As a new RV tech in Waco I try to make contact with every RV park owner or property manager. Last week I decided to drop some business cards off at Patriot RV Park in Waco. The person that manages the park was very rude and unprofessional. And I am almost certain he was inebriated. And in response of what was said in the owners reply to this review: he had a park shirt on, had access to your locked office and another guest at your park is who pointed him out when I asked to speak to a manager. He was a park employee. An employee who would not introduce himself when I introduced myself. When I asked if he was the property manager, he stated "That doesn't matter". I asked if he was the property owner and received the same reply. He then proceeded to lie to me about rate that other techs charge in the area to try and lowball me for services. And the cards I gave him. Pretty sure I saw him toss those. On my way to the car he made yet another rude and unprofessional comment to which I responded "I appreciate your time. I will contact the owners". Turns out it is owned by a group out of Georgetown, TX. So I sent them an email letting them know about the poor excuse for a property manager they have at this location. But of course I never received a reply from them. THERE ARE OTHER PARKS IN WACO. BETTER AND COMPETITIVELY PRICED! And in much better locations, managed by professional people.Response to owner reply: He had a park shirt on and had access to your locked office. He was a park employee. Also, I contacted your company via your website. Also, you are not a small business. You have 16 parks across Texas. You may be family owned but small you are not. Instead of excuses, try looking into the matter so no one else has this experience.

I'm sad to go, but I made a promise to come back!! They have become like family to me and my husband!!!! I did leave them with a parting gift, I hope everyone enjoys the signs!!!
Sep 02, 2024 · Brooke BergeronDid a drive through to see if we wanted to stay here the next time we visited Waco, and glad we did, not as described, we won’t stay here.Your site page pictures shows a well kept park, grass needed mowing and weed rating, and sites with RVs appeared very unkempt as did the park in general. Brazos River access, a grown up trail squeezed across a street between residential homes. Just not like the pictures and not a park we would enjoy. Location of the park was also remote to the area of Waco we desire.

The community of people here couldn't be better, the pool is well kept as are the grounds and plenty of trees make it a great place to camp short term as well as long term! So close to everything in Waco yet you feel like you are in the country away from all the stress!
Jul 10, 2024 · Heidi SchostekI’m giving 3 stars for a clean swimming pool, clean grounds and laundry room was all clean and in working shape, the park had trees that was groomed. I am a short term camper Usually 2 weeks, so when I pulled into this camp ground and the first thing I see is RVs with permanent porches, RVs with broken awnings hanging down, TT that are falling a part, cars on blocks, potted hanging plants everywhere, flatbed trailers, panel trailer, motors, car parts, pipe setting on the grass, apparently permanent long term people who pay less per night then a overnight guess, gets the best choice of shade and comfort to the swim and play ground area, I tried to book one of these spaces but was told they were full, however for my week stay, they never was filled. I was given a packet with outdated coupons and brochures of the city. When I finally got to my spot it was almost not big enough I had to almost park off the concrete, the neighbor had their awning out and when I opened my slide it touched their awning, when I was setting up another neighbors dogs kept barking at me, to my amazement a man came out and yelled “shut up $&@? Dogs” I was thankful my days were filled with being away from the park, the rules are not enforced here as there was dogs and cats freely roaming around. The people were nice, but the beauty could be better, I do not recommend staying at any of the spots behind the office, you will be highly disappointed
