Phoenix Estates Introduce
For local users in the DeLand, Florida area who are exploring housing options and searching within the category of "RV parks near me," it is important to also be aware of the conditions reported at local mobile home parks as potential long-term living solutions. Phoenix Estates, located at 202 Lingering Ln, DeLand, FL 32724, USA, has received concerning feedback from recent residents, indicating significant issues with management, maintenance, and overall living conditions. This introduction aims to provide an objective overview of Phoenix Estates based on the available customer reviews, which paint a picture that prospective residents should carefully consider.
One particularly critical review describes Phoenix Estates as "by far the worst place I have ever lived." This strong statement is supported by a list of significant grievances. The management is described as "very poorly managed," and the property manager is characterized as "very rude and disrespectful." Such negative feedback regarding management can significantly impact the quality of life for residents, affecting how concerns are addressed and the overall atmosphere of the community.
The infrastructure and maintenance of Phoenix Estates also appear to be major issues. The reviewer specifically mentions that "the pot holes will damage your vehicle," indicating a state of disrepair on the park's roads that poses a risk to residents' property. Furthermore, the "dumpster area has trash all over the place" suggests inadequate waste management, potentially leading to unsanitary conditions and an unpleasant environment.
Cleanliness extends to the communal facilities, with the review stating that "the laundry mat is so disgusting I would take my clothes into town to get them washed." This extreme level of dissatisfaction with a basic amenity like the laundry facility is a serious concern for prospective residents who rely on such on-site services.
Despite these significant shortcomings, the reviewer notes a positive aspect: "The people that live there are genuinely good people, and they deserve alot better." This suggests a sense of community among the residents themselves, who are reportedly facing challenges due to the park's management and conditions. This situation is described as "very sad," particularly concerning the lack of amenities for children: "the kids have nothing to do there." This lack of recreational facilities for families can be a major drawback for those with children seeking a family-friendly living environment.
A particularly frustrating point for residents appears to be the perceived lack of reinvestment in the property despite increasing costs. The reviewer states that the "property manager keeps raising the price of lot rent but won't do anything to improve the place." This combination of rising expenses without corresponding improvements can lead to a sense of being exploited and further dissatisfaction among residents.
The overall recommendation from this reviewer is stark: "if you are thinking about moving there, don't do it, you will hate it, especially when you speak to property management because you will have a poor attitude to deal with then." This strong warning should be taken seriously by anyone considering Phoenix Estates as a place to live.
Another, more concise review offers a slightly different perspective, stating, "Its a decent place to own a mobile home, but needs some cleaner homes." This suggests that while the park might have some underlying appeal for homeowners, there are still issues related to cleanliness, at least concerning some of the individual mobile homes within the community. This comment implies a potential inconsistency in the upkeep and standards across the park.
Considering the information from these two reviews, Phoenix Estates appears to be a mobile home park with significant challenges related to management, maintenance, and cleanliness. While the residents themselves are reportedly good people, the overall living conditions seem to be negatively impacted by the park's upkeep and the responsiveness of the property management. The presence of potholes, a dirty dumpster area, a disgusting laundry mat, and a lack of amenities for children are serious concerns. The reported rudeness and lack of action from the property manager, coupled with rising lot rent without improvements, further exacerbate these issues.
For local users searching for "RV parks near me" who might also be considering mobile home parks for long-term living in DeLand, Florida, the feedback regarding Phoenix Estates serves as a strong cautionary tale. The significant issues reported by residents suggest that this park may not provide a satisfactory living environment at this time. Prospective residents would be well-advised to thoroughly investigate other mobile home communities in the DeLand area and seek out parks with more positive and consistent reviews regarding management, maintenance, and overall quality of life.
Promotional information is entirely absent from the provided reviews, which is not surprising given the overwhelmingly negative feedback regarding the park's current state. It is unlikely that the management would be actively promoting a community with such significant reported issues. Therefore, potential residents should rely on direct investigation and current resident feedback rather than any advertised promotions.
In conclusion, based on the available customer reviews, Phoenix Estates in DeLand, Florida, appears to be a mobile home park facing substantial challenges related to poor management, inadequate maintenance, and cleanliness issues. While the residents are reportedly friendly, the overall living conditions and the lack of responsiveness from property management seem to create a negative experience. Prospective residents seeking long-term housing in the DeLand area should carefully consider this feedback and likely explore alternative mobile home communities that offer better living conditions and more responsive management.

Jul 13, 2017 · Angel FuentesI went to see if any available mobile homes nobody is ever there when I call the person is very rude! I would not live here! Especially now place is a dump anyways
Mar 27, 2024 · james evermondeI was looking for a rental or a cheap fixer-upper and they didn’t have any available right now. However, the manager was awesome very professional took our information and wished us the best of luck. And told us that if she had anything come available we would be the first to know. The park and office is so clean and nice compared to how it was a couple years ago. Definitely a place I would love to live. They are also remodeling the laundromat; with new tile, new paint, and new washers and dryers.
Nov 23, 2021 · Sherry FeldmanThe is no parking For residents but I'm the street.. The homes are nice but very costly. A mobile home should not cost as much as normal home. You do buy the trailer here so once the trailer is paid off your rent the lot. Water and cable are included so it's not horrible.
