Understanding their policies will be essential in determining if this location meets your needs as an RV traveler.
The customer reviews available for Riley Estates Manufactured Home Community present a stark contrast in experiences, highlighting both positive interactions with staff and significant negative issues with living conditions and management. One reviewer shares an overwhelmingly positive experience while working with "Kim darling," describing her as "absolutely fantastic," "very attentive," and "informative." This reviewer praises Kim for her helpfulness in explaining the process of purchasing a home in the community, breaking down costs, and even noting potential issues during a showing, indicating a caring and proactive approach. This positive feedback suggests that at least some members of the staff are professional and dedicated to assisting prospective residents.
Furthermore, this positive review mentions a "wonderful referral program" that offers a lifetime discount on lot rent after referring three people. While this is primarily aimed at mobile home owners, it suggests that the community values resident referrals and might have initiatives to foster a sense of community. The reviewer also notes a promotional offer of "2 months of free rent" at the time of their review and mentions that there are "some nice homes in there," indicating that the physical appearance of some properties within the community is appealing.
In stark contrast to this positive account, another reviewer provides a scathing one-star rating, describing Riley Estates as "a horrible place to live." This individual recounts a series of significant problems encountered after moving in, including a pre-existing leak under their trailer's sink that they were allegedly told was their responsibility to fix. This raises concerns about the park's accountability for the condition of the properties upon move-in.
The negative reviewer also alleges issues with neighbors, claiming they were falsely reported to Child Protective Services (CPS) for a week after moving in. This suggests potential interpersonal conflicts within the community that may not be adequately addressed by management. Additionally, the reviewer reports a "bug infested trailer," indicating potential pest control issues within the park.
Further complaints from the negative reviewer include receiving an eviction notice over a "messy" yard, despite having cleaned it up and observing other yards in worse condition. This suggests potentially inconsistent or unfair enforcement of community rules regarding property maintenance. The reviewer concludes with a strong condemnation, advising others not to live there and stating their intention to contact the health department upon moving out, further underscoring the severity of their negative experience.
Considering these two diametrically opposed reviews, individuals searching for "RV parks near me" should approach Riley Estates Manufactured Home Community with caution. While the positive feedback highlights a helpful staff member and potentially attractive financial incentives for mobile home buyers, the negative review paints a picture of significant maintenance issues, problematic neighbors, potential pest infestations, and questionable management practices regarding repairs and rule enforcement.
For those considering an RV stay, it is crucial to determine if Riley Estates Manufactured Home Community offers designated RV sites and what amenities are available to RV guests. The stark contrast in the experiences of mobile home residents raises concerns about the overall quality of the facilities and the responsiveness of the management to tenant issues, which could also impact RV visitors.
When inquiring about RV accommodations, potential guests should specifically ask about the condition of the RV sites, the availability of essential hookups (water, electricity, sewer), restroom and shower facilities, laundry services, and the park's policies on maintenance and neighbor disputes. The negative review's allegations of unresolved maintenance issues and neighbor problems are particularly relevant concerns for any prospective visitor.
The positive review mentions a referral program and free rent for new mobile home residents, which could be considered promotional information aimed at attracting homeowners. However, it is unclear if any similar incentives or programs are available for RV travelers. The mention of "nice homes" refers to the manufactured homes and does not directly speak to the environment or facilities for RVs.
In conclusion, Riley Estates Manufactured Home Community in Kokomo, IN, presents a complex and potentially risky option for those searching for "RV parks near me." While there is positive feedback regarding the helpfulness of at least one staff member and some attractive incentives for mobile home buyers, a significant negative review highlights serious concerns about property maintenance, pest infestations, neighbor issues, and management practices. Prospective RV visitors should carefully weigh these contrasting viewpoints and conduct thorough inquiries with the management regarding RV accommodations, amenities, and the park's overall environment and policies before making any decisions about staying at this property. The starkly negative experience reported by one former resident warrants significant caution.

Riley Estates Manufactured Home Community Reviews
So far worked with Kim darling and she is absolutely fantastic. A company couldn’t ask for a better person. She was very attentive and listened and also wrote up a little sheet of all the properties we were interested in and she broke it down into down payment and house payment. She explained the whole process and very informative. She definitely helped streamline the process to make it as easy as possible. Even during a showing she mentioned making notes of little issues that needed addressed, she definitely cares and looking out for everyone’s best interest. They also have a wonderful referral program. I can’t really explain it but I have a picture and I know after referring 3 people you get a discount off your lot rent for life. Sounds like a win. Plus right now 2 months of free rent. There are some nice homes in there.

Feb 21, 2025 · Eleni shupperdI have a long history with Riley, having spent much of my life there, and I have family still living in Riley Modern Estate. Sadly, it's far from the ideal community. The safety levels are questionable, I had a friend who was shot and died here in High School. The property maintenance leaves much to be desired. The property management frequently changes rules, making it nearly impossible to stay informed. More frustrating are the constant disputes with the management over seemingly trivial or uncontrollable issues. Additionally, there is a lack of accountability for damages incurred under their supervision or due to their negligence.Financially, it feels like a one-way street: rent increases and violation fees are expected, yet there's little sense of responsibility or compensation for issues on their end. The local infrastructure, especially the streets, is in dire need of repair. I have personal memories of getting hurt as a child due to the unmaintained roads, which remain unchanged. If negative stars were an option, this review would undoubtedly warrant them.

Mar 19, 2025 · Boston NettrouerNicer place than it used to be. Trailers to me are too close together, not enough room for much, as I live at Holiday court and have double the yard size.Other than that seems like a quiet neighborhood ..
