Rolling Hills Mobile Home Park Introduce
For local users seeking information about "mobile home parks near me" in Tulsa, Oklahoma, Rolling Hills Mobile Home Park, situated at 202 S 193rd E Ave #78, presents itself as a residential option. When considering a mobile home park for long-term living, it's crucial to evaluate various aspects such as pricing transparency, maintenance standards, the overall environment, and management responsiveness. The available customer reviews for Rolling Hills Mobile Home Park offer contrasting perspectives that potential residents should carefully consider.
One detailed review raises significant concerns regarding the pricing structure and maintenance practices associated with properties owned by Westwindebterprises.com, which reportedly includes Rolling Hills Mobile Home Park. This review alleges a discrepancy between the advertised monthly rent (stated as $849.00) and the actual cost after applying for residency. According to the reviewer, a substantial lot rent, exceeding $600 per month, is added to the mobile home rent, significantly increasing the total monthly expense. Furthermore, the review claims that this lot rent has been subject to frequent increases of $50 every six months since 2021, attributing these hikes to "rising costs" without corresponding improvements in maintenance.
The same review paints a negative picture of the park's upkeep, specifically mentioning "potholes so big you can live in them" on the roads. This suggests a potentially hazardous and poorly maintained infrastructure within the community. The reviewer also notes that residents are responsible for their own yard maintenance and that general park maintenance is limited, primarily focusing on refurbishing mobile homes for resale rather than addressing the needs of existing residents. This lack of regular maintenance, despite alleged charges for it, is a significant point of concern raised in the review. The reviewer concludes by suggesting that there are "much cheaper mobile home parks that you can live in That are just as nice" and advises potential residents to explore other options, criticizing the management company for being "greedy." This detailed negative feedback warrants serious consideration for anyone contemplating residency at Rolling Hills Mobile Home Park.
In contrast, a second, much briefer review offers a more positive perspective. This reviewer describes the park as "Very nice," highlighting its location "in a quiet area" and commending the manager, Stephanie, as "very attentive," recommending the park. This review also mentions the availability of both mobile homes and lots. This positive feedback suggests that some residents have had a satisfactory experience at Rolling Hills Mobile Home Park, particularly regarding the management and the peacefulness of the location. The availability of lots could imply options for individuals who own their mobile homes and are looking for a place to lease land.
Considering the platform category "RV parks near me," it's important to reiterate that Rolling Hills Mobile Home Park appears to be primarily a residential community for mobile homes rather than a short-term stay RV park. While some mobile home parks might accommodate RVs on a longer-term basis, the focus here seems to be on providing housing for manufactured homes. Therefore, local users specifically searching for temporary RV parking might not find Rolling Hills Mobile Home Park suitable for their needs. However, for those interested in long-term mobile home living, this park presents a potential option within the Tulsa area.
Information regarding the specific services offered at Rolling Hills Mobile Home Park is somewhat limited and contradictory based on the reviews. While the negative review suggests a lack of adequate maintenance, which could be considered a service or lack thereof, the positive review implies attentive management, which is a service-related aspect. Typically, mobile home parks provide essential utilities such as water, electricity, and sewage hookups for each lot. They may also offer services like trash removal and possibly common area maintenance (though the negative review disputes the quality of this). The availability of these services and any associated fees would need to be confirmed directly with the park management.
The features of Rolling Hills Mobile Home Park are also subject to interpretation based on the conflicting reviews. The positive review highlights its quiet location and the attentiveness of the manager as key features. The availability of mobile homes and lots can also be considered a feature, providing different housing options. However, the negative review points to significant negative features such as poorly maintained roads and a lack of general upkeep. The discrepancy in these accounts underscores the importance of prospective residents conducting their own thorough investigation.
Promotional information is not explicitly provided in the text. The mention of an advertised rent of $849.00 in the negative review could be considered a form of initial promotion, but the subsequent allegations of hidden lot rent and frequent increases detract significantly from any positive promotional impact. The positive review, while recommending the park, does not offer any specific promotional details or incentives.
In conclusion, Rolling Hills Mobile Home Park in Tulsa, Oklahoma, presents a mixed picture based on the available customer reviews. While one reviewer praises its quiet location and attentive manager, another provides a detailed account of alleged deceptive pricing practices, poor maintenance, and frequent lot rent increases. For local users seeking "mobile home parks near me," Rolling Hills Mobile Home Park at 202 S 193rd E Ave #78 is an option to consider, but with significant caution. The stark contrast in the provided feedback necessitates thorough due diligence by potential residents, including visiting the property, inspecting the infrastructure (especially the roads), and directly inquiring about all fees, maintenance responsibilities, and lease terms with the management. The contact information provided, (918) 907-3531 or +1 918-907-3531, can be used to obtain further information. However, prospective residents should approach with a critical eye and be prepared to address the concerns raised in the negative review directly with the management to form their own informed opinion.

Rolling Hills Mobile Home Park Reviews
There are a mess of these places owned by Westwindebterprises.com, including but not limited to Deerfield springs MHP in Claremore. AVOID. They list as $849.00 a month. Then when you apply tell you that thats not including a huge lot rent they tack on of over $600 a month. Now, $600 is not astronomical until you add it to the fact you’re paying over $850 in Mobile rent. AND THEY BUMP THE LOT RENT $50 EVERY 6 MONTHS. These places claim its rising costs. But, to be fair it’s lot rent that use to be $420 to now over $600 since 2021 and they don’t do regular maintenance. The roads in these places have potholes so big you can live in them. I’m shocked they aren’t charging rent on those. You maintain your own yard. If branches fall off trees, they may pick them up. But that’s about it. Maintenance is there to refurbish older mobile homes that they want to resell. Otherwise the older mobile homes they give away at a fraction of the cost. Which is fine if you want to do the maintenance yourself. But they are charging you for maintenance. They don’t do. That’s the point. There are much cheaper mobile home parks that you can live in That are just as nice. Most of the mobile homes in the area are trying to up their game. you can do better. As a matter fact, West wind could do better but they are greedy
Mar 18, 2025 · OldLadyDoing OldLadyShitVery nice park, located in a quiet area and with a very attentive manager Stephanie, I recommend it. It still has mobile homes and lots available.
Mar 28, 2025 · Iris SolisI'm thankful I don't live here. Park is kind of old and it looks trashy. They charge too much for rent on their lots. Trailer payment goes to one place, lot rent and forced lawn mowing service is another payment and water is another. Better deals out there. I haven't heard any major complaints about the neighbors.

Nov 27, 2024 · Erricka CookVery clean, well kept mobile home community. I lived there for a year, and I never had any problems with getting any work done, i.e. my A/C went out in the middle of summer, and there were 2 maintenance men there until almost 8pm just to make sure I had A/C overnight. The community manager Amy is an amazing community manager and is always on top of any issues that may arise. I never had one single issue with my neighbors, anyone in the community, or anyone outside of the community. Very clean, affordable, and safe to live in. 5 stars for sure, 10 stars if I could give them!
