted as a significant advantage by one reviewer, who mentions "extremely convenient, easy access to 35 and 71." This accessibility to major interstate highways can be a considerable benefit for residents who commute within Austin or travel to other parts of Texas. Furthermore, the improvement of the entrance road due to the construction of an early education center nearby is also noted as a positive development.
However, the customer reviews also raise serious concerns regarding the management, services, and overall living experience at Paisano Manufactured Home Community. One highly critical review expresses strong dissatisfaction, stating, "If there was something lower than 1 star I would give it. This place is way over priced. They charge residents extremely high prices with absolutely nothing to offer." This sentiment suggests a significant disconnect between the perceived value and the cost of residency at Paisano.
The same critical review elaborates on several specific issues, particularly concerning parking. It is alleged that "the parking is horrible, residents cannot even have guest park at their home or unit." Furthermore, it is claimed that "the management does not give tags or parking permits so residents and guest get towed away everyday by the dozens just for parking in front of their own home." These are serious allegations that, if accurate, would significantly impact the convenience and quality of life for residents and their visitors.
Another significant point of contention raised in the negative review is the mandatory trash service. The reviewer states, "They do not give residents the option of trash service they put an expensive mandatory charge for this service on your bill even if you don't utilize it." Mandatory fees for services that residents may not need or want can be a source of frustration and increase the overall cost of living in the community.
The critical review also includes strong accusations against the management, referring to them as "crooks" and alleging that they are "one of the main problem with the Paisano area..." Additionally, the review makes serious claims about the community allowing "undocumented and illegal aliens to have holding units, lodging camps and smuggling rings within Paisano," explicitly stating that these are presented as "facts not opinion." These are extremely serious allegations that would warrant thorough investigation and consideration by any potential resident and relevant authorities.
In contrast, the second reviewer offers a more balanced perspective, acknowledging the initial positive aesthetic of the front of the community and describing the managers as "nice enough people if you don't cause any trouble and keep up to date on your rent and yard work." However, this reviewer also notes that the managers "can get a little terse when you don't" meet these expectations, suggesting a potentially strict or less understanding approach to resident interactions.
The second review also mentions the surrounding environment, noting that "the surrounding neighborhoods have semi frequent police/ambulance/firetruck sirens." While the reviewer did not personally experience issues with "sketchy people, theft, or what have you," the presence of frequent emergency vehicle sirens could indicate a higher level of activity or incidents in the general vicinity, which some residents might find concerning.
Drawing from the general characteristics of manufactured home and RV communities, we can infer some potential services and features that might be offered at Paisano Manufactured Home Community, although these are not explicitly detailed in the provided reviews:
- Individual lots: Spaces for placing manufactured homes or RVs. The size and layout of these lots can vary.
- Utility hookups: Including electricity, water, and sewer connections for each lot. The reliability and capacity of these utilities are important considerations.
- Internal roadways: Providing access throughout the community. The condition of these roads can impact ease of movement and safety.
- Waste management: While one review mentions a mandatory trash service, the specifics of this service (e.g., frequency of collection, types of waste accepted) are not detailed.
It is important to note that the reviews do not mention common amenities such as laundry facilities, restrooms, recreational areas, or on-site management offices. The absence of these mentions in the provided feedback does not necessarily mean they do not exist, but it suggests they may not be prominent or noteworthy aspects of the community from the perspective of these reviewers.
Currently, there is no promotional information available for Paisano Manufactured Home Community based on the provided data. Typically, such communities might offer incentives like reduced rent for initial periods, discounts for long-term leases, or other move-in specials. However, given the serious concerns raised in the reviews, any potential promotional offers should be carefully evaluated in the context of the alleged high prices and lack of perceived value.
In conclusion, Paisano Manufactured Home Community in Austin, TX, offers a location with convenient access to major highways and a front area that is described as aesthetically pleasing. However, the customer reviews raise significant red flags regarding high prices, a lack of perceived value, severe parking restrictions, mandatory fees for potentially unwanted services, and serious allegations about the management and activities within the community. Prospective residents searching for "RV parks near me" in Austin are strongly advised to approach Paisano Manufactured Home Community with extreme caution. Thorough due diligence is essential, including a personal visit, direct engagement with current residents (if possible), and detailed inquiries with the management to address the serious concerns raised in the available feedback. It would also be prudent to explore other manufactured home and RV communities in the Austin area to compare services, costs, and overall living conditions before making a decision.

Dec 12, 2017 · Dr JThe front of the neighborhood is quite pretty, plenty of trees and greenery, but the back is a little too sparse and can get a bit rough around the edges. The managers are nice enough people if you don't cause any trouble and keep up to date on your rent and yard work. They can get a little terse when you don't. The location is extremely convenient, easy access to 35 and 71, and the entrance road is much improved since the early education center was put in along that street. The surrounding neighborhoods have semi frequent police/ambulance/firetruck sirens, but I never had any real trouble with sketchy people, theft, or what have you. Overall, sad to leave since we had a nice yard, but I won't miss all the passing car traffic from being at a main through-fare.
Aug 11, 2013 · Jessica WidenerUse to be a nice, friendly, AFFORDABLE place to call home. But several years back it got bought out by a large company out of Texas who raises the lot rent every few months but they have not made any necessary, vital improvements, since they took over - other than attempting to make it look "prettier" on the visual side. There are endless plumbing issues that affect entire rows of homes at once and then repeat themselves over and over every few months because they do not get fixed properly. The water gets shut off at least once a month all day long for more baind aid issues especially during the winter months. Management does not want to fix the real issues just band aid the same problem again and again so they can keep making profit without concern of the actual homeowners or renters. If any issues happen after 5pm or on the weekends your out of luck. You get constant write ups over small things that are cosmetic though your expected to deal with all the REAL issues they refuse to fix.The lighting is horrible at night and should be illegal for the rate of crime in the area yet all the complaints go unheard and rent continues to increase. Our cars have been broken into numerous times and endless outdoor items stolen. Only 2 parking spaces no matter how many cars your household may have and extra parking spaces cost extra - around your own home that you own! Forget having family or friends over they won't have anywhere to park without getting towed. Now they have included specific pets your allowed to have in the neighborhood even though your home is paid for and yours before this new company came in to reek havoc. The swimming pool is rarely open and when it is open it is rarely clean the water is mainly green year round.Management is rude and acts as if you should be grateful to them for making you feel as if you need to walk on egg shells in your once deeply loved neighborhood.Run far away from this place we finally did and THEN they thought they had a say so in when and who we could sell our own home to as we decided we had, had enough!!Horrible place to live and WAY over priced!
May 01, 2018 · Yep MineThis USED to be a nice place to live. People were for the most part friendly. The new manager is childish and petty, and after harassing me for 7 years as another resident, she was hired as the manager, and now is evicting my 72 year old husband and myself, a disabled Vet, for no reason. She is supposed to make everyone follow the rules, however she believes she's above them. She has several properties she's bought and NONE of them follow all the rules like the rest of us are supposed to do. I have proof of all of this. And I agree with J on the review they gave. The rent is increasing and service decreasing all the time.
Jan 31, 2019 · Diane HunterA very nice community, very quiet at night, residents are friendly and community is clean and kept up. Very helpful manager!
