Quail Run Mobile Home Park Introduce
Located at 571 Blue Bunting Cir in Moscow Mills, Missouri, Quail Run Mobile Home Park is presented within the context of "RV parks near me," although it primarily functions as a mobile home park offering long-term residential living. Individuals seeking affordable housing options or a community setting in the Moscow Mills area might find Quail Run Mobile Home Park relevant to their search, even if initially considering RV parks. However, the available customer reviews present a mixed and concerning picture of the park, requiring careful consideration.
One recent review offers a somewhat positive perspective, noting improvements over the past three years. This resident mentions that the water situation has improved since being taken over by a company, and that a street repair has been completed. They also indicate that there was a recent push for residents to clean up their properties, possibly due to a potential sale of the park. This reviewer praises the manager, Rachel, as "very nice, always been helpful and quick to respond." They also clarify that Rachel is often out of the office, which might explain why knocking might not yield an immediate response, suggesting that reaching out through other means is more effective. This positive account also mentions that their home passed inspection and that their overall experience has improved significantly over their three-year residency, while acknowledging a "bad wrap it has from past owners as well," indicating a history of potential issues.
In stark contrast, another, seemingly more recent, review paints a very negative picture, strongly advising others to "DO NOT BUY/RENT FROM THESE PEOPLE!!" The reviewer describes the management as "super sketchy" and alleges that the manager, Rachel, will lie about the condition of a home to push for a quick sale before thorough inspection. This reviewer claims to have found significant mold under the house, severely limited water pressure (only one faucet usable at a time, making flushing toilets and washing dishes simultaneously impossible), and foul-smelling water described as "like rotten eggs," which a maintenance worker allegedly confirmed as the norm for the park. Furthermore, this reviewer accuses the management of stealing money from their deposit upon leaving. The review concludes with a strong warning to avoid Quail Run Mobile Home Park, especially for families, and includes pictures purportedly showing the mold that the manager allegedly denied.
Considering these conflicting reviews, the environment at Quail Run Mobile Home Park appears to be a point of contention. While one resident notes improvements and a seemingly ongoing effort to maintain the park's appearance, the other describes potentially hazardous conditions such as mold and poor water quality (low pressure and foul odor). The mention of past issues and a potential sale suggests that the environment might be in a state of flux or has had a history of neglect. The presence of street repairs indicates that some infrastructure improvements are being made. However, the serious allegations of widespread mold and poor water quality need to be carefully considered.
The services at Quail Run Mobile Home Park also present a mixed outlook. The positive review mentions improved water service through a company and responsive management (Rachel). However, the negative review directly contradicts this, citing severely inadequate water pressure and quality, as well as dishonest and exploitative management practices, including alleged theft of a security deposit. The availability and reliability of basic services like water are fundamental, and the starkly different accounts make it difficult to ascertain the current state of services at the park. Prospective residents would need to independently verify the water quality, pressure, and management practices.
The features of Quail Run Mobile Home Park, based on the limited and conflicting reviews, present significant concerns:
- Potential for Poor Water Quality and Pressure: One review describes severely limited water pressure and foul-smelling water, allegedly a park-wide issue.
- Alleged Mold Issues: Significant mold under at least one home is claimed, which the management purportedly attempted to conceal.
- Sketchy Management Practices Allegations: Accusations of lying about property conditions, pressuring quick purchases, and deposit theft are serious red flags.
- Past Issues and Potential for Improvement: One resident notes past problems and significant improvements over the last three years, suggesting that conditions may be evolving.
- Responsive On-Site Manager (Contradictory Accounts): While one reviewer praises Rachel's helpfulness and responsiveness, the other accuses her of dishonesty and sketchiness.
- Ongoing Maintenance Efforts: The mention of street repairs suggests that some maintenance is being performed.
- Community Clean-Up Efforts: A recent push for residents to clean up their properties might indicate an effort to improve the overall appearance, possibly related to a potential sale.
Given the serious negative allegations, promotional information for Quail Run Mobile Home Park should be viewed with extreme caution. Any positive marketing would need to be carefully balanced against the potential for significant habitability and management issues raised in the negative review. Potential promotional aspects that the park might emphasize (while prospective residents should verify these claims independently) could include:
- Highlighting Recent Improvements: Focusing on the improved water service and infrastructure repairs mentioned by one reviewer.
- Emphasizing the Positive Aspects of the Manager (if applicable): If the management aims to counter negative perceptions, they might highlight Rachel's helpfulness as described by one resident.
- Promoting Affordability: Mobile home parks often offer more affordable housing options.
- Mentioning the Location in Moscow Mills: Highlighting the benefits of the town and surrounding area.
- Focusing on the Community Aspect (if positive): Attempting to portray a friendly and supportive neighborhood.
- Providing Contact Information: Clearly stating the phone number, (636) 887-6846 or +1 636-887-6846, for inquiries.
- Potentially Offering Incentives for New Residents: To attract new tenants despite the negative feedback.
However, prospective residents are strongly advised to conduct thorough independent investigations, including visiting the property, attempting to speak with multiple current residents, and carefully inspecting any potential home for issues like mold and water problems before making any commitments.
In conclusion, Quail Run Mobile Home Park in Moscow Mills, MO, presents a complex and potentially risky situation for prospective residents. While one review suggests significant improvements and positive management, another details severe habitability issues, dishonest management practices, and potential financial exploitation. The stark contrast between these accounts necessitates extreme caution and thorough due diligence. Anyone considering residency at Quail Run Mobile Home Park should prioritize verifying the current water quality and pressure, the presence of mold in potential homes, and the integrity of the management by seeking multiple perspectives and conducting a thorough personal inspection. The provided phone number, (636) 887-6846 or +1 636-887-6846, can be used to contact the management for information, but this information should be critically evaluated in light of the serious allegations made by a former resident. The history of past issues also warrants careful consideration. Due to the significant negative feedback, proceeding with caution and independent verification is strongly advised for anyone considering Quail Run Mobile Home Park as a place to live.

Quail Run Mobile Home Park Reviews
Water is through a company now., it's better. They fixed the side of the street that was jacked up. They were asking everyone to clean up much more a few months back due to possibly selling the park. Not a big deal. If they let people trash the neighborhood it would look like the one in town. Rachel is very nice, always been helpful and quick to respond if I had a question. She doesn't stay in the office all day so that's why nobody answers if you knock. It's simple to reach out and let her know what's going on if need be. Our home passed inspection and was fine. We have been here almost 3 years and it's gotten so much better. Sad to see the bad wrap it has from past owners as well.
Mar 06, 2025 · Layla GabelDO NOT BUY/RENT FROM THESE PEOPLE!! super sketchy people and terrible roads the manger Rachel or whatever she is will lie to you and say your house is all good then she will try to force you to buy the house right away before you can really check everything. Thankfully I check it all my self mold all over the subfloor under the house, you can only use one water faucet at a time couldn’t even flush the toilet and wash my dishes because the water pressure was so bad… and the smell of the water is like rotten eggs and The maintenance guy that came to check the smell of the water so that’s just how the whole park is.. Super sad then when I left, they stole money out of my deposit.. This will be the last place I would ever go to find somewhere to live especially if you have a family. Pictures are of mold that manger said wasn’t mold.
Nov 14, 2023 · Zachary minardDo not and I mean DO NOT move here.. I been here for over 3 years and the manager here is extremely rude. The manager here is like the mother of all Karen’s… she will drive by several times a week taking photos of your home and if one thing is out of place she will immediately text you and threaten you to fix the problem in a few days or she will contact the attorney. One problem is the siding began to slightly mold and I received a text message to have it power wash in 3 days or I will be charged $50 a day. She literally took photos of the yard and complained about some weeds growing near the side.If you have kids make sure your kid doesn’t leave his or her bike viewable from the roadway or text message and threats will began.Neighbor kids will leave water bottles and wrappers in your yard and you not know about it right away and guess who’s driving by taking photos… you guess it, Karen.Another problem is some of the lots are rocky, sloped, and have standing water for a few days after it rains. If you have a vehicle with expired license plates she will demand it to be fixed in a few days. Another neighbor was threatened they would tow his vehicle from his driveway. I get the expired plates but to get it done in a few days is unreasonable. Some other neighbors who have been here as long as me feel like they try to harass you out of here so they can raise the rent for the next tenant since everyone who moved in after us pay more. The manager is unprofessional and will send you text messages instead of a letter of a violation with a reasonably time frame to fix it with an explanation of said violation. it gets confusing and frustrating. I confronted her about the frustration and she was displeased and threatened to contact my work to get me in trouble..
