Woodland Hills Introduce
For individuals in the Peru, Indiana area who are exploring housing options and searching within the category of "RV parks near me," it's important to also consider other forms of community living that might meet their needs, such as mobile home communities. While RV parks typically cater to temporary or recreational stays, mobile home parks offer a more permanent residential setting. This introduction aims to provide an objective overview of Woodland Hills, located at 2934 S 300 W, Peru, IN 46970, USA, based on the limited and contrasting customer feedback available online. It is crucial to note that the information presented here reflects the experiences shared by these customers and should be considered when evaluating potential living arrangements.
The environment at Woodland Hills, based on the two available reviews, presents a mixed picture. One long-term resident of approximately 18 months describes significant issues that detract from a positive living environment. This resident details a situation where the skirting of their trailer broke, leading to cats spraying urine underneath, resulting in a "rancid smell" when the heating and air conditioning fan are running. The presence of kittens further exacerbated the problem, creating what the resident likened to living "over a litter box." This individual, despite claiming to be nice and patient for 18 months, reports a complete lack of maintenance response to this issue, including the cat urine and the spraying of male cats in their ductwork. This paints a picture of an unhygienic and poorly maintained environment for at least one resident.
In stark contrast, a recent resident who moved out due to a job relocation offers a highly positive perspective on the community. This reviewer specifically praises "Kim," the manager, describing her as an "amazing woman" who manages the park "great." They highlight Kim's active presence within the community, her attentiveness to residents' needs, and the timely completion of work orders. The handyman is also described as "friendly" and doing a "great job." Furthermore, this reviewer found the park to be "clean and taken care of" and emphasized Kim's friendly and welcoming demeanor, recommending the park with "1000%." This paints a picture of a well-managed and pleasant environment, at least for this particular resident during their time there, and they also reported receiving their deposit back without any problems.
Regarding services and features, the two reviews offer conflicting information. The first review explicitly states "No maintenance!!!" and details an unresolved maintenance issue spanning 18 months. This suggests a significant lack of responsiveness to residents' maintenance needs, at least in this particular instance. The second review, however, directly contradicts this, stating that "Work order gets done in a timely manner" and that there is a "friendly" and effective handyman. This discrepancy could indicate a change in management or maintenance practices over time, or it could reflect differing experiences of individual residents. The positive review also implies the presence of on-site management (Kim) who is actively involved in the community and responsive to residents' concerns. The cleanliness of the park is also mentioned as a positive feature by the departing resident.
The features of Woodland Hills are difficult to ascertain definitively due to the conflicting reviews. The negative review highlights a lack of maintenance and unresolved issues that significantly impact the habitability of at least one resident's home. The positive review, on the other hand, emphasizes responsive management, timely maintenance, a friendly handyman, and a clean park. The fact that the departing resident received their deposit back without issue could be seen as a positive feature related to the management's fairness in handling financial matters. Without further information, it is challenging to determine which of these experiences is more representative of the overall services and features of Woodland Hills.
Considering that the platform category is "RV parks near me," it's important to clarify that Woodland Hills caters to long-term residential living in mobile homes rather than short-term RV stays. However, for individuals who may be considering a transition from RV living to a more permanent setting or those specifically seeking a mobile home community in the Peru area, the contrasting feedback regarding this park necessitates careful consideration. The stark difference in experiences, particularly concerning maintenance, suggests that potential residents should conduct thorough due diligence to understand the current state of the community and the responsiveness of the current management.
Given the significant discrepancy in the two available reviews, it is strongly recommended that anyone considering residing at Woodland Hills conduct thorough due diligence. This should include visiting the property in person to assess the overall condition of the community. Attempting to speak with current residents to gain a broader understanding of their experiences with maintenance, management, and the general environment would be highly advisable. Directly contacting the management at (765) 472-7275 or +1 765-472-7275 to inquire about their maintenance procedures, response times, and overall management philosophy is also a critical step in the evaluation process. Asking about any recent changes in management or maintenance staff could help to understand the differing perspectives presented in the reviews.
In conclusion, the limited online feedback for Woodland Hills in Peru, Indiana, presents a polarized view of the community. While one long-term resident reports severe and unresolved maintenance issues leading to unsanitary living conditions, a recent departing resident praises the current manager, maintenance responsiveness, cleanliness, and overall welcoming atmosphere. This stark contrast underscores the importance of prospective residents conducting thorough personal research and seeking current information from multiple sources before making any decisions about residing at Woodland Hills.

Apr 26, 2025 · chris malottI just moved out, i really wish I didn’t have to! Job calls, but I got my deposit back no problem! Kim is an amazing woman and manages our park great. She is always out and about in our community, seeing what the people need. Work order gets done in a timely manner. Handy man is friendly and does a great job. Park is clean and taken care of. She’s also so friendly, makes everyone feel welcome. 1000% recommend this park.
Oct 25, 2024 · MaKayla RagleKim the manager does her job and is fair with everyone. I’ve been here since 2012. Hands down Kim is the best manger this park has ever had! People seem to forget everyone has a boss.
Nov 12, 2024 · Dennis W Doolin SrIf I could give a 0/5 star rating I would. I applied to live here and was accepted after going through the application process and spending $60. The property manager Kim is never in the office during office hours and she is impossible to get ahold of. She made an appointment for a time that worked best for her for me to collect my keys and failed to show up or give me a call back about it. She then rescheduled the appointment and failed to show again a second time. Not only is she unprofessional but she can’t even manage her job. I wasted $60 to apply that I can’t get back and I wasted gas money driving 40 minutes there and back on two separate occasions. It was a struggle for me to even apply and get my keys. I couldn’t imagine being someone that lives there and not even getting something solved when you have an issue. Like I said, she can’t even pick up the phone and answer a call.
Aug 19, 2024 · Adison CamomileAfter getting to know the park manager these comments are ridiculous. You people fail to realize she runs 3 parks not just this one. She has select few hours to take care of all 3 for the week. I say try to contact her with the number if you have any problems. I give this place a 5/5 it’s a great community and the park manager knows what she’s doing.
