Patrician Mobile Home Park Introduce
If you are searching for "RV parks near me" in the Yucaipa, California area and are considering mobile home parks for potential long-term stays, it is crucial to be aware of the experiences shared by current and former residents. Patrician Mobile Home Park, located at 34480 County Line Rd Office, Yucaipa, CA 92399, USA, has received concerning feedback that raises serious questions about its management practices and overall living environment. While primarily a mobile home park, these issues would likely also affect anyone considering residing there in an RV, if such accommodations are available.
One particularly alarming review accuses the management of Patrician Mobile Home Park of discrimination and harassment of tenants. The reviewer alleges that disabled individuals are being evicted from their homes and that there have been attempts to steal these properties. This paints a picture of a hostile and potentially illegal management approach, strongly advising others to "Avoid at all cost!!!" The reviewer further asserts that the management does not care about the residents or their families, labeling it a "VERY BAD PARK." These are severe accusations that should give any prospective resident significant cause for concern.
Another long-term resident, having lived in the park for over 20 years, provides a different but equally critical perspective. This reviewer clarifies that despite any potential perception, Patrician Mobile Home Park is "NOT a senior (55) & over park," as children do reside there. They also describe a practice where the park management buys up older mobile homes at a low cost and then rents them out to anyone, regardless of age or family status, as long as they can afford the rent. This contradicts the notion of a specifically age-restricted community.
Furthermore, this long-term resident details a lack of consistent rule enforcement within the park. They mention that "People do get away with all kinds of things," providing examples such as driveways cluttered with junk and trash, and cars parked haphazardly everywhere. While acknowledging that the "Owners/management talk a good game," the reviewer states that "not a lot done yet," indicating a discrepancy between promises and actual improvements. This suggests a poorly managed environment where community standards are not upheld.
Interestingly, the long-term resident notes that "The space rent is affordable," which is the primary reason they continue to live there, stating they have "no choice." This highlights a potential trade-off where lower cost may come at the expense of a well-maintained and orderly living environment. Despite the issues, this resident expresses gratitude for not having experienced theft and hopes this will continue even after posting their review, suggesting an underlying concern about potential repercussions or the general safety within the park.
Considering the search category "RV parks near me," the information available does not explicitly state whether Patrician Mobile Home Park accommodates RVs. However, if it does, the serious allegations of discrimination, harassment, and poor management would be equally relevant to RV residents. The lack of rule enforcement and the presence of junk and excessive parking could also negatively impact the quality of an RV living experience.
Based on the provided reviews, potential aspects and concerns regarding Patrician Mobile Home Park include:
- Allegations of Discrimination and Harassment: Serious accusations of discriminatory practices and harassment of tenants, particularly targeting disabled individuals.
- Attempted Property Theft: A highly concerning claim of management attempting to steal residents' homes.
- Non-Senior Park: Despite potential perceptions, this is not an age-restricted (55+) community, with children residing there.
- Lax Rule Enforcement: Rules regarding property maintenance and parking appear to be inconsistently enforced, leading to clutter and disorganization.
- Potentially Untrustworthy Management: A disconnect between what management says and what is actually done.
- Affordable Space Rent: The primary positive mentioned, suggesting a potential trade-off for other negative aspects.
- Uncertain Safety: While one long-term resident has not experienced theft, there is an underlying concern expressed.
The location in Yucaipa, CA, generally offers a pleasant setting. However, the internal environment of Patrician Mobile Home Park, as described by residents, seems to significantly detract from these external benefits. Potential residents would need to carefully consider whether the affordability outweighs the serious management and community issues reported.
There is no mention of any positive amenities, services, or promotional information in the provided reviews. The focus is entirely on negative experiences and concerns.
For local users searching for "RV parks near me" in Yucaipa, CA, Patrician Mobile Home Park should be approached with extreme caution. The serious allegations of discrimination, harassment, attempted theft, and poor management, coupled with the lack of rule enforcement and potential safety concerns, paint a troubling picture. It would be advisable to thoroughly investigate other options before considering this mobile home park for either mobile home living or long-term RV stays.
Potential residents should consider the following crucial steps before making any decisions regarding Patrician Mobile Home Park:
- Seek Further Information: Look for additional reviews or information from other sources to get a broader perspective on the park.
- Visit the Property (If Possible): If you choose to visit, carefully observe the overall environment, the condition of the properties, and the parking situation. Attempt to speak with current residents discreetly to get their honest opinions.
- Inquire Directly with Management: If you do contact management, be direct about the concerns raised in the reviews and seek clear and verifiable responses.
- Consider Legal Advice: If you are a disabled individual or have concerns about potential housing discrimination or property rights, seeking legal counsel may be prudent before considering residency here.
In conclusion, the available reviews for Patrician Mobile Home Park in Yucaipa, CA, raise significant red flags regarding management practices, rule enforcement, and the overall living environment. Allegations of discrimination, harassment, and attempted theft are particularly alarming. While the affordable space rent might be a draw for some, potential residents must carefully weigh this against the serious concerns voiced by current and former residents. Local users searching for "RV parks near me" should proceed with extreme caution and conduct thorough due diligence before considering Patrician Mobile Home Park for long-term residency.

Jul 22, 2017 · Mychael SilveiraI have lived here over 20yrs, this is NOT a senior (55) & over park, Children Do Live In this park. They also buy up what mobilesthey can (cheap of course) then rent them to anyone (age?/with kids) doesn't matteras long as they can afford it. People do get away with all kinds of things driveways with junk/trash, cars parked everywhere. Owners/management talk a good game but not a lot done yet.👎👎👎 The space rent is affordable so I have no choice. Thank God I haven't had any issues with theft, hope it stays that way after this review. 😇
Jul 11, 2023 · Debbie BaldwinI've lived here for 20 years. During that period of time I have had everything in two sheds stolen. And I mean everything. I have a screened patio. They never hesitated to slice the plastic and wire on the screens to come in and take what they wanted. They even stole a aluminum pole type that was connected to the mobile home top too bottom. I have no idea how but they literally unscrewed it and took it. By this time I was ready too move. Fast forward 6/15/2018. We have a new owner. Everything is being upgraded and it's starting too look much better than it ever was. There aren't people walking around all night coming too steal from you. The owner/manager seem too be improving everything and seem too be working hard at it. They are adding more lights. It was pitch black at my place. I feel more at ease. Anyway I like the way things are being run here. I'm happy I am no longer thinking about moving. Keep up the good work! 🚙
Jun 16, 2018 · Terry BrooksI had a client who lived in this park. I wasn't pleased with the managements style. Not helpful to disabled tenant in crisis. Evicted her then took her home from her and cooperated with her abuser. I'm sure theres more to the story but thats what I witnessed. I had to pack it all up and deliver her to a homeless shelter. Not cool.
Feb 24, 2020 · Leslie Learit was once a nice place to live. I was there fourteen years. Now it's "trashy". Run down mobil's, cars parked "EVERYWHERE" Car ports used as a storage unit. Yards run down.. It's not a nice place to live any longer
