My mother and I moved into this place a little over a year ago now, and this has to be one of the biggest regrets we have. For starters Cathy refused to let us explain the situation of having emotional support pets, my mother had tried to ask what the fees would be for an emotional support pet, and Cathy was quick to shut it down and proceeded to raise her voice saying “NO animals”. On top of that we have been paying close to $400 in lot rent, and NOTHING has been done for that payment, multiple occasions we have slid out of the park due to failure on the management team to salt the roads, we are responsible for our driveway but not the main roads of this park, multiple times we have also called about the ice on the roads and we were told by management that they were in the process of actively salting the roads, but yet we not once seen the salt trucks and a week later we were still sliding out on the ice that they had never taken care of. Not to forget, we have had 2 inspections both in less than a year, each time we have gave a list of things that needed to be attended to and be fixed (from when we moved in), and neither of the lists have been completed or even started. Along with Last winter our pipes had froze and we called MULTIPLE times for assistance but then was lied to by management being told they were out assisting other homes, to later be told by some office staff that there was a sewer line bust, which we were not informed about, and on numerous occasions our faucet water has smelled like straight sewage and has had a yellowish tint. Not to long ago, we had to apply for rental assistance, and we had again regrettably spoke with Cathy on the issue, first being told they recently approved another attendant for rental assistance, and not even a week later we received calls about the issue again to be told (by Cathy) “well we don’t have to accept your rental assistance”!? This place has been safe and peaceful to begin with but shortly turned into the biggest mistake we’ve ever made. - Bree Baker:3

Redbud Estates Introduce

For local residents exploring "RV parks near me" as a potential long-term living solution, Redbud Estates, located at 1800 W 38th St in Anderson, Indiana, presents a mobile home park setting. While the platform category might initially suggest temporary recreational vehicle stays, mobile home parks often cater to individuals and families seeking a more permanent residential option, potentially offering lot rentals for manufactured homes. To provide an objective introduction to Redbud Estates for local users, it's essential to consider the environment, services, and features as described in the available reviews.

One review paints a concerning picture of the management and living conditions at Redbud Estates. This account details several significant issues that prospective residents should be aware of. Firstly, the review mentions a negative interaction with an individual named Cathy regarding emotional support animals. The reviewer states that their attempt to inquire about fees for such pets was allegedly met with an abrupt refusal and raised voice, indicating a strict "NO animals" policy, seemingly without consideration for the specifics of emotional support animals. This could be a crucial point for individuals or families who rely on service or emotional support animals.

Furthermore, this review expresses dissatisfaction with the value received for the lot rent, which is stated to be close to $400 per month. The reviewer claims that despite this payment, essential maintenance, particularly concerning winter conditions, has been lacking. They recount multiple instances of vehicles sliding out of the park due to the management's alleged failure to adequately salt the main roads. While residents are reportedly responsible for their driveways, the main thoroughfares within the park were allegedly neglected despite repeated calls to management. The response from management, according to the review, was that salting was in progress, yet the reviewer claims to have never witnessed any salting efforts, leading to persistent icy conditions.

The review also raises concerns about the responsiveness to maintenance requests within individual homes. Following two inspections within a year, the residents reportedly provided lists of items needing repair (dating back to their move-in). The reviewer states that neither of these lists had seen any action or even been started, suggesting a potential lack of attention to resident maintenance needs.

Adding to these issues, the review describes problems encountered during the previous winter, including frozen pipes. Multiple calls for assistance allegedly resulted in misleading information from management, who initially claimed to be assisting other homes but were later contradicted by office staff who mentioned a sewer line break that residents were not informed about. Disturbingly, the reviewer also reports instances of faucet water smelling like sewage and having a yellowish tint, indicating potential problems with the park's water or sewage systems.

Finally, the negative review recounts a problematic experience when applying for rental assistance. An interaction with Cathy allegedly began with the statement that another attendant had recently been approved for rental assistance, only to be followed by calls questioning the issue and a subsequent statement from Cathy asserting that the park was not obligated to accept their rental assistance. This raises concerns about the park's policies and communication regarding rental assistance programs.

In stark contrast to this negative account, another review offers a highly positive perspective of Redbud Estates. This reviewer describes the property as "very beautiful" and praises the staff as "amazing." They specifically highlight the property manager, Jean, as a "great manager" whom they and others "love and appreciate," along with her team. This positive review encourages others to "Come by and see why Everyone loves calling Red Bud estate their HOME," awarding the park a five-star rating.

The significant disparity between these two reviews suggests a potentially inconsistent experience for residents at Redbud Estates. It's possible that different individuals have had vastly different interactions with management or have experienced different levels of satisfaction with the property's upkeep and services. The positive review focuses on the aesthetic appeal of the property and the perceived quality of the current property manager and her team. This suggests that the environment of Redbud Estates might indeed be visually pleasing to some residents.

However, the detailed negative review raises serious concerns about the park's management practices, responsiveness to resident issues, and the maintenance of essential infrastructure, particularly during adverse weather conditions. The allegations regarding the handling of emotional support animals and rental assistance are also significant points of concern for potential residents.

Given these conflicting accounts, local users considering Redbud Estates as a potential "RV park near me" for long-term living should exercise caution and seek further information. It would be prudent to visit the property in person to assess its environment and condition. If possible, speaking with current residents (beyond those who have left online reviews) could provide a more balanced understanding of the living experience at Redbud Estates.

Prospective residents should also inquire specifically about the park's policies on pets, particularly service and emotional support animals, and clarify the associated fees and documentation requirements. It is essential to understand the terms of the lot rental agreement, including the responsibilities of the park management regarding the maintenance of common areas like roads, especially during winter. Inquiring about the process for reporting and addressing maintenance issues within individual homes and the park's infrastructure would also be crucial.

Furthermore, if rental assistance is a consideration, it would be wise to have a clear and documented understanding of the park's policies and procedures regarding such programs. Direct communication with the current management to address the discrepancies found in the online reviews is highly recommended.

Due to the conflicting nature of the available reviews and the lack of specific promotional information, it is challenging to provide a definitive assessment of Redbud Estates. The positive review suggests a beautiful property with a well-regarded current manager, while the negative review details significant issues related to past management interactions, maintenance, and resident support. Local users interested in this "RV park near me" for long-term living should conduct thorough due diligence to determine if Redbud Estates meets their individual needs and expectations.

It is important to note that online reviews can be subjective and may not reflect the entirety of the resident experience. However, the detailed nature of the negative review warrants careful consideration. Visiting Redbud Estates, speaking with current residents, and directly addressing the concerns raised in the reviews with the management are essential steps for local users considering making this mobile home park their home.
