Location and Contact Information

For local users who might still want to inquire about potential residency options, including the possibility of long-term RV accommodations and any current policies or availability, the management can be reached by phone at (765) 457-5728 or their mobile number +1 765-457-5728. However, the overwhelmingly negative nature of the reviews necessitates a strong advisory against considering this community without extensive personal investigation and verification of the issues raised.
Resident Experiences: A Cascade of Severe Problems
The limited online feedback for Maple Lawn Village Manufactured Home Community is overwhelmingly negative, painting a disturbing picture of the living conditions and management practices. Both reviews detail significant and concerning issues, strongly advising potential residents against moving into this community. These accounts should be taken very seriously by anyone searching for "rv parks near me" for long-term living.
One reviewer expresses regret for ever signing paperwork to live at Maple Lawn Village, labeling the owners as "scam artist." A primary complaint revolves around difficulties in paying rent, with allegations that the phone goes unanswered when residents try to pay and the online portal malfunctions. This is compounded by the imposition of "late fee late fee late fee," suggesting predatory financial practices. Furthermore, this reviewer reports a significant problem with mail and package delivery, stating that the community has "1920 mail box’s" (presumably a typo for a large number) and that the owners claim it is not in the budget to fix them. This results in residents having to rely on the uncertain delivery by other lot holders or retrieval from the office, indicating a severe lack of essential services.
The second review focuses on the dire condition of a specific trailer, number 263, but also highlights broader issues with the community management and environment. This reviewer recounts moving into the trailer and discovering within two months that the HVAC system was severely rusted with holes, causing air conditioning and heat to be lost underneath the unit. Additionally, a significant wiring issue is reported, leading to a loss of half the power in the trailer during rain or snow, with an estimated repair cost of $7,000. The reviewer claims that this issue existed before they moved in and that the management refused to address it, indicating a blatant disregard for resident well-being and property maintenance.
Beyond the specific trailer issues, this reviewer অভিযোগes a severe flea infestation throughout the entire trailer park due to a large number of cats, making it a place to avoid for those concerned about their pets or personal comfort. Despite paying $1100 per month in rent, the reviewer states that nothing gets fixed, and the cat/flea problems are not addressed. The review concludes with the statement "Glad I'm leaving. Do not recommend," offering a clear and strong warning to potential future residents.
Collectively, these reviews paint a picture of a community plagued by financial mismanagement, neglect of essential infrastructure (mailboxes, HVAC, electrical), pest infestations, and unresponsive management. These are critical concerns that should deter anyone looking for "rv parks near me" for a safe and comfortable long-term living experience.
Environment and Features: A Troubling Picture of Neglect
Based on the overwhelmingly negative reviews, the environment and features of Maple Lawn Village Manufactured Home Community appear to be severely compromised. The mention of a flea-ridden environment due to numerous cats suggests a lack of control over animal populations and potential sanitation issues. The "run down" condition of at least one trailer, with a severely rusted HVAC system and electrical problems, indicates a lack of maintenance and potential safety hazards within the community. The broken mail system further points to a disregard for essential resident needs. The reviews provide no indication of any positive environmental features or amenities; instead, they highlight significant detriments to the living experience, suggesting a community in disrepair and poorly managed.
Services Offered: Unreliable and Exploitative Management
The reviews strongly suggest that the services provided at Maple Lawn Village Manufactured Home Community are unreliable and that the management is exploitative and unresponsive to residents' needs. The alleged difficulties in paying rent, coupled with excessive late fees, indicate a predatory financial approach. The failure to maintain essential infrastructure like the mailboxes and the refusal to address critical maintenance issues like the HVAC and electrical problems in individual trailers demonstrate a severe lack of responsibility towards residents' well-being. The unaddressed pest problem further underscores the management's negligence. For local users seeking "rv parks near me" with reliable services and responsive management, Maple Lawn Village appears to be a place to avoid.
Promotional Information: None Apparent, Heed the Warnings
The provided data does not include any promotional information for Maple Lawn Village Manufactured Home Community. Given the severely negative feedback from residents detailing financial exploitation, neglect, and health concerns, any potential promotions should be viewed with extreme skepticism. Local users searching for "rv parks near me" are strongly advised to disregard any potential incentives to live at Maple Lawn Village and instead prioritize communities with positive and reliable feedback that demonstrate a commitment to resident well-being and property maintenance.
A Dire Warning for Local Users Searching "RV Parks Near Me"
For local residents of Kokomo and the surrounding areas who are actively searching for "rv parks near me" for long-term residential purposes, Maple Lawn Village Manufactured Home Community should be considered a place to avoid based on the provided resident reviews. The allegations of financial scams, neglected infrastructure, health hazards (fleas), and unresponsive management paint a picture of a community that fails to provide a safe, comfortable, and reliable living environment. The strong negative recommendations from former residents should serve as a significant warning to prospective tenants.
Instead of considering Maple Lawn Village, local users are strongly advised to focus their search for "rv parks near me" on other communities in the Kokomo area that have positive reviews and a demonstrated commitment to resident well-being and property maintenance. Thoroughly researching online reviews, visiting potential communities in person, and speaking with current residents (if possible) are crucial steps in finding a suitable and safe long-term living situation. The issues reported at Maple Lawn Village are severe and should not be taken lightly by anyone seeking a new home.
In conclusion, based on the extremely negative feedback provided by former residents, Maple Lawn Village Manufactured Home Community in Kokomo, Indiana, appears to be a community plagued by significant and concerning issues, including financial exploitation, neglect of essential infrastructure, health hazards, and unresponsive management. Apr 12, 2025 · Ralph JacksonDon't live in trailer 263. We moved in and within 2 months notice that the HVAC system was rusted and had holes in it which means our air conditioning and heat was going underneath the trailer. It has a wiring issue that if it rains or snows too much you lose half the power in your trailer and to be able to fix everything is going to cost 7 grand. This was an issue before I moved in and they refused to fix it. This is a place to go if you love your animals to have fleas because there are so many cats that the entire trailer park is flea-ridden. I pay $1100 a month for them to not fix anything or deal with the cat or flea problems. Glad I'm leaving. Do not recommend
Oct 20, 2024 · Jessica StevensThey are taking advantage of people on a fixed income they need to be inspected by the state they don't disclose things they are required by law all they say is you bought it as is yes you buy as is but by law the seller has to disclose things like major sewer line issues and floors about to fall in the only rehab they do is clean paint and hide what's majorly wrong with the homes the sewer line leading from our trailer has backed up every month since we moved in costed us over 600 bucks to fix drains on the trailer because of the park leaving their sewer line blocked kept claiming us for their line plugging up and they say they are pet friendly but send you a letter threatening eviction because they seen stray cats on your porch and they think you are feeding them most cats at Maplelawnvillage are ones that were left behind it's the same as animal abuse to let a hungry animal starve to death
Apr 28, 2025 · Brian WilcoxTrailer we live in is a disaster and should've been fixed before we moved in. Soft spot all over. Rusted out HVAC. Lose half the power when it rains. And they refuse to fix even after we told them about it the first day we moved in.
Oct 20, 2024 · Johnathon StevensI swear to God I'm seeing reviews of people who can't even afford a 39000 dollar home if you can't afford that, stop taking care of yourself and buying meth once a week, and maybe take care of your kids and save money up to buy a mobile home clown.
