Rosehaven Estates Introduce
If you are searching for "RV parks near me" in the Apache Junction, Arizona area, you might also be considering mobile home parks as a longer-term or alternative housing option. Rosehaven Estates, located at 10540 E Apache Trail, Apache Junction, AZ 85120, USA, is one such community in the area. They can be contacted at (480) 986-4132 or their mobile number, +1 480-986-4132.
It is crucial to preface any introduction of Rosehaven Estates with a significant note of caution based on the overwhelmingly negative feedback found in recent online reviews. These reviews paint a concerning picture of the park's management, maintenance, and the functionality of its amenities. Potential residents are strongly advised to conduct thorough due diligence and seek additional, up-to-date information before considering this community.
One highly critical review, seemingly written by a long-term resident under new management, expresses significant dissatisfaction and frustration. This reviewer highlights a major issue concerning the park's pool, which they state has been broken for over a month. According to this review, residents were initially given excuses for the delay in repair. The situation escalated with the new manager reportedly informing residents that the pool would not be fixed for a long time due to alleged continuous damage by residents and a lack of funds ("Roots don't have the money in the budget"). The reviewer further claims that the manager stated it would cost $15,000 to fix and that if residents wished to swim, they would have to do so in cold water. The alleged reason given for not fixing it is that residents are "ruining it with sun tan lotion," a justification the reviewer finds incredulous, questioning how other parks maintain their pools.
Adding to the residents' apparent discontent, the review mentions a recent rent increase of $50 per month, coinciding with the inoperable pool. The reviewer points out the financial contradiction of over 350 residents paying this additional $50, totaling a significant $17,500 per month, yet the park claims it cannot afford the $15,000 pool repair. This discrepancy fuels the reviewer's anger and prompts them to threaten legal action and widespread negative publicity if the pool issue is not resolved. The reviewer also criticizes the park for advertising a "large heated pool" if there are no plans to repair the heater, suggesting false advertising. They argue for a rent decrease when advertised amenities are unavailable, rather than a rent increase.
Another concerning review details significant issues with maintenance responsiveness, specifically regarding a water leak in the reviewer's backyard. This resident reports leaving multiple messages (voicemail and in person) over a period of three months without resolution. Further compounding the problem, the reviewer recounts an incident where the park's water was unexpectedly turned off without explanation. When it was eventually restored, the water was reportedly brownish. Subsequent calls to the office about both the outage and the continued leak resulted in further delays and unfulfilled promises of a callback. The reviewer was eventually informed that maintenance workers were "backed up" and would address the leak "as soon as they can," after a staggering four-month wait. This protracted delay in addressing a basic maintenance issue like a water leak raises serious concerns about the park's responsiveness to residents' needs. The reviewer explicitly contrasts this poor service with the previous manager's efficiency, indicating a potential decline in management effectiveness.
Based on these recent reviews, Rosehaven Estates appears to be facing significant challenges in terms of management, maintenance, and the upkeep of its advertised amenities. The allegations surrounding the broken pool and the lack of timely repair, coupled with a rent increase, suggest a disregard for resident satisfaction. The documented lack of responsiveness to maintenance requests, such as the unresolved water leak over several months, further underscores potential issues with the park's operational efficiency and commitment to addressing residents' concerns promptly.
The reviews do not provide any positive information regarding the park's environment, services, or features. The focus is entirely on negative experiences related to management and maintenance. Therefore, it is impossible to offer an objective introduction that highlights any appealing aspects of Rosehaven Estates based solely on this recent public feedback.
Given the severely negative nature of the recent reviews, there is no basis to discuss any promotional information for Rosehaven Estates. The current feedback strongly suggests that potential residents would be wise to exercise extreme caution and seek alternative housing options in the Apache Junction area.
In conclusion, if you are searching for mobile home parks in Apache Junction, Arizona, the recent online reviews for Rosehaven Estates raise significant red flags. The serious allegations regarding the broken pool, the handling of its repair, the recent rent increase despite the amenity being unavailable, and the lack of timely response to maintenance requests paint a concerning picture of the park's management and operational practices. Potential residents are strongly advised to thoroughly investigate these issues, seek current resident perspectives, and carefully consider these significant drawbacks before making any decisions regarding Rosehaven Estates. The information available online suggests a potentially unsatisfactory living experience at this time.

Rosehaven Estates Reviews
New manager and new review! Hiring the best I see! We have now been told the pool will not be fixed for a long time because we keep breaking it and Roots dont have the money in the budget to fix it. The new manager said it would cost 15,000 to fix it so if we want to swim in it we can swim in cold water! And they are not going to fix it because people are ruining it with sun tan lotion. How do other parks maintain theirs? I’m happy to leave this review in disgust once again to this place after our rent just went up another $50 a month with a cold pool that isn’t going to get fixed. Over 350 people paying rent in this park which at $50 more a month is $17,500 but can’t fix the pool!???? I will make sure I do everything in my legal right to get the word out if the problem isn’t handled with. The pool has been broke for over a month now and we have had nothing but excuses since and now this tops it all! You definitely got your Perfect replacement for the previous manager cause we delt with the same crap! You shouldn’t advertise the large heated pool as heated if you plan not to get a new heater for it. We should get money back when things get taken away and don’t work not a rent increase.
Jan 06, 2025 · Jeff KitchensI am frustrated about a water leak in my backyard. I have left several messages (voice mail and in person) over the past 3 months. 3 days ago the water was off in the park but no one knew why. Then the office told me it would be back on by noon. I left for work at 2 and it wasn’t. The next day the water that came out was brownish so I called and had to leave a message. The following day I got a call back saying the water would be on soon. I thought what?? Water is on and brown and by that time it had resolved itself. So I also reminded her of the leak and was told “ the maintenance workers are backed up and will get too your maintenance request as soon as they can.” After all this time I said? It takes 4 months for a water leak? The old manager never made tenants wait this long.
Apr 11, 2025 · Joeal MarieMade A reservation for my parents to stay one night they got there right around 5 PM when they were closing Sherry, who works in the office did an exceptional job helping them and we appreciate her very much. However, this morning, my parents got up to leave at 7 AM. All the gates were closed and they were not able to get out everybody that is saying their long-term that the gates are normally open at 7 AM. We have made numerous phone calls to try to get them to come open the gates, but nobody will respond. Finally 2 1/2 hours later an older lady comes over. Says she is the manager just as cranky as you can be. Basically tells them that the gates aren’t gonna be open and that they can find another way out. I would not recommend staying here if you do not wanna leave at your own leisure and I would not recommend staying here unless you like to be locked in.
Feb 25, 2025 · K Brunnerthis use to be a nice place to work and live, now they have a manger that's never managed mobile homes before and just wants to be friends with the residents . She doesn't realize you have to separate yourself otherwise they take advantage There was an incident on property where my dog jumped up on a man and scratched his hand, The man said it was just a minor scratch and did not want to seek medical attention. Animal control was not called, no report was filed and now it has turned into a bite and they want to evict my dog and me when my rent is paid. After living here for15 years. This has evolved from a scratch into a bite and the residents who gave written statement were not even being part of the situation . No proof of injury from a doctor or bite control number or sheriff's query . Beware when considering any property managed by Roots
Jan 27, 2025 · Cheri ReedLiving in a 55+ there remodeling apts. I,d like to suggest they put a handle bar in the new showers and a stool that opens and closes when not in use. These apts are the elders. Help us out. The new porches that are being built there should be 2 feet longer so we can put a chair out there. There no room to set outside on the porch. Come on it cant cost that much more. Lets make it a better place for the retirees at Rosehaven Estates To management thank you.
