You can contact them directly at (301) 831-5161 or +1 301-831-5161 for inquiries.
Pheasant Ridge operates as a mobile home community where residents typically own their homes and lease the land. Situated in Mt Airy, Maryland, the park is located in a region known for its blend of rural and suburban characteristics, offering potential residents access to local amenities and the broader Mid-Atlantic area. Mobile home parks generally provide essential infrastructure such as water, sewer, and electricity connections for each lot.
Based on the limited customer feedback available online, there appear to be significant concerns regarding the management and maintenance of Pheasant Ridge, particularly concerning the water supply. One reviewer stated they had been experiencing "water issues for over a year with nothing but lies," alleging a lack of transparent communication and unresolved problems related to the water service. This raises a critical point for potential residents to investigate thoroughly, as reliable access to clean water is a fundamental aspect of residential living.
Another reviewer echoed these water concerns, expressing frustration that while minor infractions regarding lawn maintenance or patio furniture placement were promptly addressed with written notices, significant issues like water outages, the timeline for repairs, the cause of the problems, and the potability of any temporary water sources were not communicated effectively. The mention of the pool water potentially being used to fill tanks raises serious questions about the safety and quality of the water supply for residents.
Furthermore, this same reviewer detailed issues with billing and lot rent increases. They claimed to have been overcharged initially and then informed of a new, higher monthly rate, only to discover later that they were actually being charged an additional amount beyond even that new rate. The reviewer described this as a pattern of "lie lie lie." Additionally, they mentioned that after experiencing severe water problems during the previous winter, the lot rent was subsequently increased by $25. These financial grievances suggest potential issues with transparency and fairness in the park's billing and fee structures.
A particularly concerning anecdote shared by the same reviewer involved a tornado that caused trees within the park to fall on residents' trailers. The reviewer, who rents their lot, questioned whose responsibility it was to handle the removal of these trees, highlighting a potential ambiguity or disagreement regarding the responsibilities of the park management versus the lot renters in such situations. This incident raises questions about the park's maintenance procedures, emergency response, and the clarity of the lease agreement regarding property upkeep and liability.
Given the nature of the feedback, it is impossible to ascertain any promotional information or positive aspects of Pheasant Ridge from these reviews. The prevailing sentiment is one of dissatisfaction with the management's communication, the reliability and quality of the water service, and the transparency of financial matters such as billing and lot rent increases.
For individuals considering Pheasant Ridge as a potential 'RV park near me' for long-term residency, it is imperative to conduct extensive due diligence. This should include:
- Contacting the park management directly to inquire about the current status of the water system, any ongoing issues, and any plans for remediation. Requesting documentation or evidence of water quality testing may also be advisable.
- Thoroughly reviewing the lease agreement to understand the responsibilities of both the park management and the lot renter regarding maintenance, utilities, and liability for incidents such as fallen trees.
- Inquiring about the history of lot rent increases and the procedures for billing and dispute resolution.
- Visiting the park to assess the overall environment and infrastructure. If possible, speaking with current residents (beyond those who have posted online reviews) to gain a broader perspective on the community and its management.
- Checking with local authorities or consumer protection agencies for any records of complaints or issues related to Pheasant Ridge.
The negative feedback regarding water issues, communication, and financial transparency should be taken very seriously by potential residents. While the location in Mt Airy, MD, might offer certain advantages, these would need to be weighed against the significant concerns raised by the available reviews. A careful and thorough investigation is essential to determine if Pheasant Ridge offers a stable and satisfactory living environment.
In conclusion, the limited online reviews for Pheasant Ridge in Mt Airy, MD, paint a concerning picture, particularly regarding ongoing water problems, a lack of transparent communication from management, and issues with billing and lot rent. Potential residents searching for 'RV parks near me' for long-term mobile home living should approach Pheasant Ridge with caution and conduct extensive research to address the serious concerns raised by current residents before making any decisions. Without further positive information or a clear resolution of the issues mentioned, it is difficult to recommend Pheasant Ridge based solely on the currently available feedback.

Pheasant Ridge Reviews
Having water issues for over a year with nothing but lies, so many lies actually that they can’t even keep them straight.I love how if my grass is 1/2” too tall, or the wind blows the cushions sideways on my patio furniture, I get a note about it. However, what I haven’t gotten a note about is anything relating to the water - when it’s out, when it’s going to be fixed, what’s wrong with it, if the pool water they filled the tanks with is even potable and safe to drink... little things like that.
Jul 09, 2018 · Mary MartinThey charged me for a tear 4 dollars over what I was supposed to pay. Then told me the new price and after 6 month I find out I was as opposed to pay 6 dollars more a month. Lie lie lie, water situation was awful last winter and then they jack up lot rent 25 more dollars. Tornado comes through and we had to cut down their trees that fell on trailers. If you are renting a lot who's trees are they I am just renting. 🤔
