Waco Mobile Home Park

We lived here for 7 years. We bought our home that was already on the property and had many problems. We were not allowed a fence (though some residents still had them and were not reprimanded), rent went up every single year though the property never improved, we were required to get parking permits to park in our own driveways, we had 2 large dogs that were registered service animals and would walk them on a leash but there was a whole pack of small dogs that come out and terrorize our dogs and charge at them but no one ever did anything after multiple complaints to animal control and the owners of the park and even had on camera one of the dogs biting a small child, the home was constantly needing repairs and was a huge money pit, we would constantly have our water turned off because another unit had a leak and there were only a few shut offs split between the almost 40 homes, there was always police in the park for one reason or another, among many, many other problems. I am only giving it 2 stars because we were able to get all the paperwork settled and finalized in less than a week when we first moved in, and the property manager is a very sweet old man. However, I would not recommend them to anyone. - Heather Fish

Waco Mobile Home Park Introduce

For individuals seeking long-term residential options within the platform category of "RV parks near me" in the Bellmead, Texas area, Waco Mobile Home Park, located at 4022 E Harris St, Bellmead, TX 76705, USA, is a mobile home park offering spaces for manufactured homes. It is important to note that while listed under a platform that might include RV parks, Waco Mobile Home Park primarily caters to long-term residents in mobile homes rather than short-term stays for recreational vehicles. Based on recent customer reviews, the experiences of residents appear to be largely negative, with concerns raised about management practices, increasing costs, maintenance issues, and community problems.

One detailed review comes from a former resident who lived in the park for seven years after purchasing a home already situated on the property. This long-term resident recounts numerous problems encountered during their time there. A significant point of contention was the inconsistent enforcement of park rules, specifically regarding fences. Despite a prohibition on fences, some residents had them without consequence, while others were not permitted. This suggests a lack of uniform application of community guidelines.

The issue of increasing costs without corresponding improvements is another major complaint. The former resident states that the rent went up every single year, yet the property never saw any positive changes or upgrades. This raises concerns about the value residents received for their increasing lot rental fees.

Another policy that drew criticism was the requirement to obtain parking permits to park vehicles in residents' own driveways. This is described as an additional burden on homeowners who are already paying lot rent, suggesting a potentially revenue-generating policy that does not directly benefit residents.

Pet policies and the management's handling of animal-related issues were also a significant source of frustration for this former resident, who owned two registered service animals. They reported that a pack of small, unrestrained dogs within the park would frequently terrorize their leashed dogs and even charge at them. Despite multiple complaints to animal control and the park owners, no action was taken. Alarmingly, the reviewer also mentioned having video evidence of one of these dogs biting a small child, yet the issue allegedly remained unaddressed by the park management.

The condition of the homes and the park's infrastructure also appear to be problematic. The former resident described their home as constantly needing repairs and being a "huge money pit." Additionally, they reported frequent water shut-offs due to leaks in other units, exacerbated by a limited number of water shut-offs shared among nearly 40 homes. This suggests an outdated or poorly maintained water distribution system, leading to widespread inconvenience for residents.

Safety and security within the park are also called into question, with the former resident stating that "there was always police in the park for one reason or another." This implies a potentially unstable or unsafe living environment.

Despite the litany of negative experiences, the former resident gives the park two stars, citing the speed of paperwork processing upon move-in and the perceived kindness of the property manager, described as a "very sweet old man." However, this positive interaction with the manager was not enough to outweigh the numerous other issues, leading the reviewer to conclude that they "would not recommend them to anyone."

A second review, from a resident who had lived in the park for 30 years, echoes many of the same concerns and highlights a decline in the quality of life over time. This long-term resident recalls a time when rent was low and the original owners were "wonderful." However, they state that the current owners raise the rent every year. A particularly contentious issue is the forced sharing of a single dumpster, for which the charge also increases annually in addition to the lot rent. The placement of this "stinky dumpster" on the resident's lot, with the resulting odor permeating their home, is a significant grievance that the management allegedly does not care about.

This long-term resident also reports neglected maintenance, specifically mentioning large tree limbs that have fallen or are about to fall on their house, with no apparent concern or action from the management. The review ends with a stark warning: "You decide if you want this situation," clearly advising against choosing Waco Mobile Home Park as a place to live.

Based on these two highly critical reviews, Waco Mobile Home Park appears to suffer from several significant issues, including inconsistent rule enforcement, frequent and unjustified rent increases, inadequate maintenance of infrastructure and grounds, unresolved pet-related problems, potential safety concerns, and a lack of responsiveness from the management to resident complaints. The few positive comments are overshadowed by the extensive list of problems encountered by both a former long-term resident and a current long-term resident.

The provided information does not detail any specific amenities offered by the park, such as recreational areas, laundry facilities, or community spaces. The focus of the reviews is primarily on the negative aspects of management and living conditions. Similarly, there is no mention of any promotional offers or special rates for prospective residents.

Given the overwhelmingly negative feedback, individuals considering Waco Mobile Home Park as a potential long-term residence are strongly advised to exercise extreme caution and conduct thorough due diligence. Contacting the park management at (575) 489-6592 or +1 575-489-6592 to inquire about the issues raised in the reviews would be a crucial first step. It would also be highly beneficial to visit the park in person to assess the current environment and speak with current residents (if possible) to gain a broader understanding of the living conditions and management practices. Relying solely on the limited and negative information available online is insufficient to make an informed decision about residency at Waco Mobile Home Park.

In conclusion, the available reviews paint a concerning picture of Waco Mobile Home Park in Bellmead, TX, characterized by allegations of poor management, increasing costs without improvements, maintenance neglect, unresolved community issues, and a generally negative living experience for residents. Prospective residents should carefully weigh these serious concerns and seek comprehensive information before considering this community as a long-term housing option.
