Ravines Introduce
If you are searching for "RV parks near me" in the Benton Harbor, Michigan area, Ravines, located at 2088 E Empire Ave, Benton Harbor, MI 49022, USA, is a mobile home park that warrants careful consideration based on recent resident feedback. You can contact them at (269) 926-2551 or +1 269-926-2551 for inquiries about residency and availability. However, it is essential to weigh any potential benefits against the significant concerns raised in the provided reviews.
Ravines, as a manufactured housing community, typically offers long-term living arrangements and may accommodate RVs on a similar basis, thus being relevant for individuals seeking "RV parks near me" for extended stays. Understanding the environment, services, and features through the lens of resident experiences is crucial for prospective residents.
Environment and Community (Based on Limited Positive and Several Negative Indicators):
One positive aspect mentioned in a review is that the "maintenance is friendly." This suggests that residents may have positive interactions with the maintenance staff within the community. However, this is the extent of the positive feedback regarding the environment or community in the provided reviews.
In contrast, several negative points are raised. One resident notes that speeding is prevalent within the park, making it "not good for kids," indicating a potential safety concern regarding traffic. The playground is described as "unkept," suggesting a lack of maintenance and potentially unsafe conditions for children. Additionally, a distressing report of a dog being stolen from the park raises serious concerns about the overall safety and security of the community for residents and their pets.
Despite these issues, the mention of a trail in the back of the park that connects directly to Shell within a 5-minute walk could be seen as a convenience for residents needing quick access to amenities or transportation at that location.
The overall sentiment expressed by one resident's family is negative, stating, "Unfortunately this is the way my family feels and it's the truth." This suggests a broader dissatisfaction with the living conditions and management within the community.
Services and Amenities (Based on Negative Feedback and One Closure):
The reviews highlight several problematic aspects related to services and amenities. A significant concern is raised regarding water bills, with one resident warning, "Don't get behind, you may find your water bill to suddenly become 300 bucks and a second party billing agency becomes involved." This indicates potential issues with water billing practices, including unexpectedly high charges and the involvement of external billing agencies, which can be confusing and costly for residents.
The same review advises residents to "Keep all your paper work and don't make any mistakes," implying potential difficulties in resolving billing discrepancies and the need for meticulous record-keeping when dealing with the management or billing processes.
A significant amenity closure is mentioned: "the pool is shut down." The lack of information about the reason for the closure or its potential reopening is a drawback for residents who value this recreational facility.
Another financial concern is the imposition of "fees to pay rent no matter what method you chose." The reviewer further notes an attempt to steer residents towards ACH withdrawal without clearly stating which banks are accepted, potentially creating inconvenience and additional costs for residents using alternative payment methods.
The statement that the management "don't give a crap about helping anyone out either" is a serious indictment of the customer service and responsiveness of the park management to resident concerns.
Features and Residential Living (Based on Negative Accounts):
While Ravines is a mobile home park intended for residential living, the features highlighted in the reviews are predominantly negative. The unkept playground detracts from the family-friendly aspect. The prevalence of speeding makes the community potentially unsafe for children. The reported dog theft raises concerns about the security of residents' property and pets.
The trail to Shell is a unique feature that offers some external accessibility, but it does not compensate for the internal issues raised.
The potential for unpredictable and high water bills, coupled with mandatory rent payment fees, can significantly impact the affordability and financial stability of residents.
The negative perception of the management's willingness to help residents suggests a potentially adversarial relationship between the park and its residents, which can greatly affect the quality of living.
Important Considerations and Potential Drawbacks (Based Entirely on Negative Feedback):
The overwhelming sentiment from the provided reviews points to several critical issues that prospective residents must consider: unpredictable and potentially exorbitant water bills, the involvement of second-party billing agencies, mandatory fees for rent payment, concerns about speeding and child safety, an unkept playground, reported pet theft, and a perceived lack of helpfulness from the management.
The closure of the pool further reduces the amenities available to residents.
The advice to keep thorough paperwork and be vigilant about billing suggests a history of discrepancies or difficulties in dealing with the management and financial aspects of living in the community.
The negative overall feeling expressed by one resident's family should not be taken lightly and indicates a potentially widespread dissatisfaction within the park.
Promotional Information and Call to Action (With Strong Warnings):
Given the severely negative nature of the available reviews, it is impossible to provide standard positive promotional information for Ravines at this time. Any potential benefits are overshadowed by the serious concerns raised by residents.
Prospective residents searching for "RV parks near me" in Benton Harbor, MI, are strongly advised to exercise extreme caution regarding Ravines based on the information available. Before considering this park, conduct extensive due diligence. This should include:
- Visiting the park to personally assess the conditions of the playground, the traffic situation, and the general upkeep of the community.
- Attempting to speak directly with multiple current residents to gather a broader range of experiences and perspectives beyond the provided reviews, specifically inquiring about billing practices, management responsiveness, and safety concerns.
- Meeting with the park management to directly address the concerns raised in the reviews regarding water billing, rent payment fees, pool closure, safety measures, and their approach to resident issues. Request clear and transparent information about all fees and billing procedures.
- Checking with local authorities or tenant rights organizations for any reported issues or complaints related to Ravines.
Without satisfactory clarification and evidence of proactive measures to address the significant problems highlighted in the resident reviews, proceeding with residency at Ravines may carry substantial risks to financial well-being, safety, and overall quality of life. It is highly recommended to explore other "RV parks near me" in the Benton Harbor area that have a more positive track record of resident satisfaction and management responsiveness.
In conclusion, the limited positive feedback about maintenance at Ravines is starkly contrasted by serious negative reviews concerning billing practices, safety, amenities, and management. Individuals searching for "RV parks near me" for long-term living in Benton Harbor, MI, should approach Ravines with extreme caution and conduct thorough independent investigation before considering it as a potential residence. The financial and personal well-being of prospective residents should be the paramount consideration in their decision-making process.

Ravines Reviews
The maintenance is friendly, idk about the office very much but I do know, Don't get behind, you may find your water bill to suddenly become 300 bucks and a second party billing agency becomes involved. Keep all your paper work and don't make any mistakes, the pool is shut down, everyone flies speeding so it's not good for kids, they don't give a crap about helping anyone out either. Dog was stolen here. Playground is unkept, there is a trail in the back that connects right to shell though. 5 min walk. Unfortunately this is the way my family feels and it's the truth. "It's only business" right?. Don't take any paper work that isn't legitimate in court either. Check and stay on top of everything. The state of MI will not pay second or 3rd party billing agencies either. Good luck.
Oct 16, 2024 · Joshua Aaron Jenkinsfees to pay rent no matter what method you chose. But they try to pinhole you into ACH withdrawal, then don’t post WHAT BANKS THEY ACCEPT ACCOUNT FROM.
Dec 04, 2024 · THave not gotten one night of sleep straight here without stereos blaring through the neighborhood all hours of the day and night. Neighbors just totally inconsiderate of their surrounding neighbors. Along with children. People FLY through this park. Speed limit is 15, might as well throw 50mph on it.Not sure if it’s the office up front or the Vineyards management group that runs this place, but lease limitations are also not upheld in this park. Plenty of breeds of animals that do not belong, sex offenders in this park, so clearly background checks are not checked properly. (Good for some!). The trailer itself is super nice which really sucks because I want to love it. This place, this place is just not it.Would not recommend, even if in a crunch or need a “cheap place” to stay. Don’t. Keep driving. A little further to Coloma and maybe try a park there.
Mar 03, 2024 · John SAlways very clean nice place to visit we have family and friends that live there. There are a couple strange people that live there but you get that everywhere. Just wish their pool was open in the summer to at least certain families if they had like a sign in sheet and someone to inforce that it would be awesome along with having the adults watch thier kids while they play or are at the pool. When I visited 2 years ago there were kids everywhere and not one parent some as young as 4 it looked like so I'd just say I wish there were more people to watch thier children or at least made sure they weren't being rude to others.
Dec 08, 2020 · shelly cobeI recently became acquainted with some residents who live there. Every time that I visit it's very quiet, most of the properties are very well kept, and the residents who live there seem to be very friendly. If I were in need of a home I wouldn't hesitate to move there.
