Rolling Meadows Mobile Home Community Introduce
For individuals exploring housing options in Mt Vernon, Illinois, and perhaps searching within the category of "RV parks near me" while considering longer-term mobile home living, Rolling Meadows Mobile Home Community, located at 16584 IL-37 #47, Mt Vernon, IL 62864, USA, is one community that may appear in your search. They can be contacted at (408) 505-7717 or +1 408-505-7717 for inquiries. However, it is crucial to carefully examine the available resident feedback to form an objective understanding of this property.
The online reviews for Rolling Meadows Mobile Home Community paint a deeply concerning picture of mismanagement, financial instability, and a problematic living environment. One particularly alarming review details repeated instances of being falsely accused of owing thousands of dollars in lot rent despite consistent payments. The residents report receiving multiple five-day pay-or-leave notices and allege that managers refuse to answer phone calls or address their concerns. Despite having a rent-to-own contract that has been shown to multiple managers, the residents claim that the head office has no record of their four-year residency. They also describe issues with the online payment portal, which inaccurately states they owe a significant amount (5k), and report being locked out of their portal account after attempting to resolve discrepancies by providing proof of cashed rent checks. The reviewer concludes with a strong recommendation to get a lawyer if living in the community, suggesting severe and unresolved issues with the management's practices and communication.
Another review echoes the sentiment of a "terrible" experience with "no communication about important stuff." This long-term resident of three years mentions a significant doubling of lot rent, which they initially attributed to general inflation. However, they express frustration over a ten-month delay in receiving a lease despite repeated requests and payments exceeding $600 per month. This reviewer also raises serious concerns about the community's financial stability, stating that "most of everyone here is a deadbeat and not paying there bills." A particularly troubling issue highlighted is the park's water billing system, where the cost for the entire park is "divided equally" among residents, regardless of individual usage or potential water leaks from the "40+ empty trailers" or excessive use by others who allegedly refuse to pay their share while awaiting lawsuits against the park. Furthermore, this review alleges "heavy drug activity" within the park, estimating that only about one in ten residents has a job. While acknowledging that the two new managers are "kind to everyone," the reviewer notes they are "very overworked" and expresses a desire for a personal water meter and a lease, indicating fundamental issues with the park's infrastructure and management.
Based on these reviews, the environment at Rolling Meadows Mobile Home Community appears to be characterized by:
- Severe Mismanagement: Allegations of false accusations of unpaid rent, refusal to communicate, loss of records, and a dysfunctional online payment system paint a picture of significant administrative incompetence and potential dishonesty.
- Financial Instability and Unfair Billing Practices: The issues with rent collection, the inaccurate payment portal, and the inequitable water billing system suggest a community struggling with financial stability and fair resource allocation.
- Lack of Communication: Residents report a lack of communication regarding important matters, contributing to frustration and uncertainty.
- Potential Legal Issues: The strong recommendation to get a lawyer and the mention of pending lawsuits indicate a high level of conflict and unresolved problems within the community.
- Social Issues: Allegations of heavy drug activity and a high percentage of unemployed residents raise concerns about the overall quality of life and safety within the park.
- Deteriorating Infrastructure (implied): The large number of empty trailers and the issues with water leaks suggest potential neglect and a lack of investment in maintaining the park's infrastructure.
The services and features of Rolling Meadows Mobile Home Community are not positively portrayed in the reviews. The focus is primarily on the negative aspects of management and the living environment. The absence of mentions of typical amenities found in mobile home parks, such as clubhouses, recreational facilities, or community events, might suggest their absence or inadequacy. The issues with the water billing system indicate a lack of individual metering, which is a basic utility feature in many residential communities.
Promotional information is entirely absent in the provided data. The overwhelmingly negative feedback from residents serves as a strong deterrent rather than an endorsement. Therefore, it is impossible to identify any positive promotional aspects based on this information.
For local users searching for "RV parks near me," it is crucial to recognize that Rolling Meadows Mobile Home Community functions as a long-term mobile home community and the issues raised by residents pertain to that context. The serious problems reported suggest that this community may not offer a stable or positive living environment for either mobile home owners or RVers seeking a longer-term stay.
Given the severe allegations and negative experiences shared by residents, prospective residents who might still consider Rolling Meadows Mobile Home Community due to a lack of other immediate options or specific circumstances are strongly advised to exercise extreme caution and:
- Avoid relying solely on information provided by management: Seek independent verification of all terms, conditions, and financial obligations.
- Thoroughly investigate the park's financial stability and management practices: If possible, review public records or seek advice from legal professionals familiar with tenant rights in Illinois.
- Attempt to speak with current residents directly and discreetly: Gather firsthand accounts of their experiences living in the community.
- Carefully document all communications and payments: Maintain detailed records in case of disputes.
- Be prepared for potential legal challenges: The strong recommendation to get a lawyer indicates a potentially litigious environment.
- Consider alternative mobile home parks or RV parks in the Mt Vernon, IL area: The negative reviews strongly suggest that exploring other options would be prudent.
In conclusion, the available resident feedback for Rolling Meadows Mobile Home Community in Mt Vernon, IL, paints a dire picture of mismanagement, financial instability, and a problematic living environment. Rolling Meadows Mobile Home Community Reviews
Repeatedly told we owe thousands of dollars in lot rent when we have paid our rent consistently. Given multiple 5 day pay or leave notices managers refuse to answer phone calls or question. We have a rent to own contract which we have shown to every manager we have met so far and after they scam it to send it to the head office they tell us they don't even have record of us living there. We've been here for four years. The portal they give us to pay our rent is not accurate(saying we owe 5k) and despite us showing that we sent rent to their offices and those checks were cashed by them they claim to fix it and the next week we got locked out of the portal account they made for us. They aren't even fixing up old trailers to get new tenants in the park. Bunch of shady business people trying to drive out the tenants they have left. 10/10 Recommend getting a lawyer if you live here.
Jun 11, 2024 · Maddox WittAll around terrible no communication about important stuff. Have rented a lot here for 3 years, wasn’t to happy about the doubled lot rent but everything is more expensive nowadays. I was excited to finally get a lease lol, nope it has been ten months of more than $600 for them to say whatever to get you off of the phone. Most of everyone here is a deadbeat and not paying there bills. The water bill for the entire park is “divided equally”, even if any of the 40+ empty trailers bust a waterline in the cold or others use exuberant amounts of water and refuse to pay the water portion because they are waiting on lawsuits against the park. Heavy drug activity in the park I would say roughly 1/10 residents here even had a job. The 2 new managers are kind to everyone but very overworked. Would be happy with a lease and a personal water meter lol
Oct 31, 2023 · christian luschMy wife and I have been here since 2010 on October 2022 we had a letter taped to our front door about our lot rent being raised from 275 a month to 525 a month starting Jan. 2023. We received a letter in the mail stating we owed another 314.16 for rent ,water, sewage, and trash pickup. Management will not answer my calls to explain.
Jan 20, 2023 · Kent PulleyI don’t even know where to start..been living here about 2 years almost in a fairly nice trailer and I’ll have to admit it’s been peaceful..but from my understanding the current park manager sold the trailer park and only trailer owners were informed of increased lot rent from 250 to 550, in my case I do not own my trailer but without notice of any kind from the old or new owners that this will effect Renters as well, my rent went from 650 to 911 plus with a 200 outstanding bill which they still cant explain to me why that’s on there considering I’ve never been late on bills or rent since I’ve been living here and utilities that were together like trash and water are now individual bills so all in all I’m looking at about 1100 roughly which is absolutely ridiculous considering it went from 650 to 1100 in one day with no notice or new lease contract signed. So I’m extremely frustrated and annoyed at the fact we’re being ripped off and went from being stable to being evicted while me and my wife are 8 months pregnant with literally no where to go…if I knew any better this is not right for the new owners to increase such an amount without notice of any kind or contract stating that things are different and if I could I would fight them in court but I don’t know how it works or if it’s even worth the time, I hope if anyone reads this that they stay away from this place !
Jan 08, 2023 · MTV 800 GAMINGThey raised the lot rent to "redo" the roads and the pot holes are so bad you can hardly dodge them! Also, there are several mobile homes out here that have been vacant for a while now and are harvesting bugs which have been spreading to the homes nearby. A good friend of mine who is a hard working man was looking to rent a place here and he was told there was none available but there is atleast 3 homes that are empty. If you have small children you need to keep a close eye on them because people speed through the park all the time and there are no speed bumps. The park they have for the kids is a complete joke. We were excited for the changes we were promised with getting a new owner but the park remains the same as it was. Highly Disappointed!
