Palm Terrace Mobile Village Introduce
Are you currently searching for "RV parks near me" that offer long-term residency or are considering mobile home living in the Riverside, California area, perhaps seeking a more affordable option? Palm Terrace Mobile Village, located at 12149 Indiana Ave SPC#61, Riverside, CA 92503, USA, presents a residential community that has generated a range of opinions regarding its management, maintenance, and overall living experience. According to one review, it is noted as "one of the the least expensive mobile home parks around," with a lot rent of approximately $775 per month. To obtain a comprehensive and current understanding of the park's environment, services, features, and availability for long-term RV or mobile home living, direct contact with the management at (951) 371-7229 or +1 951-371-7229 is essential.
Several reviews offer contrasting perspectives on the management of Palm Terrace Mobile Village. One reviewer states, "Not recommended, the manager is chasing people, she is a despot," expressing a highly negative view of the manager's behavior and leadership style. Another resident, who claims to live in the park, uses strong language to describe the owner, alleging a lack of pool maintenance ("the pools always closed bc she doesnt do maintenance"), though they note it might be currently under repair. This reviewer also complains about frequent rent increases, labeling them as "INSANE." A particularly concerning anecdote shared is about the owner allegedly including a photo of a resident in the rent bill for using the public trash container without paying a $100 fee, raising questions about privacy and management practices.
In response to the latter review, an individual (who identifies as not living in the park but seems to be associated with it) offers a different interpretation of the trash incident. This response suggests that the resident was "caught by maintenance throwing excessive, enormous sizes of trash into the community bin," causing inconvenience to others and requiring extra work for maintenance. This response also criticizes the resident's space for being unclean and defends the pool maintenance issues by mentioning the need for "permits and licensed contractors." Furthermore, this response accuses the resident of having an "illegal addition" to their mobile home and suggests they should leave if they cannot handle the "measly rent-controlled increase every year," implying a possible conflict between the resident and the park management regarding rules and regulations.
Despite these negative experiences and accusations related to management and park rules, another individual who has friends living in Palm Terrace Mobile Village offers a more positive perspective on certain aspects. This reviewer highlights the affordability of the park, noting the approximate lot rent. They also mention observing "many kids outside playing," which they find appealing and indicative of a family-friendly environment. Furthermore, their friends reportedly find the area to be "very quiet to live and raise a family." The reviewer also points out the convenient location, with a high school nearby and shopping areas within three miles to the west and east of the park. This suggests that despite potential management issues, the park might offer a relatively affordable and conveniently located living environment with a sense of community, particularly for families.
Considering the platform category "RV parks near me," prospective residents will need to ascertain whether Palm Terrace Mobile Village accommodates RVs for long-term stays. Mobile home parks sometimes have designated areas or specific lots for RVs, offering a more permanent arrangement than traditional short-term RV parks. If you are an RVer seeking a potentially affordable and quiet community in the Riverside area with access to schools and shopping, you should specifically inquire with the management about the availability of RV sites, the amenities provided for RVs (such as hookups for water, electricity, and sewage), the lease terms, and the community rules applicable to RV residents. Given the strong and conflicting opinions about the management, it would be particularly important to understand the rules and regulations for all residents.
To gain a comprehensive understanding of the environment within Palm Terrace Mobile Village, it would be beneficial to ask the management about their approach to resident relations, rule enforcement (including trash disposal and property maintenance), and the upkeep of amenities like the pool. Inquire about any community rules regarding noise levels, pet policies, and security measures. Understanding the management's philosophy and how they address resident concerns will be crucial in evaluating the overall living experience, especially given the negative feedback received.
In terms of services and features, you should inquire about essential services such as laundry facilities, waste disposal (and any associated fees or rules), security measures, and recreational amenities (like the pool, and its operational status and maintenance schedule). For mobile home residents, understanding the lot sizes, landscaping responsibilities, and any restrictions on home improvements or modifications is important. For RV residents, inquire about the size and type of RVs accommodated, the amperage of electrical hookups, and the availability of water and sewage connections at each site. Given the mention of affordability, it is crucial to get a clear breakdown of all costs involved, including lot rent, utilities, and any additional fees.
The provided information does not include any explicit promotional details. Therefore, it is essential to directly ask the management about any current special offers for new residents, whether for mobile home lots or RV spaces. Inquire about move-in incentives, discounted rates for long-term leases, or any other promotions that might be available. Understanding the financial aspects and any potential cost-saving opportunities is crucial for making an informed decision, especially considering the park's reputation for being one of the least expensive options.
In conclusion, Palm Terrace Mobile Village in Riverside, CA, presents a community with a notable focus on affordability and a potentially quiet, family-friendly environment with convenient access to schools and shopping. However, there are significant concerns raised by some residents regarding the management style, pool maintenance, and rent increase practices. For individuals searching for "RV parks near me" with potential for long-term stays or those interested in mobile home living in Riverside, it is imperative to contact the management at (951) 371-7229 or +1 951-371-7229 to obtain detailed and current information about the park's environment, services, features, rules, and any available promotions. Given the strongly contrasting opinions, a thorough and cautious approach to evaluating Palm Terrace Mobile Village is strongly advised, potentially including a visit to the property to assess the conditions and interact with current residents, if possible.

Palm Terrace Mobile Village Reviews
"Not recommended, the manager is chasing people, she is a despot"Then why are you still here?"I live here and the owner lady kind of a b word tbh lmao. Also the pools always closed bc she doesnt do maintenance. ( I think it's currently being worked on but girl you took your sweet time ) Also she increases rent whenever she gets the chance it's INSANE.edit: one time she included a photo of one of the people living here in the rent bill because they used the big public trash container without paying her $100. imagine you take out the trash and this lady is just recording you and sharing photos of you with everyone."In other words, you got caught by maintenance throwing excessive, enormous sizes of trash into the community bin, causing hours of extra time in compacting, unloading and loading and preventing others from using said bin. What do you know about maintenance??? Your space is a disgrace, it's never kept clean--you bring this place down with your ghetto space and you think it looks good! So the pool is never maintained huh? Have you ever heard of permits and licensed contractors? No, of course not! If you did you wouldn't have that illegal addition in your over 50 year old shack you live in-- we strive to keep a clean park but are held back by slobs like you, always trying to talk and bring the place down! And if you can't handle your measly rent -controlled increase every year you can leave anytime! No one is forcing you to stay here! Why don't you find a place that thinks exactly like you --it doesn't charge rent and everyone lives like everything is for free--I thought I saw a row of RV's down by the river.
Apr 20, 2025 · look in the mirrorDisclaimer: I do not live here but several friends do. This is one of the the least expensive mobile home parks around. The lot rent is around $775 a month. Some trailers are very well maintained and others are not. I'm here on weekends and I see many kids outside playing, which I like.My friends say it is very quiet area to live and raise a family. A high school is nearby. Shopping areas are within 3 miles west and east of the park.
Feb 22, 2018 · Tony VallesI called just inquiring about the place and if they had any open spots. The lady was unbelievably rude and told me she wouldn't accept my RV. When I asked why she told me because it was over 30 years old. First, she has never seen it. Second, it's a '97 which is 21 years old. Third, it's been kept in very clean condition. She wouldn't even look at it and then give me an answer. When I told her I was in my 30's and born in the 80's, there is no possible way my RV is over 30 years old she didn't have anything to say. I told her her website had old RV's in the pictures, she said they didn't have a website. Then keep on your Google listing because there's a website attached.
