Roseville Mobile Home Park Introduce
For local users searching for "RV parks near me" in Roseville, Michigan, Roseville Mobile Home Park, located at 25214 Gratiot Ave #130, Roseville, MI 48066, USA, presents a mobile home park currently undergoing changes under new administration. You can reach them at (586) 585-6475 or +1 586-585-6475 for inquiries. Online reviews offer contrasting perspectives on the impact of these changes on the residents and the overall living environment.
One resident, who has been living in the park for a few months under the new administration, expresses significant dissatisfaction with the treatment of tenants. This reviewer claims that despite paying for monthly garbage pickup, waste left on top of or beside filled cans is not collected, and tenants are prohibited from using an on-site dumpster that has been fenced off. This raises concerns about waste management within the park and the value received for the garbage pickup fees.
The same reviewer also highlights restrictions on purchasing new trailers for existing tenants, stating that only newer, more expensive models approved by the management are allowed, with only a limited number of such trailers currently in the park. This policy could limit the options for current residents looking to upgrade or replace their homes and might suggest a preference for newer, potentially higher-value units within the community.
A significant point of contention for this reviewer is the introduction of quarterly rental inspections, which they perceive as an invasion of privacy and an excessive measure, especially considering the monthly video and photo documentation of residents' yards and trailers already taking place. This raises questions about the balance between park maintenance standards and residents' right to privacy within their own living spaces.
Regarding financial transactions, this reviewer notes the imposition of a $20 "convenience fee" for online bill payments. Alternatives involve paying through a designated third party, still incurring the convenience charge. This fee adds an extra cost to residents for a service that is often provided without charge elsewhere, potentially increasing the overall cost of living in the park. The reviewer also mentions that rent has been increased for many residents since the new administration took over.
Another significant concern raised is the lack of adequate snow plowing on the park's streets during winter, making it difficult for residents, particularly those using wheelchairs, to navigate. This suggests a potential lack of attention to essential maintenance services that directly impact the safety and accessibility of the community during inclement weather.
The reviewer also points out restrictions on yard updates, such as planting flowers, which require prior approval from the corporate office. This level of control over residents' personal landscaping choices might be perceived as overly restrictive and could limit their ability to personalize their living spaces.
Overall, this reviewer expresses a strong negative sentiment towards the new management, criticizing their treatment of tenants, especially long-term residents, and reporting a lack of responsiveness from the park manager to resident concerns.
In contrast, another reviewer expresses being "thrilled with the positive changes happening at Roseville Mobile home Park under the new ownership!" This perspective highlights improvements such as a "much cleaner" park, new roads with speed bumps, and new streetlights. This suggests that some residents are experiencing tangible benefits from the new administration's initiatives.
This positive reviewer believes that the new owners are "genuinely invested in creating a welcoming and enjoyable living environment" and expresses excitement for future developments. They also specifically commend "Ken's dedication and hard work," identifying him as the park manager. According to this reviewer, Ken consistently goes above and beyond to ensure the park is pleasant and well-maintained, is responsive to resident concerns, addresses issues promptly, and fosters a positive and welcoming community atmosphere. This sharply contrasts with the other reviewer's experience regarding the manager's responsiveness.
The significant divergence in these two recent reviews indicates a potentially uneven impact of the new administration's changes on the residents of Roseville Mobile Home Park. While some are experiencing and appreciating improvements in the physical infrastructure and cleanliness of the park, others are facing challenges related to new policies, fees, maintenance issues, and perceived lack of respect or consideration from the management.
For local users searching for "RV parks near me" and considering a long-term stay at a mobile home park like Roseville, it is crucial to weigh these contrasting perspectives carefully. The reported improvements to the park's appearance and infrastructure could be seen as positive developments. However, the concerns raised about tenant treatment, new restrictions, fees, and maintenance issues cannot be ignored.
Information regarding specific services and amenities relevant to RV living, such as dedicated RV hookups (water, electricity, sewer), laundry facilities, or communal restrooms and showers, is not explicitly mentioned in these reviews. As Roseville Mobile Home Park is primarily a mobile home community, the availability and suitability of such amenities for RVs would need to be directly verified with the park management.
Promotional information is limited to the positive reviewer's enthusiastic remarks about the improvements and the manager's dedication. There are no specific offers or incentives mentioned in the provided text. Local users interested in potentially residing at Roseville Mobile Home Park, whether in a mobile home or considering a long-term RV stay if permitted, should contact the park directly to inquire about current policies, availability, rates, and the specific amenities offered. It would also be prudent to seek out additional reviews or perspectives from current residents to gain a more comprehensive understanding of the living environment under the new administration.
In conclusion, Roseville Mobile Home Park is currently undergoing changes under new ownership, which has led to contrasting experiences among residents. While some appreciate the visible improvements and commend the park manager's efforts, others report concerns about tenant treatment, new policies, fees, and maintenance issues. For local users searching for "RV parks near me" and considering a long-term stay, a thorough investigation into the park's current policies, amenities for RVs (if any), and a balanced understanding of the resident experiences, both positive and negative, is essential before making a decision.

Roseville Mobile Home Park Reviews
This place since the new administration is changed but tenants are very unhappy I been living here few months there are a lot things that I see that the tenants get treated like crap. We pay for garbage pick up every month but then if we fill our cans they won’t pick up any on top of cans or anything else they will leave garbage on the ground. They have a dumpster on site that they have built a fence around, so the tenants can’t use it. tenants that are renting already are not allowed to buy trailers or buy a new trailer unless it’s one of those newer ones that they want thousands of dollars for and there is only a handful in the park. They are starting quarterly rental inspections that came out of nowhere so that means they get to invade your privacy four times a year that seems pretty excessive and very uncomfortable. You’re allowed to pay your bills online but they charge you a $20 convenience fee just to pay your bills or they make you go somewhere else and pay your bills through them so just because of the convenience they charge you 20 extra dollars and they’ve already upped a lot of rent since being here. We can pay $20 for convenience fee every month, but they can’t plow the streets when there’s snow the streets are snowed in And hard to get In a wheelchair, but they do nothing to help. If you wanna do any updates to your yard like planning flowers or so, you have to get permission first through corporate. I just don’t like how they treat their tenants here. Specially tenants there have been here for years and years and years. You can contact the manager of the part but not much help is done or he does not get back or respond to when his best convenience. if at all, they go around every month and take videos and photos of peoples yards and trailers, but you wanna do rental inspections every quarterly! I’m not trying to throw shade on anything just saying facts

Jan 24, 2025 · Kelli LaFataNew Owners & management have turned this place around 1000% and what I mean by this is they have bought LIFE into the park, there more families in here, more DIVERSITY!!! The Manager Ken is a great person and will answer any questions you have about the park and he speaks great things about the park and its Residents. never meet someone who loves his job and his Residents the way he does . Will most definitely recommend Roseville MHP to my family and friends
Mar 24, 2025 · Alex ZsaweManagement is rude. We deserve better! Also, they raised lot rent without telling us. Isn’t that illegal? Makes no sense. Sucks that there’s not more choices for housing around here. The people in the park are pleasant and it’s pretty quiet usually.
Feb 28, 2025 · Nishant KhetarpalI've lived here for roughly 15 years. A year or so ago I was planning to move out because the old owners/management did nothing but collect a check. But recently it has been bought, the new owners are doing quite a bit of long needed updates, like repaving the road, speed bumps and new street lamps. The park is kept a lot cleaner and safer nowadays thanks to the new management. He genuinely seems to care about the tenants concerns and needs and responds appropriately.
