Oracle Valley Estates Introduce
Oracle Valley Estates, located at 2145 W American Ave #70, Oracle, AZ 85623, USA, is presented as a mobile home park that might also be considered by those searching within the "RV parks near me" category. However, based on the provided customer reviews, it is imperative to offer a highly critical and cautious introduction to this property. The feedback paints a picture of severe dissatisfaction and alleged unethical practices by the management, which prospective residents, whether for mobile homes or RVs, must be fully aware of before considering this location. The park can be contacted at (520) 896-9357 or +1 520-896-9357.
The environment of Oracle Valley Estates, as described by long-term residents and local observers, is deeply concerning. One reviewer, living in Oracle for over a decade, labels it "the most unsightly thing in our entire town," specifically mentioning "garbage everywhere for everybody to see that drives by." This paints a vivid image of severe neglect and poor maintenance, suggesting a highly unpleasant and potentially unsanitary living environment. Such conditions are not only embarrassing for residents but also reflect a fundamental failure of management to uphold basic standards of cleanliness and upkeep. This lack of visual appeal and pervasive disarray would be a significant deterrent for anyone seeking a comfortable and respectable place to live or park their RV.
The services and features at Oracle Valley Estates are overshadowed by serious allegations of misconduct. While a mobile home park typically provides lot rentals and essential utilities, the reviews highlight severe issues with how these services are managed. There are direct accusations of "illegally over charging for power," which, if true, represents a significant financial burden and an egregious breach of trust. Such practices can lead to unpredictable and inflated living costs, making the park financially unstable for residents. For RV owners, reliable and fairly priced utility hookups are paramount, and these allegations raise significant red flags regarding the transparency and fairness of billing.
The most alarming features of Oracle Valley Estates, as detailed by multiple long-term residents, relate to the alleged tactics employed by management to remove existing tenants, particularly those who own their mobile homes. One resident, after 27 years, claims to have been "tossed out like garbage because they want younger people on rent to own contracts and want all the people who own their own trailers out." This suggests a deliberate strategy to churn tenancy, favoring new residents under specific financial arrangements. The methods allegedly used to achieve this are highly problematic: "They skirt around paying for relocation by burying people in fines and fees." This points to a pattern of financially burdening residents to force them out, circumventing legal obligations for relocation assistance.
Further elaborating on these alleged unethical practices, a former resident provided an update detailing a dispute over the sale of their trailer. Despite having a buyer who was willing to pay all fees and move the trailer out, the park management allegedly interfered, telling the buyer "it was theirs and to screw off." This incident, if true, indicates a severe and potentially illegal obstruction of a homeowner's right to sell their property, suggesting that the park actively seeks to acquire trailers through questionable means rather than allowing residents to sell them independently. The reviewer's statement, "I couldn't fight any more, that's what do is wear you out, do not rent from this place, it is crooked," strongly advises against any engagement with this property, citing a deliberate strategy to exhaust residents through legal and financial pressures.
The implications of these reviews for individuals searching under "RV parks near me" are profound. The alleged instability, financial exploitation, and hostile environment described by current and former residents would make Oracle Valley Estates a highly undesirable location for an RV park stay, particularly for long-term or seasonal visitors. RV owners prioritize safety, fair treatment, and a well-maintained environment, none of which appear to be consistently provided based on these accounts. The risk of being subjected to unfair fees, harassment, or property disputes would significantly outweigh any potential benefits.
Promotional information for Oracle Valley Estates, if it were to accurately reflect the online reviews, would be highly cautionary. Any standard positive descriptions of a mobile home park would be in stark contrast to the reported reality. Instead, an objective overview based on the provided information would focus on the serious allegations against management regarding tenant eviction, financial misconduct (e.g., overcharging for power, excessive fines), and interference with property sales. The severe neglect of the park's physical environment, characterized by pervasive garbage, would also be a critical point. There are no positive features or services explicitly highlighted in the reviews to counterbalance these significant drawbacks.
For any individual considering Oracle Valley Estates, whether for a mobile home or an RV, it is unequivocally advised to exercise extreme caution and conduct extensive due diligence. This should include: directly contacting the park at (520) 896-9357 or +1 520-896-9357 to inquire about current policies, lot rental agreements, utility billing practices, and any rules regarding property ownership and sales; visiting the park in person to assess the current environmental conditions; and critically, attempting to speak with multiple current and former residents to gather a comprehensive and unfiltered understanding of the living experience and management practices. Given the severity of the allegations, prospective residents should consider consulting legal advice before entering into any agreements with Oracle Valley Estates.

Oracle Valley Estates Reviews
This place sucks, it use to be a good place to live, live there 27 year just to be tossed out like garbage because they want younger people on rent to own contracts and want all the people who own their own trailers out. They skirt around paying for relocation by burying people in fines and fees and illegally over charging for power. Beware and stay away....Update:They are getting ready to renovate the trailer they stole me to sell on contract or rent out. By law if you find a buyer for your trailer and they pay all the fees, you can sell the trailer and the new buyer moves it out and all is good. I had a buyer and when he contacted them they told him it was theirs and to screw off. He would have paid everything, they just wanted the trailer, I had a buyer well within the time frame law requires. I couldn't fighr any more, that's what do is wear you out, do not rent from this place, it is crooked..
Apr 02, 2024 · Wes McCollaumIf I could leave negative Stars I would be more than to leave a negative 5. I have been living in Oracle for over 11 years now and this trailer park is still the most unsightly thing in our entire town. There is garbage everywhere for everybody to see that drives by and is extremely embarrassing for the residents of the entire town and business owners as well. Someone should either clean it up or get rid of it.
Jan 12, 2024 · Andrew KirkEver since the property got a new manager, things are slowly changing. Management is cleaning up the mobile homes and restoring them, one at a time. There isn't as much trouble as there used to be. I hope they can restore the grounds fully and give people a home who really need it.
