Pendleton Mobile Home Park Introduce
For local users in Pendleton, Indiana, who are exploring "RV parks near me" with an eye towards a more permanent or long-term residential solution, Pendleton Mobile Home Park, located at 800 Shawanoe Dr, Pendleton, IN 46064, USA, presents a complex scenario based on recent customer reviews. While traditionally a manufactured home community offering long-term housing, individuals seeking a stable living environment might consider such options. You can contact Pendleton Mobile Home Park at (765) 778-8282 or +1 765-778-8282 for inquiries, but it is crucial to be aware of the significant concerns raised by current and connected individuals.
One detailed and highly critical review paints a concerning picture of Pendleton Mobile Home Park. The reviewer alleges "very unprofessional" management characterized by gossiping, personal vindictiveness, and prejudice. This is a serious accusation that could significantly impact the living experience and sense of community within the park. Furthermore, the review raises alarming concerns about the water quality, claiming it is "low and contaminated and toxic" based on a "little zoning google search." Such allegations about water safety are paramount and would require thorough investigation by any prospective resident.
The same reviewer also describes outdated and faulty septic systems with root intrusion, potentially leading to significant infrastructure problems. Additionally, they claim that many of the mobile homes are "unlivable" due to mold and structural issues like sinking. These descriptions suggest a community facing serious maintenance and habitability challenges. The reviewer further alleges that a significant portion of the park is vacant due to the park managers turning away prospective renters and buyers for personal reasons, potentially violating equal opportunity housing practices. This claim, if accurate, would explain the reported high vacancy rate and the "bland, ghost town... almost spooky" atmosphere described.
The reviewer contrasts Pendleton Mobile Home Park with the nearby Regency Mobile Home Park, highlighting the latter's apparent vibrancy with few vacancies, well-maintained homes and yards, and a friendly, lively atmosphere. This comparison starkly underscores the negative perception of Pendleton Mobile Home Park, with the reviewer noting a feeling of fear among the scarce remaining residents due to the "ever prying and speculatory eye of the managers who are extremely crooked and very vindictive and underhanded." The review also mentions a new and spreading roach infestation, adding to the list of serious concerns about the park's living conditions.
The reviewer concludes with a hope for either new, proactive management focused on the community's well-being or for the park to "finally go under for good" if no positive changes occur. This strongly suggests a deeply negative experience and a lack of confidence in the current management.
In contrast to this highly critical review, another resident offered a much more moderate perspective, describing the park as "nice and calm." Their only complaint was the lack of digital payment options for lot rent, a relatively minor inconvenience compared to the serious allegations in the first review. This second reviewer also noted that the roads "could use some work but not too bad" and observed some empty trailers needing repair, which they optimistically viewed as "potential fixer upper." This suggests that while there might be some visible signs of disrepair, the overall atmosphere for this resident was peaceful.
Considering these contrasting reviews, Pendleton Mobile Home Park presents a highly uncertain picture for potential local residents who might be considering it as a long-term option found through a search for "RV parks near me." The key takeaways from the available information are:
- Serious Management Concerns: Allegations of unprofessionalism, gossiping, vindictiveness, and prejudiced behavior from the management are significant red flags.
- Potentially Hazardous Water Quality: Claims of low quality, contaminated, and toxic water require serious consideration and independent verification.
- Infrastructure Issues: Reports of outdated and faulty septic systems with root intrusion suggest potential maintenance problems.
- Unlivable Housing Conditions: Claims of mold-infested and sinking mobile homes indicate significant habitability issues in some units.
- High Vacancy Rate and Negative Atmosphere: The description of a "ghost town" atmosphere and fear among residents is deeply concerning.
- Allegations of Unfair Housing Practices: Claims of managers turning away prospective residents for personal reasons raise legal and ethical issues.
- Roach Infestation: A new and spreading roach problem further deteriorates the living conditions.
- Calm Environment (One Perspective): One resident found the park to be "nice and calm," suggesting that not all experiences are uniformly negative.
- Minor Infrastructure Issues (One Perspective): Slightly subpar road conditions were noted but not deemed "too bad" by one resident.
- Potential for Improvement (One Perspective): Empty trailers were seen as potential fixer-uppers by one resident.
For local users in Pendleton, Indiana, who are exploring their long-term housing options and come across Pendleton Mobile Home Park in their search for "RV parks near me," it is imperative to approach with extreme caution. The serious allegations in the first review, particularly concerning water quality and management practices, warrant thorough and independent investigation before considering residency. While the second review offers a more benign perspective, it does not address or contradict the significant issues raised by the first.
As a manufactured home community, the primary mode of residency would involve either purchasing or renting a manufactured home located on a leased lot. Individuals specifically looking for "RV parks near me" for their recreational vehicles should verify if Pendleton Mobile Home Park offers such accommodations and if the terms are suitable, keeping in mind the overall concerns raised about the park's condition and management.
Given the gravity of the negative feedback, prospective residents should consider the following steps before making any decisions regarding Pendleton Mobile Home Park:
- Independent Verification of Water Quality: If possible, seek information from local authorities or conduct independent testing of the water quality in the area.
- Inquire About Infrastructure Maintenance: Directly ask management about the condition and maintenance schedule for the septic systems and other infrastructure.
- Inspect Available Homes Thoroughly: If considering renting or buying, meticulously inspect the condition of any available mobile homes for mold, structural issues, and overall habitability.
- Speak with Current Residents (If Possible): Try to speak with multiple residents to get a broader range of perspectives on the current living conditions and management. Approach with caution, as some residents may be hesitant to speak openly due to fear, as suggested in one review.
- Research Local Zoning and Housing Regulations: Investigate local regulations regarding mobile home parks and tenant rights.
- Compare with Other Options: Thoroughly research nearby mobile home parks and RV parks, such as the Regency Mobile Home Park mentioned in the review, to compare living conditions, amenities, and management practices.
In conclusion, the information available online presents significant concerns regarding the management, infrastructure, and living conditions at Pendleton Mobile Home Park. While one reviewer noted a calm environment and saw potential in the empty trailers, the serious allegations of unprofessional management, contaminated water, faulty infrastructure, and a negative community atmosphere cannot be ignored. Local users in Pendleton, Indiana, searching for long-term housing through "RV parks near me" or other avenues should exercise extreme caution and conduct thorough due diligence before considering Pendleton Mobile Home Park as a viable option.

Pendleton Mobile Home Park Reviews
My girlfriend and her family lives here as well as a close friend. The management is very unprofessional. Gossiping and personal vindictiveness and prejudice. The water quality is low and contaminated and toxic as proven with a little zoning google search. The septic systems are outdated and faulty with roots grown through many of the septic lines... many of the mobile homes are unlivable, and full of mold and sinking... MOST of the park is vacant and not likely to be filled due to park managers turning away prospective renters and buyers for personal reasons not allowing equal opportunity to submit the application, background or credit checks as mandated... the park is going under. And the scarce population that does reside in the park are moving out promptly or living in fear of the ever prying and speculatory eye of the managers who are extremely crooked and very vindictive and underhanded. If not the latter then they are personal friends or kin of the management running the park for out of state owners who are either unaware or just as crooked. But if you compare the vacancy and quality of life in contrast to the nearby regency mobile home park who has but a handful of vacancies and inhabitants decorating their homes and yards, children playing, people are friendly and lively. And then this park... bland, ghost town... almost spooky like people are afraid to come out... not to mention the new addition of roach infestation that is spreading... this place is a joke I hope to see either come under new proactive management that takes the park as not just a business but also as a community, a home ... not just for themselves but as a whole... or for it to finally go under for good if no change is in effect.
Jan 12, 2024 · Charles TroxailNice and calm. Only complaint is I wish I could pay for lot rent digitally somehow. Roads could use some work but not too bad. There are some empty trailers that need work but I just see that as potential fixer upper in my book.
Aug 26, 2023 · Dayo's WorldI do not live here but my boyfriend moved here this year. Honestly, terrible from what I have seen. He’s had nothing but constant issues since moving in. Several repairs that were promised to be fixed upon moving in, a broken central air unit that still has yet to be fixed and his trailer is a steady 85 degrees at all times. It’s terrible and the property managers just don’t seem to even care. He’s going on a month with no air. Even window a/c’s that he’s had to borrow from people aren’t helping. He also went 6-8 weeks without a working stove, that was also promised upon moving in. It’s been one excuse to the next. I would not advise anyone to move out there until the property managers get it together and start taking concerns seriously.
Jun 12, 2021 · Rachel WhiteUnsafe, mobiles being leased to own. Scam alert!! Black mold, no working plumbing or Water. High priced lot rent!I would recommend board of health to shut them down.
