Quail Creek Inc Introduce
Located in the city of Gallipolis, Ohio, Quail Creek Inc, situated at 437 Cora Mill Rd, Gallipolis, OH 45631, USA, presents itself as a mobile home park offering a residential community for individuals and families. While categorized under "RV parks near me," Quail Creek Inc primarily serves as a long-term housing option for those seeking the affordability and community aspects often associated with mobile home living in the Buckeye State.
Based on the available customer reviews, Quail Creek Inc offers a mixed living experience. One resident describes it as an "ok community to live in," noting that while it isn't entirely quiet due to proximity to neighbors, they have not experienced any disturbances. This reviewer also points out the presence of a playground for children, which can be a significant benefit for families with young kids. However, a significant drawback mentioned is the closure of the community pool, which was a valued amenity for this resident. They also express dissatisfaction with increasing lot rent and water bills, specifically mentioning regular rent increases implemented by someone named Elsa.
Another long-term resident of approximately eight years provides a somewhat more positive initial assessment, stating that the park is "clean and neat" and that trash removal is included in the lot rent. However, this reviewer also raises concerns about the consistent increases in lot rent over the years, from $200 to $220 and now an impending increase to $235. They highlight the financial strain this puts on residents, particularly the elderly and those living on fixed incomes or paycheck to paycheck, describing these increases as "totally unfair." This review also corroborates the information about the swimming pool, stating that it has been "down" since before the COVID-19 pandemic and remains filled with water but unusable.
As a mobile home park, Quail Creek Inc likely operates on a land-lease model, where residents own their mobile or manufactured homes but lease the land on which they are located. This model can often provide a more affordable entry point into homeownership compared to traditional real estate. The presence of a playground suggests an effort to cater to families with children, fostering a family-friendly environment within the community. The inclusion of trash removal in the lot rent is a notable service that adds convenience for residents.
The environment of Quail Creek Inc appears to be one where residents generally keep their surroundings clean and neat. However, the lack of soundproofing between homes may lead to less privacy in terms of noise. The presence of a playground indicates a designated space for children's recreation. The significant concern regarding the inoperable swimming pool suggests a loss of a key amenity that was valued by residents. The recurring theme of increasing lot rent and water bills points to a potential issue with affordability over time, which may be a significant factor for prospective residents to consider.
In terms of services and features, Quail Creek Inc offers trash removal as part of the lot rent. The presence of a playground is a notable feature for families with children. However, the long-term closure of the swimming pool is a significant drawback that has negatively impacted at least one resident's perception of the community. The recurring increases in lot rent and water bills, as mentioned in the reviews, are important financial considerations for potential residents. It is advisable to inquire about the current lot rent, the frequency and amount of potential future increases, and what utilities are included in the rent.
The features of living in Quail Creek Inc include the potential for a community atmosphere, a playground for children, and the convenience of included trash removal. However, the lack of a functioning swimming pool, despite its past availability, is a notable negative. The increasing cost of living due to rising lot rent and water bills is a significant factor that may outweigh some of the benefits for budget-conscious individuals and families, especially those on fixed incomes. The proximity to neighbors and potential noise could also be a consideration for those seeking a quieter living environment.
For individuals searching within the "RV parks near me" category who might be considering a longer-term residential option, Quail Creek Inc offers a community setting with some family-friendly features. However, the concerns raised by current residents regarding the rising cost of living and the non-operational swimming pool should be carefully considered. While primarily designed for manufactured homes, those with certain types of recreational vehicles seeking a long-term stay might inquire about the park's policies, keeping in mind the overall context of the community and its current challenges.
No specific promotional information is available for Quail Creek Inc based on the provided data. Typically, mobile home parks might offer incentives for new residents or highlight specific amenities. However, in the case of Quail Creek Inc, the available reviews focus on the existing conditions and concerns about increasing costs and the closed pool. Prospective residents should directly inquire with the management about the current lot rent, included services, the status of the swimming pool, and any potential promotions or upcoming changes to fees.
In conclusion, Quail Creek Inc in Gallipolis, Ohio, offers a community living experience with a playground and included trash removal. However, potential residents should be aware of the concerns raised by current residents regarding frequent increases in lot rent and water bills, as well as the long-term closure of the swimming pool. While the community may be "ok" for some, the financial implications of rising costs and the loss of a key amenity are significant factors to consider. Prospective residents are strongly encouraged to contact the management at (740) 245-9374 or +1 740-245-9374 to obtain the most current information about lot rent, included services, the status of the pool, and any other relevant policies before making a decision.

Quail Creek Inc Reviews
This is a ok community to live in, its not quiet bc you can hear other people next door but No one bothers me and it's got a play ground for kids & it had a pool but they closed it down & that's what I liked about it so I don't like it anymore especially elsa raising the water bill and lot rent and we don't have a pool. Elsa raises the rent about every 6 months by 10.00 so it's 225.00 right now.
Jan 17, 2023 · Stephanie KaseeI have lived in this park for about 8 years. It is clean and neat. We have trash removal included in our lot rent. However, since I've lived here, the lot rent as been raised from $200 to $220. And now they are raising it again by $15 to $235. Many of these people are elderly and live on fixed incomes. This is totally unfair to those of who live from paycheck to paycheck. Also, the swimming pool has been "down" since before Covid. It just sits, full of water.
Jul 29, 2022 · Karen WrightThe people who manage to play seem really nice and they had a lot of nice trailers in there and it looked like they were getting ready to put a. Lot more nicer ones They just paved a large section of Road that's how I ended up there. I work for McKee paving and we paved it.
Jun 23, 2023 · Keith MurphyI put my application in for Lot #3 and Rick told me that the place needed about 2 weeks worth of work and I haven't heard from him since and that was about 3 months ago. Every time I call the office I get no answer and I have never had a call back to tell me if I don't qualify and/or why. I was just left in the wind. Good luck to the next person trying to find a place for their family
Jan 30, 2022 · Amber SmithAlways seems like a quiet place to live even though there are over 100 mobile homes in the park
